MAA Western Oaks, Austin TX

The front office finally has somebody that knows how to run an apartment complex and get things done. Super grateful to have a new property manager running the place. The old one didn’t do anything and was a waste.

I've been a tenant for a couple of years now. However there are constantly people whom do not live here or have a relation to that live here are constantly using the facilities "the amenities that we tenants pay for" pool cabana etc.in addition there's no secure gates anyone can get in at anytime. All gates are always broken and open for anyone to access. Pedestrian gates always broken and open so anyone can come and go as they please and act as if they reside here.
There is a high crime of vehicle break ins and management says " be sure not to leave valuables in your car" which they are right but it would be greatly reduced if the access to the complex was restricted to only residents.
I Feel as if they are only worried about getting their rent money and I understand there is understaffing but that is no excuse to compromise our security. And I don't feel safe living here anymore. Many times people whom don't reside here come try make friends with other tenants and act as if they can continue to come anytime alone. As well as underage kids coming here to use the pool or be reckless around others.

Furthermore I will not be renewing my lease.

MAA Western Oaks is an expansive (31 buildings), gated, apartment community in southwest Austin. It has two outdoor pools and a very good sized gym workout room.

Rent is in line with Austin rents, but reasonable given what you get. The pools have deck chairs, barbeques, and even an air conditioned clubhouse with pool table, shuffle board, TV and full size fridge and countertop.

All apartments are key code electronic entry (no physical key to lose!) with deadbolt locks. These are nice safety features, but the surrounding area is a good area of Austin and very safe.

We have a new property manager and she knows what she’s doing. In just a short time frame of a month or two, she’s been able to fix the gates, repainted the parking lot stripes, and repaint / replace the balconies and fences throughout the property. This is definitely starting to feel like a property more worth its value and with the gates repaired, I feel more safe.

Wonderful location tucked away in a nice residential neighborhood. Its pretty quite and you get alot of square ft for your money. I've had nothing but good experiences dealing with maintenance and leasing staff. The Manager Deedra was super kind when I had printing issues in the business center and helped me troubleshoot the issue. The gym is kept super clean, and so is the cabana. Lots of friendly pups in the community and the dog park is pretty great.

I just completed 3 months in this community. I have been enjoying my time. The apartment is spacious. The location is convenient and not far from my office. The staff is courteous, and the maintenance requests have been quickly resolved so far.

Rent is so outrageous we can’t sign a new lease and will be homeless in 2 weeks. This place is corporate, all the care about is money. Don’t give the big bosses your money!

HORRIBLE PLACE TO LIVE _ TRUST ME WHEN I SAY THIS, FIND ANOTHER COMPLEX. LUXURY should not be in their name but I see they already changed it to reflect, the garbage is always broke, the gates are always broke, when we moved in, the microwave was broken and glued back together, the oven didn't heat correctly, the dishwasher was rusted inside, the rack was brown and rusted, and it wouldn't turn off when opened. There were holes in the wall already, there was rust in the bathroom ceiling and all they did was paint over it. They will nickle and dime you when you move out, so PLEASE TAKE PICTURES AND EVIDENCE even though when we moved in the place looked like it wasn't ready for guest. The Staff can be rude and it's disappointing, there are also foundation cracks throughout the apartment, that probably need to be inspected. Below is what the apartment looked like when we moved in, instead of working with me, the manager decided to argue and disagree, often not answering my questions, such as if the apartment was flooded as our neighbor, who has lived there for years stated, that's why all the flooring was replaced.

Love love love this apartment complex. Very dog friendly! We have a Belgian Malinois and a German Shepherd they are so happy with the dog park and trails around the apartment. Every apartment has a unique style with high ceilings and great porches. We just moved from a house and the transition couldn’t have been easier. The carpets are high quality, very soft and a unique style that hides any possible discoloration. In addition I love the office’s monthly themes it’s just fun. Kelly is the most helpful and fun agent in the business. The people are really friendly. It’s a great community.

I just moved in and I LOVE it. The two bedroom 1140 square ft is the perfect amount of space. The yards are also very big and the apartment sends people out to trim the grass for you. There are also extra storage closets that are only 10 dollars a month. It is very secure, as the gates are always closed and the grounds are very well kept. Office staff is also nice and responsive. I highly recommend.

Been here over 2+ years. Staff is professional and courteous but it stops about there. We've had unaddressed issues with mold that would not get their attention until spending over $250 for mold testing to get them to respond to our numerous requests for mold remediation. After 2 years, finally our A/C leak was addressed and drywall replaced due to h20 saturation and mold. They didn't take the time or incure the expense to hire professionals, they simply asked maintenance to replace the wet drywall after 2 years of leaks behind walls. It wasn't until I was away for work regularly that I discovered our sensitivity to the mold only when I returned home that prompted the expense of testing. My family has been exposed over 2 years to the mold/fungi issues that were exasburgated by flooding out of our neighbors with the Feb 2021 freeze. 2 of which had to move out entirely. Complex was well aware of the water damage and remediation needed but took the cheaper route and did nothing to the unit below us after inches of water intrusion that eventually made our issues worse. Not wanting the expense of a water damage specialist, they only addressed what was visable and post flooding from exterior PVC Fire sprinkler failure. 2 of our neighbors forced to relocate. Now after all that has transpired we get our annual increase of rent of over 38% to $2553 as their way of saying thank you. My request for an adjustment fell upon deaf ears and justified by our floor plan now being offered at $2600.00 as if we were getting a discount. $1900 to $2553 is OUTRAGIOUS and can rent a SFH for that in Austin. Sorry but the Corporate America cookie cutter approach doesn't work for everyone and even though statically it works for the bottom line, we were the unfortunate ones. Very disappointed that we have to leave. Nice pools, nice grounds but Legacy should really drop "Luxury" from their advertisements as it's a far cry from luxury here. It's at best adequate and civil. Maintenance is kind an attentive but directed by upper management to do fastest thing possible rather than the "right" and proper things to address correctly.

Do yourself a favor and don’t move here. Apartments not updated. Things break all the time or stop working. Loud neighbors. Oh and crazy rent hikes that force you out. Stay away.
