This company lied and essentially left my family homeless. We applied for Orion McCord Park in Little Elm, TX on May 29,2023 for a unit that would be available on June 27th. I asked before applying for the unit do they accept housing vouchers. The leasing agent stated yes, as long as the voucher covers the entire rent. I knew that I would qualify because I have good credit, no eviction, and my voucher would cover the rent.

After receiving a manual approval and it was time for me to receive my keys on July 7, I was informed I do not qualify on July 11 after switching the utilities into my name and getting renters insurance as requested, changing my mailing address, after the unit passed the housing inspection and after a housing payment contract was sent to the complex.

The reason I was provide as to why I don’t qualify was because my housing voucher does not cover the entire rent amount due to the housing authority paying a portion and me paying a portion. They also stated if they added the portion the housing authority pays and my income I am short about $500 not equal to 3X the rent amount and I still don’t qualify.

I tired explaining to the complex manager, Area Vice President and the Senior Leadership team of RAM Partners that my voucher does cover the entire rent amount however, as noted on the U. S department of Housing and Urban Development that a housing subsidy is paid directly to the landlord and the voucher holder is responsible for the difference. Voucher holders MUST pay 30% of their income, but because I have a full-time job and can pay a portion of my rent I don’t qualify. I asked the AVP if I had a loss of wages would I qualify she stated yes I believe so but would have to consult with the attorney.

I will note that Orion McCord Park has sense returned all monies paid. However, the have disrupted our lives and caused an inconvenience.

For RAM Partners to donates to charities that focuses on housing needs, they have been unwilling to listen and understand how the housing choice voucher program works. A program they claim to work with. It seems Ram Partners and Orion McCord Park want voucher holders to remain broke and poor and not obtain self-sufficiency because this is the only way you can move into their units with a housing voucher.

5 stars! The staff is amazing especially Arielle so helpful and friendly, the property is beautiful. Truly couldn’t ask for a better place to live.

We are staying here from last 3 years. And i am always looking for unbiased support from the team.

We have raised a small work order to fix the dryer hookups as that is completely a work stopper for appliances, it is almost a week and no response. I have visited leasing office and now get fed off as i am getting any response from the maintanance teams.

The price of the lease is fairly high and we are here to get best in all ways.

Community is quiet and well kept up. It is in a great location and love that it is zoned for Frisco ISD.

I love living here. Our move in has been so smooth and simple, and the office staff have been friendly and welcoming. I worked with Amy during my move in and she was fantastic! She was professional, easy to talk to, approachable, and a very well rounded employee. I love the parcel system, and the community breakfast. The location is pretty perfect too!

I am not sure what the other negative reviews are referring to. The leasing process has been smooth for me. Moving in was on time as scheduled. The unit was in good condition. There are a few things you would notice from an established unit. I shopped around and the prices were comparable to others. By the time you take other properties fee for garages and other amenities, Orion came out on top.

Just moved in to our new apartment. Amy was our main contact for setting up the lease and everything else, and she was amazing! She provided very straightforward instructions, tips, and support which made the whole process easy and quick. This was the easiest lease we've signed because of Amy, and for that we're very thankful! As far as for our apartment, it's really great, and so far so good. It needed a little tweeks and fixes, but maintenence came in and did it all in a swift. Thank you Orion for your great service!

The 4 beds apartment is beautiful. The process of getting it was easy. Amy was of much help. Everything went smooth with her assistance. She made sure not to miss anything. We submitted everything on time. She is great.

Love living close to park to walk my dog.
Pool is amazing and clean. Office staff is friendly and I have lived here 3 years and maintenance team is on top of it.

Amy in the Leasing Office provides excellent service to the residents in the community. She always has a smile, is quick to respond, and is willing to go the extra mile to make things right. The apartments are well maintained and the maintenance staff are amazing! Amy truly makes you feel like you are part of a community not just another resident in a large apartment complex!

These apartments are not worth the price, RAM Partners are trying to charge people. There is mold in AC vents and foundation problems in multiple apartment units. The walls are splitting and cracking, due to the foundation problems. Yet, they want to raise the rent a couple hundred dollars more without upgrading or fixing anything. I am going to report them to the Housing Authority or whoever is in charge of putting renters in check. Ram Partners and the whole Management at Orion McCord Park are rats.

The exterior lights on units are out and It's dark and there are cockroaches in the buildings and rats in the dumpsters and pool area. The pool is nasty and dirty and the lights don’t even work in the pool. My apartment unit has cracks going through the ceiling.
Rent is too much for all the flaws the complex has.
$1,600+ for 1B1B is too much, a mortgage is $1,500 for a house with garage and backyard and everything. RAM partners is just taking advantage of people during a recession.

I gotta say this place is nice but you do NOT get what you pay for. Sure homes in little elm are nice and over valued but painting the buildings from brown to grey does not warrant the increase in rent they wanted for my renewal. Little elm is my home town, my parents lived in a modest house here for years. That house my parents paid $180k for in 2013 is now selling unrenovated for almost 600k. I see the logic behind raising rents, and do see the necessity. I cannot in good faith pay over double what these apartments leased for brand new just a few years ago. Especially when the kitchen only had two drawers. From what the property managers explained to me, the corporation running the property will not negotiate rents, and would not make accommodations or adjustments to renewals for existing residents. Not to mention I swear every time you turn around there's some new fee increase or the trash man isn't running for some reason. The towing company is extremely predatorial and will tow you car out of your driveway (which they're not supposed to supposedly) at 11: 50pm so they can charge you for the extra day after midnight, regardless if it is a legit tow or not, the complex nor the towing company will reimburse you the $390. They also will just randomly go in your apartment without warning and replace stuff, and leave dirty hand prints all over the walls. You think I'm kidding but it looked like a diesel mechanic replaced my door bell and outside lights while shaking a bag of mystery dust everywhere and it didn't even work after. I enjoyed my time here, but I got a whole townhouse closer to my job in Frisco for less money. My question to management would be why do you make it so hard to just pay rent and go on about my life? !? !

Do not move here if you are trying to move into the apartment complex. There are apartments that have a garage and there is an apartment building. There is only on apartment building and it doesn't have assigned parking. If you're not home by 9pm there will be no parking and management does not care. DO NOT LIVE HERE! You will pay over $1000 just to not have a spot to park in. All that is left is handicap and don't park there either. There are other good reviews on here because the have a garage to park in. I would not recommend the place to a homeless person.
