Orleans at Fannin Station, Houston TX

I am compelled to share my profoundly disappointing experience at Orleans at Fannin Station, as my stay has been marked by a series of issues that, despite my repeated attempts to communicate with the management, remain unaddressed.

From the outset, I encountered a rodent infestation issue that I promptly reported. However, the seemingly revolving door of management's response was always shockingly dismissive, blaming previous managers, pest control companies, ongoing construction, and at a point suggesting that I should "get a cat" to resolve the problem.

Security and parking, touted as key features, have been chaotic at best. Malfunctioning building and parking gates, coupled with several incidents of wheel theft and cars left on bricks, reveal a severe lack of commitment to resident safety. On a more personal note, it seems security has resulted in more property damage than protection as they have been found at-fault in an incident involving my vehicle.

The promised secure living environment is a far cry from reality. Building-wide smoke and fire alarm "tests" routinely disrupt the peace in the middle of the night. This not only speaks to poor maintenance but also a disregard for the well-being of residents.

Further compounding my frustrations are the restricted amenities. The frequently non-functional coffee amenities, removal of computers from the business center, and restricted pool and patio access all point to a severe lack of commitment to providing the advertised comforts. It's not just misleading; it's deeply disappointing for a property with the gall to brand themselves as "luxury".

Moreover, as I perused reviews during my stay, I noticed a pattern in the positivity: many seemed suspiciously generic, focusing primarily on the initial leasing experience/agent rather than the actual stay. This raises questions about the authenticity of these reviews and the transparency of the property management.

I have been living here for about 5 months now and it’s been okay. I have no true complaints besides when I call the leasing office I’m unable to get into contact with anyone as well as the lack of security patrolling throughout the night. The worst part of it all is the “fire inspections”. The fire alarms go off multiple times a week for “fixing /repairs”. There is no amount of fixing / repairs in the world that should result in this happening. It’s very inconsiderate for the people who work nights, work from home and are in meetings, and etc!

Me and my friend stopped by and toured today, such a beautiful property! Everyone we encountered was very very welcoming which we appreciated due to the fact that we are from out of state. Big cuddos to AVERY! Very nice, honest tour guide and was able to answer any questions we had 15/10 experience because of her! We look forward to making Orleans at Fanin our future home!

This is the worst place to live in Houston.

I occasionally come here to visit my girlfriend for a few days and bring my laptop to work from home. Suffice to say I NEVER stay here on days I know have online meetings.

There are no amount of amenities worth the cacophony of deafening fire alarm inspections this place forces onto its tenants.

Before you think fire alarm testing is normal- wait. Sure they give the heads up. But every month? And for two hours? Three Hours? Sometimes longer! Sometimes multiple times a month! Twice it even went off at 3am!

If you have an occupation that requires you to work from home, night shift of any sort, or have little children. Or if you just want to live in relative peace and not at some rave.avoid this place.

I do not recommend this complex and advise you to go ANYWHERE ELSE.

Avery Smith was very much so helpful, friendly and resourceful from the moment I walked in, all the way up until I signed my lease and even after. The apartment complex is right in the middle of everything that I need. I highly recommend if you’re considering moving here ask for Avery!

I love the property, the amenities are wonderful, and the leasing office is very helpful! Linh has made my day so many times with her jokes and pleasant presence! This a great place to live, shout out to Linh in the office.

This is a great apartment complex to live, with a central location to Houston.

My partner and I recently moved to Houston from out-of-state and the overall was very smooth thanks to the leasing team.

The staff are always friendly and helpful. This goes for leasing agents, maintenance staff, and managers too.

I wanted to take a moment to acknowledge Linh Tran, the assistant manager. She is super knowledgeable, friendly and has taken care of all of our needs and problems. The residents and team are lucky to have her!

Overall if you’re looking for a nice apartment in South Central Houston, this is a great place to live that’s close to everything, spacious, and a good value.

I will update this review at our 6-month mark to reflect any changes in our experience if necessary.

This is my 2nd year living here at Orleans, it’s a great place live. Linh Tran is an amazing person that kept me to renewed my lease. Also maintenance is the best!

Linh is amazing! She’s always super helpful and greets me with a friendly smile. The apartments are very clean and modern and all the staff is very friendly. I highly recommend these apartments! You won’t regret it!

I’ve been living at this property for the past two years and so far my experience has been mostly pleasant. I recently renewed my lease and was assisted by Linh Tran who was amazing and greeted me with a smile. She was so personable, patient, and informative which made the process so seamless. It is always a pleasure working with her and I’m glad she is apart of the management team.

I have lived here almost 3 years and this is by far the best property that I have stayed at! Linh Tran and maintenance staffs are great on answering all problems and fixing any issues when in need. Big shoutout to Linh for always being prompt and available to help out. Enjoyable experience all around and a great work team! I can't wait to renew my lease.
