Marquis Grand Lakes, Richmond TX

Have been here 2 years. Best location to go to Katy ISD schools for a low price. Convenient location to west park tollway. Management is unreachable most of the time. Rent increases yearly… $150 this year! Maintenance responds quickly, dog park & canisters around complex, pool is nice.

I like these apartments so much that this is my 2nd time living at Marquis Grand Lakes. Maintenance is always quick to respond to any requests. There aren't any pest problems (bugs, etc.), the office staff are always kind, the grounds are well taken care of and the cost is reasonable compared to some other places of good quality living.

Very good attention from the office staff… Daniela Todd and Gina made the whole process go faster! They were aware of the process… the apartments are very cozy and well distributed! The common areas are clean and organized!

Nice and quite complex. Rene from maintenance is very quick to get work orders done when there is an occasional issue and the front office is extremely friendly and helpful

I have very much enjoyed living here the last 18 months and look forward to spending more time here. Thanks for everything y’all do!

I moved in (lease started) less than a month ago. Love the quiet environment and the maintenance were on point for issues that was brought to their notice even though every issue ought to have been fixed before leasing the unit out BUT the size of the kitchen cabinet is SO pathetic as it is extremely small DESPITE the fact that they got a whole lot of space at the top that ought to be used. You can hardly get things into it.

My rating is 0. Drove almost 45 minutes to get there to be very disappointed. One of their 'qualifications' is that you still have to make 3x the amount with a housing voucher. I've never heard of that before. If I made that kind of money, I wouldn't have needed the assistance. Will report this to the local housing agencies and HUD.
UPDATE: (5/31/23) Tried to return a call from Carlos but he was unavailable. The lady that I did speak with on Monday said that you guys had a meeting with your supervisor to discuss what housing assistance you would accept, but of course the Section 8 assistance was not one if them. Just like you would be getting paid from the other agencies, you would still get paid from this agency. You are discriminating against the Section 8 program and victims of VAWA. Everyone on housing does not live trashy or ghetto and shouldn't be put in that category. A lot of apartment communities, and yours included, that do accept the program tell people no that you don't accept the program. I have a whole of if affordable housing complexes that claim to accept it but the door gets slammed in your face. Really sad and stop discriminating accept VAWA and Section 8 housing.

Went to go look at my apartment after got the keys and inspected it. Had a very very foul smell and there were dead bugs ALL OVER the place. The place does not look like it’s been cleaned at all and we are 9 days into our lease and have not been able to move in because I’ve emailed and called and have yet to receive a response from anyone in the office about when they are going to clean the place and make it livable.

Karina in the front office has helped me so much during the transition to my new apartment. She is kind and patient and has answered all my questions. Also the maintenance staff (Jose) has done a great job at repairing a few things in my apt in a timely manner. Super pleased with everyone here.

I lived here for a little over three years and never had any issues until it came to moving out. I had to move out early due to a family emergency (I gave a 60 day notice and agreed to pay a reletting fee). Everything seemed fine until the actual payment of the reletting fee. I went to the office with an envelope containing the full amount I owed (since I was told it couldn’t be paid online) and the Manager told me that the form of payment I provided wasn’t sufficient. Again, me and my family are struggling right now and since the office wouldn’t accept our form of payment there is nothing we can do until we are refunded and the leasing office was totally ignorant to that fact. On the day of move out (just after I turned in my keys) I received an email with an “updated” reletting fee that was almost $500 more than the original amount and did not include my deposit at all. I have called and left voicemails and even emailed the leasing office numerous times to get the corrected amount but I have not been able to contact anyone in charge. I can’t help but feel like they are giving me and my family the run-around. One associate even answered the phone and told us that “the manager was unavailable at that time” and gave us a call back number that lead to nowhere. And after emailing them once again asking for clarification on this “updated” move out statement, I received an email asking if I was interested in renting another apartment with them. This leasing office is very unprofessional, unhelpful and they have shown me that they do not care. I would strongly advise you to look elsewhere if you are looking to rent. This place is not worth the hassle they give you when trying to move out.

Worst place in my life that I have lived, when you are looking for a place the office treats you well but when you are already living here the office treats you like a zero, and they start to give you an attitude, I do not recommend this place noisy neighbors at midnight and the office does nothing, If I could give them 0 stars I would give them zero.
