Highly recommend, I had an amazing experience with Shamara! The customer service was outstanding. I was so pleased with the service I received. She went above and beyond to help me find the perfect fit for me and my family! 5 stars for sure.

When our AC went out the MAA maintenance team made us feel like we were a priority. Even though our particular issue was not an easy fix they made sure it wasn't unbearable until the AC could be remedied. They have been by far the fastest responding maintenance team, I am very happy being a MAA Wells Branch resident! The whole team is welcoming, thanks for all that you guys do!

We lived here for a year and were ready to move out from day one. This complex is advertised as “luxury” but is very out dated and the grounds are never kept up; dog waste every where, dog park is run down, pool always broken, trash everywhere and trash cans overflowing. We also paid an additional $70 a month for a “smart home” system/ smart locks that never worked and nobody ever came to fix no matter how many times I called. I finally convinced them to give us normal key locks however we were still paying a smart home fee with no smart home features. Maintenance always took forever, yes things eventually got fixed but what’s the point of paying community fees if nothing gets fixed till months later even when they were full staffed. Parking was also horrible if you didn’t get in by 5pm you had to park very far from your unit which felt very unsafe considering the gates were always open so people were coming in and out. Consider a different complex before signing here.

Very nice, clean, and spacious units. The gym is nice with a good amount of equipment. Maintenance can be a bit slow and the pool needs better care. They maintain it but I don't believe that they have a professional doing it. The price is a bit steep. All in all, this is a nice property. Pictures are from move-in day.

Mara is absolutely amazing! Every step of the way, she’s been assisting me an has answered every question and concern I’ve had. She really is excellent at all she does and I cannot thank her enough.

I lived here for one year and that was long enough. My move-in was terrible. It was not clean and the kitchen granite counter top was broken. No one had inspected it before moving in. On top of that, it smelled like cigarette smoke the entire year. I was told when moving in that it was because they had just changed the carpets. It was not. I complained multiple times about the smell. I was told there was nothing they could do. They suggested I could put charcoal bags or scented sticks in the ac to help. My clothes and furniture stunk for weeks after moving out.

The maintenance staff was also terrible. They took months to fix anything. I was even locked out of my apartment at one point due to the lock battery being low (it was a faulty lock that I called to support about a couple times) and the maintenance man called that they were off property getting their oil changed and wouldn’t be back for a few hours, so I had to go to the leasing office to get a battery to let myself back in with the lock that died. Ridiculous!

The property itself is a mess. There is always dog waste everywhere. I suggested they add trash cans and doggie bags through the complex. The leasing office pretty much said they “do their best” but if I see someone do it to call them about it. How does that help? I don’t stare out my window to watch people do it. Also, the trash is crazy. Overflowing dumpsters and sometimes it wouldn’t get picked up for days. The gates were always broken and homeless people just roamed around.

One time they sent the pest control guy and he left my door unlocked. I got home to find out they left it open.

Honestly, don’t move here. Their rent may be reasonable but what are you actually paying for?

We moved in about two months and my there’s been a few things in our home that needed to be fixed, like the appliances in both bathrooms, water damage to our kitchen counter and dining room windows. One of our alarms malfunctioned & continued to go off nonstop for an hour. Our children’s room closet has the worst pneumonia smell, like the last people had an animal in there & it won’t go away. I put in a request almost a month now and no one has came to fix ANYTHING. So I’m really annoyed as a new resident. The apartment is very spacious though and quiet. You can’t hear other residents around you. However… I would like for my things to be fixed smh

I lived at this property for one year.the apartment itself is nice with granite counter tops and a nice layout. The staff are professional and nice. The location is top tier with easy access to 35 and Mopac. BUT Realistically this complex as a whole is a diaster. Maintenance requests take forever I've had to put in multiple requests for broken towel racks, broken washer and standing water in my dishwasher. Only to get them resolved a month before my lease is up. (Kinda was told.will get.a new washer and dishwasher after i leave apartment). I know it's not maintenance staff fault.bc we didn't have a maintenance man available or only one for an entire complex for quite some time. I've sent multiple emails about animal waste around walking areas, gates being.broken, homless people walking the premises, and lack of security with no true resolution. There was an issue with large trash receptacles not being dumped for at least 2 weeks in the middle of summer.trash was overwhelming walk ways and part of the streets. It was digusting.

I've been told out of all MAA properties Wells Branch is one of the only one's that do not fix things in their apartments and it shows by the reviews and my experience.

AC has been broken for 2 weeks now. After both managers told me personally my ac would be fixed by today (after already going 2 weeks with it broken) its now 7pm and nobody has shown up. 2 weeks guys with no AC its peak 100 degrees all week.we cant cook anything without it going up 5 degrees in the house. Something is seriously wrong at MAA wells branch

Lots of crime. So much crime happens here it’s unbelievable. Lighting project was halfway done and some areas are really dark and makes it even more dangerous. Forget about maintenance requests. Will never get done.

Mara in the front office was super sweet, professional and answered all of my questions. At first I was not really feeling being the apartment. Just moved to Texas. Mara changed that for me and really helped me get what I wanted. Mara made me feel comfortable with my choice as well. THANK YOU MARA! I only will go to here for any of my needs. 4 stars to here indeed

I'm just here to backdoor every single review already listed. The apartment itself it's nice, but don't expect anything more than the visual. I've had HVAC issues since moving in 13 months ago. Literally 6x my unit has gone out. The apartment was dirty when we moved in. The dishwasher had stanky standing water and after complaining, they only replaced the racks with MORE rusting racks. Maintenance request go unheard of. 2 months in and we knew, we were out the door when the lease was up. Parking sucks. Yet they enforce parking rules. As a resident, I shouldn't have to park at the back of the complex when I Iive way upfront nor should my guest have to park 14 miles away for an hour visit. The only thing going for this place is Mara who works at the leasing office, her sincerity with each complaint has made this stay as enjoyable as it could be.

I love my apartment but that’s about it. If anything breaks in your unit be prepared to wait 2+ months for anything to be done. For example our washer had water sitting in it for 8 days before they sent someone out (after calling emergency service line multiple times a day). Our washer is still inoperable and we have not been able to do laundry for the past two weeks. If you’re looking for an apartment. Please, for your sanity, do not choose an MAA complex.

EDIT FOLLOWING MAA RESPONSE: It still took 4 weeks to get a functional washing machine. Had to go over the front desk's heads to actually get something done. VP of MAA Austin reached out and finally added some sense to the conversation: He let us use an empty unit and credited our account for dealing with the insanity and ineptitude that is MAA.

3 stars only because they force visitors to park at the very, very furthest part of the parking lot possible. Literally I have to park 5 buildings away every time I visit my friend or I run a high risk of being towed.

Absolutely the worst apartment complex ever. DO NOT MOVE HERE. The first day of move in the apartment was not cleaned at all from the previous tenant. Photo documents were taken as proof and the office never had it cleaned or offered to have it cleaned. The maintenance takes forever to fix anything. I have had light bulbs out and the dish washer has leaked for 6 months now. The apartment complex is dirty, and the gates have never worked. Homeless people walking through digging through dumpsters quite frequently. The office staff never follows through on what they say. Even as simple as calling up there and no one answering or calling me us back during office hours. This place is a huge scam, all they care about is you paying rent on time and nothing else. I would advise anyone not to move here! Its a classic scam of them not caring for their complex or tennants. BE AWARE!

Very disappointment. I put maintenance request since November 16th till now nobody comes to fix it I still waiting for maintenance. Very bad experience and even I walk by the office to ask about my request they were just so sorry where are short.what I do for your sorry? By the end the month pay my rent I don’t say I am short.

Maintenance requests are kinda slow, it's right next to I-35 so you constantly hear cars, sometimes have issues with amazon packages but the staff is super nice, the price is lower than other places, community is peaceful, it's relatively close to almost everywhere you'd like to go in Austin and the smart house features are great. I just wish they had assigned parking so it's not a finders keepers type situation, that more lights and the fan were connected to the smart house app and electricity/wifi was included in the monthly bill just so I don't have to be paying separate bills.
