I have lived in these apartments for over 6 years total. For the past two years, I have been fighting with the office staff for them to get the washers and dryers fixed. They are unable to do that. Closest laundry room only has ONE washer working out of FOUR washers and dryers. So two dryers broken and one washer broken. The washer has been broken for the entire TWO YEARS that I have been here. The next laundry room, which is NOT close, has two units working out of four. The next, which is far, has two out of four working. It is a huge inconvenience to not have a washer and dryer in your apartment but to not have working washers and dryers in the laundry rooms? Like really? Unbelievable. Moving out as soon as I possibly can. The office is absolutely unhelpful and just ignore the situation. I am over it and sick of fighting it. Tena Matta

The staff was very helpful and friendly. The units available come and go very fast. They placed me on a waiting list and called me a week later. I love the location and so far everything is been peaceful.

Washer and dryer’s never work. No more security. Apartment office is very bad to deal with, no one at office hardly at all.

I’m going to be honest…I went here for a tour and although right off the back I could tell by the outside this place wasn’t for me I still wanted to give it a try. Between one of the workers SMOTHERING me with questions and compliments before I could barely get out of my car and the strong unpleasant smell in the leasing office I had to leave. I’m not sure the woman’s name but although she was kind she was very over the top and would barely let me get inside the office without asking me about my clothes, where I bought them, the Korean culture (lol I’m not lying yall) etc.as far as the leasing office, it had a strong odor similar to that of a nursing home, it was a bit nauseating. I’m big on presentation from the moment I walk into an apartment complex, so if something as small as the leasing office isn’t put together I’m immediately turned off. I’m sorry maybe I’m just too picky ‍️But when it comes to where I have to potentially lay my head then I am.

Tynia was really nice and has great customer service, very formal.
Rent isn't too pricy and the area is wonderful including the people!

Nice place.close to shopping, dining and bowling! Property's kept clean and pretty. Maintenance workers work very hard and so does management and the others in the office. They are very responsive to work orders and seem to enjoy their jobs.

If you want to move into a complex that cares more about their ‘image’ than the residents in the complex putting money in their pockets, this is the place for you. For the price of this complex, you could move somewhere with an in house washer and dryer, new appliances and a microwave in a different area.

Wonderful! The apartment was clean, smelling so nice, fresh!
Norma, who helped us getting everything set up was more than great! Give her a raise.
Even neighbors walking by were welcoming!

Love living here, it’s a great location and it’s safe! The rent amount is not too expensive, it’s a bang for the bucks!
The office staff are very nice and professional. When I have any questions or any issues, they resolve it ASAP! Jennifer Sosa and Maria Olvera are very helpful. I referred 2 friends of mine and now they are living here. And they’re very happy!

Maria was my main contact here throughout the entire moving process. I had not lived in an apartment community in over 15 years, but she made me feel like I could ask her anything. I've lived here for over 3 weeks now, and I'm loving it so far. The apartment is small, but clean. The entire staff in the office as well as the people who do the yard and who do the maintenance are all very nice. Kudos to everyone in the Memorial City Apartments Office. Great job!

RUN. DON'T RENT HERE! Leased for 12 months - over 25 work orders - plumbing, plumbing, plumbing, leaking bedroom ceiling, AC deficiencies, AC shutdown, AC problems (in Houston.we have a serious problem). The bedroom ceiling has been patched so much it looks like a plaid shirt. I was told by personnel in the office, "they will not replace the roof, they'll just patch it".
Did I mention the bathroom - sink, toilet, and tub/shower. Rusty water from all pipes and toilet - water is yellow/brown. I'm paying a water bill and can't use the water. Imagine dragging yourself to the bathroom for the wakeup shower and it doesn't work repeatedly - 20 or so work orders. Im woke now.
Staff is nice.
But owners and Lincoln Property management should be ashamed of themselves.
I coul go on, but, I'm tired.

The office team are never cooperate with us they are most unprofessional office staff I ever seen and just for an example we have trouble with our kitchen sync and the sync drain line blocked and black water blow out from our sync and we just let them know more than 30 hrs ago but they did not care about this emergency issue. Even i went there two times in person and talk to them the secretary said we will do that but they did not. Even I ask to talk to the property manager and she said you have to have an appointment. It is very bad experience and we still can not use out kitchen or dishwasher or wash the dishes.

The referral promotion ain't nothing but A BIG LIE. I went to the leasing office after referring someone not once but twice. First I was told by Norma I needed to wait until the new residents had 30 days living at the property, 45 days later I was told it would apply for my next rent. Next month it didn't came thru and I was told I needed to sign something and after many calls and visits to the leasing office and three and a half months later I'm told I doesn't apply at all.

Staff is very nice. Resolves issues quickly. Pool is always clean. Landscaping looks beautiful. Nice park at the end of our complex. Wonderful to be able to walk across the street to Memorial City Mall.

The place is nice and the location is great. The pool is always clean and all the community. Nice schools around here.

I've lived here for four years and have had little problems. The staff is rather nice in the office and the location is good with what is nearby. I do have a few gripes though that make me knock off a star. I've had maintenance come into my apartment to fix the AC multiple times since every now and then the panel would just leak streams of water. It was only after so many times that they realized there was a plumbing issue that had to be fixed. Another time my electric stove kept going out, and after multiple times getting it "fixed" they finally checked the wiring in a box outside and tightened it. Asked for the fridge to get fixed and dishwasher to be put back on the hooks and that never got done and after all the other things I had to deal with I just stopped asking and dealt with it. The last thing to gripe about is the laundromats. Every now and then you'll get units that are broken and takes days to fix, so laundry is limited for everyone.

To summarize, office staff is nice, location is nice, maintenance could probably double check some things the first time around to get it right.

Really bad service, they take a lot of money, no security, lots of insects, and really bad laundry machine’s.
