Maintenance Team Appreciation Shout Out!
Previously Larry and now Marcus, but also the weekend emergency fella (I forget his name!) have been a wonderful team. Whether it's a light that needs changing, a clogged commode or pest control that comes out on Wednesdays, I so greatly appreciate the thoughtful and timely attention the maintenance team provides as it truly makes for a wonderful living experience at MAA South Lamar. Thank you!

I waited 3 months to do this review to see if management was actually going to do something about trash pick up, but they have not.

Pick up trash comes EVERY Tuesday and Friday between 2: 30 am - 5: 00 am and they are extremely loud. It wakes my girlfriend and I every single time.

Management has communicated to us that they are working with the contractor to address this issue, but it’s been more than 3 months, 32 days of pick ups, and nothing has changed. I wish they would have disclosed this before we signed our lease, we would have never moved here.

The only good thing about this place is Maintenance.

Only move here if you like deafening fire Alarms early in the morning and late at night where you shudder in anxiety and stress. A whole property wide fire alarm shouldn’t go off when there is a fire. The office doesn’t care, they will never fix the issue. Don’t move here

In addition: I am writing as ANOTHER FIRE ALARM (3 in one week) is going off. MAA wrote an email blaming the residents when the firemen and a maintenance man told me explicitly the constant alarms are a defect in the system. MAA is unwilling or incapable of resolving the situation. The fact that they are actually blaming residents instead of being honest about them not living up to the terms of the lease (landlord must provide a livable situation) is worse than the nightmarish air-raid alarms. They should be sued and maybe will.

The front office has great people but the fire alarms constantly go off. My patience has run thin with how poorly this property is managed in certain areas.

I resigned my lease for a second year but had to break it after a couple months to move cities. Overall I really enjoyed my apartment and the location!

Pros:
- Live in phase 2 of the complex. The building is nicer and apartments are renovated
- The location is great
- 3 pools and a good gym
- Maintenance was quick to respond whenever I had a problem
- Everyone I met that lived in the complex was super nice
- I lived on the first floor and always felt safe. I never had issues with packages being stolen.

Cons:
- The dog park areas often smell bad
- They offer trash valet but there were multiple times that my trash wasn't picked up
- The fire alarms randomly go off and it sometimes lasted for over 10 minutes
- The walls are very thin. I could hear my neighbors next to me, above me, and the people in the hall.

I'm not sure why this place has so many mediocre reviews, but it's wonderful here. The folks in the office are super courteous and professional every time I've spoken with them. My move-in process was made very easy and simple. The maintenance staff has been SUPER fast to respond to requests, even when they're just little things that aren't emergencies. You can't beat the location, the prices are comparable to other contemporary, mid-rises in the area, and the building is less than a decade old so in great condition. Remember that spoiled Karens and Chads out there like to complain about frivolous things more than other people will take the time to share positive experiences, so definitely be aware that any negative reviews on here do not reflect the majority of residents here. The amenities are great too: three pools and grilling areas, a rooftop terrace, a couple rec rooms with pool tables, a couple gyms, and a dog park. They're all maintained very well too.

My only complaint, if anything, would be towards a few of the other residents, not the property or the management. Some of them are so young that they look like they just stopped breastfeeding yesterday, and they treat the hallways like it's a dorm because they're obviously the center of the universe and more important than the rest of us. Other residents are in their late 20s or 30s and understand how to be respectful and not self-absorbed. You might find beer cans lying around the halls sometimes on weekend mornings, but management is good about cleaning that up pretty fast. It's not most of the residents, so don't take this out of context. Just some. And this is a college town too, so that kind of thing happens anywhere you live in central Austin. Other than that, this place rocks and has some wonderful people and adorable dogs living here. It's a solid 5-stars for me!

Super friendly and helpful, worked with me to find the unit that fit my needs. Dropped everything at a moments notice to help me out multiple times. Daniel gave me an extensive tour of the property and showed me about 6 different units and storage units until we found the one that was right for me. Excited for my new apartment overlooking the pool.

This place gets a lot of bad reviews, but honestly it’s been great living here. The location is prime and the prices are great. The office staff is really nice.

Definitely have heard seen some issues with car theft, but you have to keep in mind, that happens when you live inner city, anywhere.

I recommend this property to anyone looking for something close to the city but wanting to save money.

Nice pool gym and other amenities.

Good location, multiple pools are nice, rooftop is great. Downside is that this place is a labyrinth

I have lived here for 8 months and this is the WORST APARTMENT COMPLEX I HAVE EVER LIVED IN. I wish I could travel back in time and not choose this place.

• Although Candace and the leasing team try to do their best to attend to our needs it is still clear that the POOR CONDITIONS CONSTANTLY SURROUNDING THIS COMPLEX ARE INEXCUSABLE.

1. My car experienced a hit and run in the GATED RESIDENT PARKING GARAGE on 2/15/2023 costing me THOUSANDS OF DOLLARS because there are NO CAMERAS and MAA was unwilling to compensate me in any form despite multiple attempts. (SEE PICTURE)
2. Constant emails of vehicle break-ins.
3. Every time there is a thunder storm the FOB KEYS LOCKS STOP WORKING EVERYWHERE IN THE BUILDING FOR DAYS, thus unable to use certain stairs to access our cars or apt, resident parking garage door also breaks thus they just leave it open for anyone to come in and thus people break into cars.
4. Alarm issues and elevator breaking.
5. There is NO community here and the few events are a joke and don’t bring people together as they are a “come and pick up an item” (3/30 pizza, 3/17 minimal green treat for st pattys, 2/14 valentine cards)
6. We have 3 pools and they have NEVER hosted a pool event, one maintenance guy is super cool and he is a DJ willing to do something for us and they don’t let him play.
7. I posted on the community discussion board “hey let’s do a BYOB meet up in the lounge this weekend” and they deleted my post immediately because that would be something fun and that is clearly prohibited here.
8. Valet Trash Pick up is UNRELIABLE being FORCED to pay for a service and they don’t even show up, in JUNE 2023 the whole trash squad quit and no one was getting their trash picked up and they WERE STILL CHARGING US FOR IT. I asked for a refund and I was met with an attitude.
9. Gym bathrooms never have soap, gym TVs don’t work, internet in common areas is slow.
10. Pet etiquette is poor and thus there is dog feces everywhere, terrible when I see it in the carpeted hallways inside.

Now here comes MAA with a very insincere reply.

Office management left me with a portable A/C for three days when it's 100 degrees outside. Having only one device for a two-bedroom apartment is not enough. I've been living with 80 degrees in the apartment and the horrible noise from this outdated device, making it impossible to sleep due to the noise and heat. Moreover, because it's the weekend, all the staff is out of the office. AMLI provided me with hotel reimbursement when the A/C was broken. However, the MAA management isn't doing anything about it. I can't trust this place if they call it "HOME. " Home is where you should feel safe and be able to rest, but I've been living in hell for the past three days.

Horrible staff, manger is never around abd leasing agents only care about renting out the next apt. Garage door are constantly broken and theft is at an all time high here for packages and car break ins!

I have been living here for 6 months now and can say it has been one of my best decisions since moving to Austin! The space is clean, quiet and I have had no problems at all. Maintenance comes quickly, the garage is clean with ample parking and the leasing staff have always replied to any question with a kind and speedy response. Highly recommend after having previous negative experiences at other complexes in the area.

The office staff was amazing! We toured with the manager and she was wonderful. The whole process was so smooth. The property is beautiful. We can’t wait to move in!

Great place to call home. The maintenance team has been super attentive to any issues we have had. We plan to be here a long time.

Nice place to live if you want to be in a good area just shy of downtown. The apartments are clean and have nice high ceilings. There’s a great gym in each building and three pools to chose from on a hot day. Would certainly recommend.

If you’re debating moving here… DONT.i made it clear to the leasing agent that i didn’t want to live on the first floor of the building, she failed to mention that the building is built on a slope and the second floor apartment i signed for was on the ground level.they refused to let me move to another apartment and i had to pay a ridiculous fee if i wanted to break my lease.there is only one nice leasing agent in that office and the rest are unhelpful and have an attitude.i ended up breaking my lease early and im so glad i did it.additionally, the fire alarms would go off randomly and the hallways had broken exit signs.save your money, the rent prices are not worth it!

The staff here have responded timely to maintenance and accommodation requests, and I appreciate all the things they do day to day that are not always noticed, too. The occasional minor holiday or just-because-it's-Thursday bit of communal outreach is nice.

The staff is nice and helpful. You can hear everything going on upstairs though, it’s basically psychological torment.
