Maintenance staff was awesome and promptly fixed issues within 24 hours. Management was generally friendly and helpful with questions, even if they were understaffed sometimes. The walls and floors are EXTREMELY thin. Neighbors above and to the side of me played super loud music in the evening and at late hours of the night — I could hear the music (not just the bass but even the actual song itself) clearly through the walls. I had to call the courtesy officer multiple times (directs you straight to voicemail), but I don’t know if they ever came out to check on complaints, because the music would always continue for the next 1-2 hours. Property is pretty safe with lots of doors requiring key access. The visitor parking situation was very good when I moved in, but about a month later they drastically cut down the number of available spots. If you like having guests over, be prepared to have them park at the DART station or farther away. The mail area has package lockers, but there were still lots of packages left outside of the lockers unprotected. Heard some reports of people’s packages being stolen. Fire alarms went off periodically during the day and night, and management never provided any follow-up emails about it, especially the ones that happened after midnight. Good thing was that the fire department always arrived very quickly in all instances. This property has potential, and I had a great experience several years ago at a different Tipton Group property, but some horrible tenants (and lack of management action holding those tenants accountable) and cheap construction bring it down to 3 stars.

Avery was amazing and very informative. The touring experience was beyond customer satisfaction. I look forward to making this place my future home!

The staff here is absolutely amazing. Always goes above and beyond to make sure my living experience here was nothing short of top notch luxury. I would recommend this property to anyone in a heart beat!

My daughter and I have lived at Modena less than 1 month and I have to say management is very helpful and professional. Gabriel is amazing, he is courteous, quick responding and knows his job!

Management staff was very nice! Was looking for a new apartment and the staff was amazing and really took there time showing me the properties amenities. They even talked about there recommendations of restaurant and stores around the area!

Beautifully kept property, amenities are a great size for the number of units and every resident I’ve been has been nothing but kind! RECOMMEND!

Modena is the best apartment I’ve lived in, in the Dallas area. Maintenance always comes running when there is a problem. Gabriel is awesome, he always explains what the problem is and how he’s fixing it. Avrey the leasing agent is very friendly and helpful.

Well maintained and peaceful community, Staff and maintenance are very responsive to questions and service requests.

New to the Dallas area, I was really worried about finding a decent place to live. And boy did I hit the jackpot! I wanted a safe place to live that wasn’t too far from work and also wasn’t just some rundown hole in the wall. This place is amazing! The property itself is always very nicely maintained, the amenities are outstanding and the management is absolutely wonderful! If you’re looking for somewhere to move look no further because this place is golden!

I had the best experience here, Dayra was amazing, helpful and extremely kind! Wish I didn’t have to move, i’d love to stay here again!

I love Modena Apartments Location. Like I say to my friends, its in the heart of Dallas. Maintenance is excellent and staff is very friendly. They are always willing to help.

Amazing place to live in close proximity to everything that you could want to go in Dallas! 10/10 recommend

I am pretty new to the Dallas area so we had used a couple apartment finders to help us locate an apartment. Our main concerns were safety and handicapped friendly. I have had a ton of medical issues so we knew we would need a 1st floor or elevator access and hopefully in a garage. I didn’t really have high hopes because other properties we looked at were a bust but this one really had everything we needed. The leasing agent at the time was extremely friendly and helped us with all of our questions. We needed to wait a couple months before we leased but the management team was very understanding. Now we have been living at the property for almost a year and I absolutely love it. Everyone is extremely friendly and it makes for such a pleasant place to live. I will say that I am not a fan of the visitor parking situation. There are very limited spots for visitors. The dart parking is right down the street and visitors are allowed to park there but that is kind of a hassle when you have elderly or disabled relatives. I do hope one day there is a solution for more accessible visitor parking but everything else about the property is above and beyond. I am extremely happy here and plan on staying for a long time.
