MAA Valley Ranch, Irving TX

This unit plan looks wonderful but coming to the AC, I asked them to fix it and they never do that.
I just moved a week ago and there are so many lizards, roaches.

I don’t recommend at all to lease the apartment.
You end up paying $500 power bill living in this old apartments.
I don’t recommend at all. Please don’t risk by signing the lease here

No proper maintenance of Re-creation, Free parking places.

All the requested for out-side maintenance is taking more then 3 three months.

I am here to rent an apartment and there is ruby who welcomed us so nice and had given a great service helping with the process and i am happy with service provided by ruby.

Viki helped me and was very helpful making the process very easy for my move in. And Ruby was amazing following up. Thank you again for everything.

Vickie was amazing. She was so helpful and went above and beyond. My blood glucose was low and she took the time to get me some candy when we were looking for apartments. Thanks Vicki, it ment the world to me.

Get ready for bad power outlets, Air conditioning which has a mind of its own. Apart from that, you will have a good time.

Excellent place to live, Management is extremely helpful and welcoming.

This property seemed good when I moved four years ago. The rent is expensive, and the amenities they provide need to be better. For the last two years, during winters, they disconnected water for up to a week. The reason they gave is because of emergency and “Cold Weather. ” When I raised the issue, the management response was, I can get a bucket and take water from the leasing office until the pipes are fixed. Imagine with little kids and no water in the apartment. The only response I get to hear is team is working, and we will let you know once it is fixed. The ETA changes, and the water gets restored after 4 or 5 days. Sometimes they disconnect the water without prior notice for an hour for maintenance work.

Now the management is running a promotion for the residents to give a 5-star rating and win a prize.

Management changes frequently, and every new manager brings new rules. Instead of providing better amenities for the rent and additional fees they charge, they come up with new rules for the residents. Now residents have to pay extra money to change defective bulbs. Pest infested roaches. They took 15 days to change the microwave.

Don’t waste your money renting this apartment.

Great adult Community: I have positive experiences on MAA at Valley Ranch apt. Excellent service, they fix any problem at a reasonable time. I do recommend this apt complex. I being living on this apt for a year. Love the fact of the proximity locations of shopping, restaurants etc.
It is a pet friendly community; as long as you keep your dog in a leash and clean and tie properly after dog pop.
This is a great community for adult couples. Not recommend for kids since is no play ground but a nice pool, club house and small gym. No smoking in the community including the apt and all areas. Other than that is quiet place to live in.

The apartments are beautiful, not to mention the entire complex. The lawns and gardens are always maintained beautifully. The staff are always very pleasant and helpful. The neighbors are all nice and it's a quiet, friendly place to live that is close to everything!

Make sure you ask how much the fees are. Fees add up to another $150 on top of your rent. They charge $80/month just to use their web portal and all most residents use it for is to pay rent.but, they don't allow you to pay rent any other way. So, this becomes another way to nickel and dime you. They also charge for trash service that doesn't pick up trash on weekends. And, you can only put your trash out between 6pm and 8pm. So, if you work afternoons/evenings with weekends off, you are paying for a service that you will never be able to use. And, then you will have to take your own trash to the compactor.on the far side of the complex.
These two fees add up to $110/mo. So, keep this in mind if you want to live there.
They also raise rent every renewal, no matter what. I have lived in this same apartment for just over 4 years and the website is offering my same size apartment for $200 less than they are offering to me for a renewed lease agreement.
The hot water pressure is also very low. It just trickles into my washer when I want to wash with hot water.

On a positive note, the maintenance guys do a great job of fixing things pretty quickly.

My experience with MAA Valley Ranch was so easy from start to finish! I was shown the perfect layout and had no issues on move in day. Viki was the best, always prepared and very accommodating!

I’ve been living in this property for yrs an I’ve never had a problem with pest issues. It’s a very clean apartment complex. Love when they pick up my trash from my door step
