I have no idea how Mynd is getting good reviews, seriously question the validity of some of the reviews. As an owner of a dozen properties, this is by far the worst property management I have encountered so far. It has been over 6 months since I let Mynd manage my downtown Houston property and I have yet to receive clean monthly rental payment from Mynd. Every SINGLE month, they billed me a different "discretionary charge" from their incompetent in-house tech, pretty much for the same "turnover" maintenance issue. So here is a list they have charged me so far just for anyone that is curious.

- Mandatory Lock re-key: $485
- Connecting a fridge waterline: $200+$100 (first time, didn't actually connect the water line property which caused a water leak and left floor damages, send the in-house tech back out, and charged me another $100!)
- Fix loose screen doors: $400

Then, there's their external"preferred" vendor work.
- $2000 to replace an single wall-in oven (I ended up just bought the exact same one from bestbuy with installation for $1500)
- Spring clean up: $300, (see the picture of patch of grass they claimed they trimmed for that $300, apparently, the bill included a long distance and toll fees.)

the list goes on and on, these are just the most egregious ones. The PM goes silence every time I try to dispute the charges and so far, none of those excessive charges has been refunded or waived. They force a $500 reserve for their "discretionary spending", and every month, they try to spend some if not all of the $500 bucks because it doesn't need your approval. For anything over $500, they would need your explicit approval before proceeding, and it was the only reason they weren't able to over charge me for that oven job.

At this point, I am just waiting to see how far they would push this and accumulating all the repeated and excessive charges to the point it warrants a complain to the consumer protection bureau at the Texas AG's office in Houston.

So be warned and use Mynd at your own risk.

This company left my boyfriend and I with no heat during the coldest week in Houston. We sent them several emails and they had no sense of urgency. We had to move our mattress next to the fire place to keep warm. 0/10 would not recommend.

Was a bad experience whit This company. Since the first moment the providers overpriced. Mynd. Charge for something they never provide for the resident, found a resident who want’s cualify for the rent, no money since January and now in a Eviction that no body answer and no body is responsable is a disaster, I having losing time and money. When I tray to talk whit somebody besides the manager they are not available or never call. Never again.

This company has horrible communication, the “vendors” they use overcharge for EVERYTHING they send them to do. They will require a $500 reserve for “minor” maintenance expenses but they somehow make sure that any request totals very close to $500. I tried a multitude of times to improve communication with the property manager and requested to escalate the issue to upper management several times, with no one every contacting me. They couldn’t get something as simple as the home cleaned properly before listing the home and allowing potential tenants to tour. They were dishonest and told me my home had been cleaned prior to my current tenant touring and moving in, for me to find out later that the tenant protested their move-in cost because the house was not clean and there was a supposed leak under the sink that they were notified of before the move-in that they didn’t address or notify me of, to have repaired. One of the supposed PROFESSIONAL vendors they sent to my property for a quote (that I requested not be done), were found sleeping in my drive way in an older unmarked car. When approached by a concerned friend of mine, the “vendor” stated they were charging their phone in my property and couldn’t explain exactly why they were there and were asked to leave. The following day this vendors manager entered my home without approval/notification and found my friends number on a receipt and called attempting to solicit work. This list of mistakes and lack of integrity is appalling. HORRIBLE EXPERIENCE!

For some reason every single month there is a random new issue that has popped up so far. I lived in that house for 11 months before trying to rent it out, and only had one issue come up, the air conditioner. I have yet to receive a full months rent from them. I’m definitely not renewing when this lease is up. Not impressed at all. Though Amy has been really nice and has tried her best, so I don’t fault her. Beyond her, it’s been a terrible experience and I wish I had just stayed or sold it. Honestly, I’m over it.

Was much better when it was under Empire Indistries. I am a landlord, and recommend to avoid this company for your property management needs. As a tenant, I'm sure they are fine, but they nickel-and-dime the homeowners to death. Their "vendors" are awful and criminally overpriced. For example, I was quoted over $1200 to fix a crack in some ceiling drywall. I called around and found my own repairman and paid only $400 for the same work. Same thing with replacing AC ducting. Quoted over $8000 for replacing a section of duct (by a 'contractor' without any hvac license or any other licensing that I could find) After getting some of my own quotes, ended up paying $4000 for a full ducting replacement along with a bit of maintentance that was needed by a LEGITIMATE hvac co. Every month there is a "problem" with something in the home and I am being charged exorbinant fees for random repairs that they don't request approval on, as stated in the original contract that they should be doing. I am NOT going to renew my contract with this company, and I recommend you stay far, far away from them too if you are considering a property management company for your property! I only use them because I live a few hours away and I am not available 24/7, and was grandfathered into a contract with MYND when they absorbed Empire Industries. There are plenty to choose from in the Houston area and I will definitely be moving on. AVOID this company to manage your property unless you enjoy LOSING cashflow monthly and creating DEBT on your investment properties.

This is the worse property management company! They send out incompetent repair people. This supposed to be refrigerator repair person has been sent out numerous times to repair, the refrigerator, it was not was not cooling, now it freezes everything. He will not answer calls, then sends an email to say he is trying to work something out with Mynd. You call Mynd, you are on hold for at least twenty minutes before they answer. The person on the other end is no help. You must wait 24 hours for maintenance to respond or call back and they never do. I have been waiting for a month and a half for something or someone to handle this. If my rent is not paid, then I will get all kind of emails and responses. This is truly ridiculous, don't do it! I wish I had read some of these reviews before renting through this company. Shameful.

Getting through the lease signing process was super complicated. I had Debbie assigned as my “move in coordinator” and I honestly remember her name because of how complicated she made things. It honestly worried me after signing a lease and paying a security deposit. Once I moved in, Eric handled every one of our concerns with the house with such grace and compassion. I can never thank him enough especially with his patience. My work schedule has been insane and he has been the most assertive employee I have spoken to this entire time.

My boyfriend filled out a application then they asked for a co singer I did then asked for all information pay check stubs personal bank statements they wanted to get deep into our personal information which is ok but then to deny after all that we been on our jobs for over 8 years and got great pay but to come to someone and deny it's because of credit he has none because he buys everything and mine is not the best but we figured at least we would get a chance we were even willing to pay a extra deposit but hate just giving people our bank information and then still get denied they even got W2 statements

As a renter, Mynd Property makes it easy for you to pay rent. Submit request. Hugo Cortes always calls me to let me know the status of my request and calls to to follow up to ensure my request was complete or if I had a other concerns.

If I could leave a negative star I would. When my family arrived at the house we rented from them in kingwood, it had and still has black mold that they covered up with regular spray paint, rodents and feces, cockroaches and squirrels living in the house. The house was not clean and completely dirty. Also we had no working refrigerator, still not working properly, still do not have a working oven, so we can’t cook anything. When I told them about these they did not care and several people from their office just asked the same question, send pictures and we will see. You never get a straight answer from them, nor have I been able to actually speak to a live person, they do everything through emails, which doesn’t help or make you feel comfortable or have trust in them. If you are thinking about renting from them DON’T!

If I could leave zero stars, I would. On February 8 my family and I loaded our Uhaul from Memphis, TN and traveled over 12 hours (we made stops) to Cypress, TX to move into our new home. I called and emailed Mynd to inform them that we would be arriving after the CodeBox operational hours. We’re we’re told that was fine and received a code for the key. I was in contact with Erick Alanis and Jennifer Daniels. We’re arrived a few minutes after midnight to find that there was no CodeBox on the front door. We searched around the house and found a different CodeBox attached to the Waterhouse connector. The code we were given did not work. I called the emergency maintenance number and spoke with Marvin Dimaano. He provided a code to box that opened it, but to our surprise there was no key. We were then told that a vendor would be contacted to let us in. We waited over an hour before Marvin called us back to inform us that there was no one available and if waiting until 6: 30 in the morning was okay with us. Absolutely not! We’re currently sitting outside my new home that Mynd has already received the rent, deposits, and all obligations from us with our toddler and teenage child in the cold and dark. This is a terrible experience for our family. I would not recommend this company to anyone.

Hugo was extremely helpful with getting my repairs and cleaning appointments setup. He was also quick to ensure everything with the appointments went well.
