LL Sams Apartments, Waco TX

Ever since my first tour my junior year, I've been in love with LL Sams! The vibe is impeccable. Unlike my previous experiences with other management companies, the LL Sams team is quick to reply and always courteous.

LL Sams has really interesting spaces and pretty reasonable rates for what you will get. I've loved living here and really enjoy the less "cookie cuter college apartment" feel and everyone in the community is pretty kind as well. Be aware that the walls are thin for noise level with your neighbors if that is a concern for you. I would give four stars, but the hot tub and gates to the apartment have unfortunately been closed/broken more frequently than they have been open in the two years I have been here.

LLsams is beautiful! I adore the gorgeous windows, stunning pool, and the friendly community. The management is the absolute best! Definitely recommend

This place is the absolute worst. If I could give zero stars I definitely would. Let me explain:

Though my living situation was okay, the moving-out process was one of the worst experiences I have ever had. I moved into a room that already came with a giant painted red moon on the wall, which was left by the previous person. In addition to that, there were a lot of scratches, markings, left all over the room and apartment.

Even though I deep cleaned my whole room and common areas, I never received my deposit and was charged around $200+. My roommates and I were of course shocked by this large sum of money. I called the office to send me evidence of what I was being charged for because I wanted to make sure I wasn't being charged for the markings or paintings that were left by the previous person.

The office told me to send an email to request the pictures the staff took of my apartment, which I quickly did. No response. I sent another email a few days later and no response. I called and then received an email on Friday saying I would receive the pictures by the end of the day. More days passed and no email. I sent another email and called and they said they spoke to the property manager who would send me an email. No email. I called this time incredibly frustrated and the property manager sent me an email apologizing and promised to send an email by the end of the day. It has been four days since I received the email and I have still not received any of the pictures.

The whole conversation took over 2.5 weeks and no pictures were ever sent to me.

I ended up being forced to make the payment, which I am sure was an unfair charge considering the damage that was present before moving in, because there was a deadline for the payment.

The way this whole situation was handled was incredibly frustrating, disappointing, and most of all unprofessional.

If you have issues with your apartment or anything related don't expect anyone to answer or help you. I mean all I was asking for were pictures to be sent. A quick email.

Please don't live here, there are MUCH better places on campus.

Love living here! Like living in a Batman movie! Management, maintenance and office staff are extremely nice and helpful. The pool feels great and is clean. This is a great place to live geographically. Liquor store a block away, dollar stores are a few more, taco trucks, auto maintenance shops, and my dog's veterinarian are down the street as well. It's perfect!

Love living ate LL Sams! The pool and the hot tub are great and I really like the clubhouse.

I love living here! The manager & front office staff are amazing & help with any requests. The maintenance staff work hard and fast too for any requests. Definitely recommend

The architecture at LL Sams is beautiful I love the exposed brick walls and the industrial interior. The location is so close to campus and very convenient. The gym and pool area are very nice as well.
