I left an awesome review of this place in my last week of living here, but since then my opinion has changed completely. I received my move out statement and was charged $50 for an oven cleaning, $90 for holes in the wall, and $125 for a pet cleaning. I have no issue paying for things, but I also never had a pet. When I questioned this charge it took them almost two weeks to respond with pictures of the carpet. It’s interesting that it was not really a pet cleaning, but a carpet cleaning for an indentation in the carpet from a bed frame. If you expect to have furniture in your apartment DO NOT LIVE HERE. Apparently they expect you to put your mattress on the floor. I’ve included the pictures I was sent of the “damage” that caused a “pet cleaning”. Any standard carpet cleaning would have removed these indentations, which is something they do regardless when tenants move out. Just be prepared to pay extra money for living in your apartment for a year because they will try to charge you for normal wear and tear.

I love this place y’all. The management is amazing for my sister and I. I have a dog, and this place is super dog friendly and always gets back to us whenever we have a concern or a maintenance request. We have some pretty grumpy neighbors who we’re not the best of buds with, but the office staff is amazing at handling both sides and make sure everyone is taken care of. The curtesy officer is also apart of this lovely community and he’s a nice down to earth guy who will quickly come if there is ever a serious problem when the office is closed. I would highly recommend if you are looking for a nice spot in the heart of Katy.

Terrible care!
Olympus left me 3 day with my AC unit broken. I am on the 3rd floor, 100 degrees weather and they only put a small unit on my bedroom for 3 days till they finally fix the problem. It is not the first time that it happened!
I called them to complain and the manager Elsa did not help me at all. They think that cooling my bedroom is sufficient.
Terrible customer service and clearly they don’t care about our health, safety and wellbeing.

Absolutely terrible management-unfortunately, zero stars is not an option. We have a collection on our record from some carpet that they had to replace, which they should have done prior to our move-in, right after Harvey. The carpet wreaked of stale cigarette smoke the whole time we lived there (there are service requests to show this, and they tried unsuccessfully to get the smoke smell out twice while we lived there), and apparently had water damage from Harvey. They are trying to make us pay for this, despite several credit disputes detailing what BS that is. On top of that, we were told in the beginning that the larger, non-refundable deposit option we chose would cover anything at move-out, so we wouldn't have to worry about anything coming up at that time. Lies, thievery, just not worth it. Really wish we had never lived there. We were great tenants, too.always paid on time, never caused issues, etc. Ridiculous.

I have decided to extend my stay here at Olympus, primarily because I enjoy the quality of the apartments, the amazing staff and cleanliness and upkeep here. Nothing stays broken for long. Besides my garage door, everything else I needed, the management and staff took care of it as soon as they could!

I’ve lived at this community for 3 years now and can not wait for my lease to expire. There have been multiple times I’ve submitted a work order and have to turn around and call them a week later to remind them to do their job! I’ve never lived at any “luxury” community that takes a week PLUS to complete work orders. Pool is closed on Mondays for “maintenance” and they lock off all the gates that also grant access to the fitness center. Don’t even get me started on the pool. You pay extra for a pool view which every weekend there are people who invite everybody they know and have pool parties.loud speakers are brought, not courteous to small kids in close proximity, etc.there’s no courtesy officer (or not one that I’ve ever seen) so they’ll be out at the pool area up until 12 am sometimes.

Don’t bother calling because they’ll never answer. It used to be a great place until management changed. Wouldn’t recommend.

This complex is poorly managed and maintained. They look nice from the outside but the inside is not worth it because from myself and neighbors perspective the buildings seem to be built cheap because we keep having maintenance problems. The tv at the pool area is never on or working, no one has access to the tv remotes to change the channel for instance if u wanted to watch sports by the pool. What are residents paying for if they can’t have access to amenities?

WARNING! To those considering these apartments AND those currently residing there: these apartments are a scam! Apart from raising rent by $200 for each lease renewal, they cheat you out of your deposit when moving out, in addition to demanding outrageous charges without merit. Let me begin by mentioning the frequent turn-around of management companies within a timespan of 2-YEARS! Red flags anyone? We had to deal with THREE different management companies and the one currently in place (Roscoe Properties) is the worse by far. Rude doesn’t even begin to cover it, Gloria R. (current property manager) is as vile and cold-blooded as they come. In our limited experience, there were constant break-ins due to damaged gates and preventative measures taken by management were minimal: gate repairs were slow and drawn out, along with a notice that would be sent out after an incident occurred. When it came to the pool and it’s amenities, their solution in minimizing non-residents coming in was to assign residents to act as “pool monitors, ” and be responsible for crowd-control by calling the police on people without “pool wristbands. ” The fun doesn’t stop when you finally move out! Upon moving out, we received a move-out statement charging us $360 for carpet replacement. May not be a big deal for some.but for 2 adults living in a ONE bedroom apartment with NO CHILDREN, and a cat who was NOT ALLOWED in carpeted areas, completely baffles me! I cannot reconcile how 2 years of NORMAL wear-and-no-tear along with ZERO stains can warrant a COMPLETE carpet replacement. Carpet cleaning services? Maybe. But that would mean the property management being responsible for preparing a new residents’ move-in. So how can they avoid paying for carpet cleaning services? By charging the previous tenant with entirely replacing the carpet themselves! Being inexperienced, I was unfamiliar with our right as a tenant to have a walk-through WITH one of their representatives. LEARN FROM MY MISTAKES! DEMAND a walkthrough WITH them and take your own pictures before you leave! An apartment will never be spot-free or in excellent condition when you leave, hence the $150 deposit not being reimbursed, but that is no excuse to take advantage of residents by adding unreasonable surcharges to get out of their own responsibilities. Upon receiving the move-out statement, my husband contacted Gloria who crudely stated that the carpet “couldn’t be recovered, ” and it was our responsibility to get carpet cleaning services done every 6-months to a year. What? !? We are talking about 2 measly years. Apparently, the carpet is intended to “last 5 years, ” which at the rate we were at could only be possible if we never set foot on it. EVER. Putting all that aside, the level of unprofessionalism is what has made this an even more of an abhorrent situation. I have made several attempts to contact Gloria and dispute the charges but have only been met with failed responses and false support. In separate conversations, both Valentine and Priscilla have taken my contact information, as if they don’t already have it, and claimed to have pictures as proof that they would promptly email me. 2 weeks later, I have yet to receive said “pictures” and have received no further communication. I have NEVER made a review of any sort: good or bad. But this injustice truly compelled me to speak out and if I could leave 0 stars, I would. Tread with CAUTION. You have been warned!

Initially I gave a 5 star review because my husband and I were fooled and impressed at first glance. However after living there for a full 13 month lease, don’t even bother wasting your money here. The apartments are cheaply made, and are not worth the cost. Originally we signed with Destin from ZRS management (he was so kind, informative, and always greeted my husband and I). Three months into our lease they changed management to Roscoe properties and here is where my problems started. First off, their customer service is TERRIBLE. Tenants pay a pretty penny to live here and sometimes other tenants and I would come in and nobody would even greet, or say “I’ll be right with you”. I’ve waited 30 minutes without one word being told to me or an acknowledgment. They’re super strict with tenants when it comes to leaving trash bins out & send fines out & get onto tenants but sometimes trash doesn’t pick up. & on top of that they still haven’t fixed the car wash pump, garden/grass issue, gate openers and the gate were constantly not working, not all the grills worked, pool was always closed at least a few days at a time and kept blaming tenants about water pump breaking, or other excuses that it was just too often the pool would close days at a time (and this was only during summer when families want to enjoy the amenities). Now moving onto actually issues with my apartment, this part doesn’t fall on any management crew because whoever built this property, should never build again. They aren’t even 5 years old to fall apart the way it does. I began to notice every time it rained, we would get leaks that leave water stains on the ceiling around the apartment - no big deal to me. Like I said they are cheaply made, BUT then I had one major leak that I had to report because it became so big and obvious when guests came over they even pointed it out. This is where Roscoe Properties carelessness becomes an issue for us. I submitted a work order in June of 2017 - they came and checked it out & said they would send a roofer & painter to fix - they never did. Then fast forward to January of 2018 where the leak has STILL been unattended to where it’s molding. On this particular day it was raining really hard and I had an actual dripping leak by the window where our tv is close by so I had to have them come immediately patch it before it got everywhere on our furniture & damage our things. When I reported the leak by the window, I reminded them about the kitchen leak that they never attended and is now beginning to mold (keep in mind I am pregnant, and I have to cook with a moldy leak in my kitchen). Once again they said they would send a roofer & painter (they never did, we finished our lease on the 5th). If you have pets, wear heels, or even adjust your table/chairs, the floors will scratch EASY and it’s very hard to keep them shined (they get them professionally waxed to show to tenants which is how they catch you) but once you live here and try all the cleaning products to keep them looking the way you did from when you moved in, I can tell you now that you won’t get it to shine and hide the scratches. They dull easy. Bottom line: terrible customer service, apartments are falling apart, not all amenities are kept up with, & they are definitely not worth the cost. Roscoe properties raised the rent prices back from when we moved in with ZRS Management. Don’t waste your money - go apartment hunting elsewhere!

I had the pleasure of working with the Agent on site whose name was Belky.
She was very helpful and understanding to my needs and matched me with the perfect apartment.
Recently Divorced and moving from a large home to an apartment has been very tough and of the many places I had considered Belky made all the difference why I choose the Vista at Grand Crossing.

Constant problems, management was terrible. Gates where constantly broke and they wouldn't fix them. The southern wall of our building had a lean to it, like it was obvious when you stood in the dinning room that you where leaning. ZRS was great and that's why we moved there, but once they sold it just went down hill fast.

We love living at Vista at Grand Crossing! The office staff is professional, welcoming, courteous and always willing to help with whatever issues arise. The young lady, Belkie, who works in the office is particularly friendly and has been an absolute joy to deal with. We first came here because our home flooded in Harvey and we were in need of a place to rent that would accept our big dog. What a fantastic find! From the moment we first came into the office up until today, we have been 100% satisfied with our entire experience here. The lake and grounds are beautiful, our unit is comfortable and quiet, and the location is very convenient. Overall we are very much enjoying our time here and would recommend Vista at Grand Crossing to anyone looking for a place to live!

Julio and David are the best! They have helped me and my family so much whenever we had maintenance issue. They always come in such great timing and are always nice and helpful! I appreciate that vista has such great maintenance staffs because I know its not easy getting all the work orders done, but they make it a point to delivering exceptional service the same day and I really appreciate it! Thank you Julio and David for fixing my gas and hose today!

Worst place to live, period. First of all, all positive reviews are written by office people. This place is very unsafe, a lot of break-ins into apartments and cars, people getting shot, etc. They will rent to child molesters and rapist, don't ask don't tell, I doubt they do any background check. Office personnel absolutely unprofessional, underpaid and disgruntle Walmart employees are nicer than the pack of rats at vista grand. Bottom line, there are a lot of apartment complexes in the area, save your money and sanity and rent somewhere else.

I was contacted by the management staff and was informed that they were aware of the reviews and made several changes that they hope will positively impact the apt community. I certainly hope the staffing changes will have a positive impact as well. The gentleman at the front office has very good customer service skills and is always eager and willing to help. I look forward to positive changes.
DO NOT MOVE HERE!
I am usually not one that writes reviews, but in this case, I had to make an exception. This is by far the worst kept apartment community that I have ever encountered. I had such high hopes when I moved in 30 days ago. Upon inspection the apt appeared clean, but there was a roach in the shower of the master bedroom. There was a dirt dobber dirt mound on the ceiling that no one bothered to clear until I made several complaints. Pest control made one actual attempt to spray, but I wasn't home (they originally stated that they came the week before but that was not the truth). Management has been extremely slow and full of excuses. I have seen more roaches in this apartment than anywhere else that I have ever lived (note: all of my furniture, etc are in storage. I bought new things for this apt). I am utterly disgusted and disappointed. Of course there are many more issues to list, (I was assinged a top mail box that I literally need a step stool to reach and management stated that there was nothing they could do) but take my advice and move elsewhere. This is totally unacceptable for the amount of money that hard working people pay. I will be not be renewing.

Ever since Roscoe management took over this place it has turned into a big ass ghetto. Not only that, but they are kicking out the minorities by raising the rents. The girls in the office, emphasis on the word girls, unprofessional, rude, and totally disregard the law. Avoid any property managed by Roscoe.

The change in management has been awful. I have to call multiple times for them to pick up. They've claimed to never receive my Amazon packages even though they're always given to someone at the office. They never have my correct rent amount on the online portal which is mandatory to use because they charge you $35-$50 extra if you pay by credit, debit, or check. Anytime I speak with them in person or over the phone, they are extremely rude and have attitudes. I can't wait to leave
