Palm Valley, Round Rock TX

I was on the search for an apt as I was getting ready to sell my home, and after visiting 10 different apt communities (yes 10!) I knew Palm Valley Apts was the next place to call home. I had the pleasure of working with Kia, whom was such a delight to work with. She was welcoming, friendly and very attentive. Moving from a 3 bed, 3 bath, 2 story home to an apt is a HUGE adjustment, and I had so many questions to ask.and Kia was quick to respond to everything which I truly appreciated. Palm Valley Apts checked all the boxes for me: 1Location (across the street is H-E-B, LA Fitness, Dutch Bros Coffee, Nail Salon, McDonalds, Wingstop, and so much more) affordable rent, clean community, and I love my unit especially having an attached yard for my furbabies. I would definitely recommend this place to others.

Kia and Ashley are the absolute best! So friendly and personable. Can't ask for a better office team.

3 years ago I had nothing but wonderful things to say about these apartments. Not now! These apartments are the worst I have ever stayed in. Management and maintenance are the worst I have ever had to deal with. I don’t know why they say put in request when you need something fixed because it never gets done. I moved here in 2019 and so happy I have moved out. I do not recommend anyone to live at this property. Giving them a one star rating is being to kind in my opinion. They have allowed anything and anyone to live here. Paying for pest control is a joke because nobody has sprayed anywhere. Paying for valet trash is a joke because they don’t come when they say. And why is there a package fee when the mail center that used to be available is not. The small fees they ask for are ridiculous. Management is always changing and they are extremely rude and unprofessional. You can hardly get someone at the front office. Sad to say these apartments have really gone down, and you would think they would come up at some point. Pool is always closed, and they say its for “repairs” how many repairs do you need to make if there are no changes. 10 out of 10 DO NOT RECOMMEND.

The office staff is so sweet! We always feel so welcome going in the office! The property is beautiful too, maintenance does a great job of keeping it looking nice!

I’m fed up with this place. I’ve lived here for 2 1/2 years and it’s gotten worse every year. The pool has been closed for WEEKS in the middle of summer. It opened back up for one day and now it’s closed again and they’re blaming it on an unauthorized late night party. I’m sick of the excuses. I pay a ridiculous amount of money to live here and it’s absolutely unacceptable to have the pool constantly closed. My rent has gone up $315/month since I moved in and that is the cheapest lease option! Why am I paying more and getting less? The valet trash is a joke, they threaten to fine you for every little trash bin rule. The gates are constantly broken and there was a fence down for months! When I moved in there was paint splattered all over the floors. The apartments are run down and dated definitely NOT luxury.

Update 9/13: The pool is still closed. It’s supposed to be open year round. When I emailed about a rent credit since the pool is constantly closed I was ignored. After my 2nd email weeks later I got a very rude and unprofessional response that my rent doesn’t pay for the pool, only my unit, so I won’t be getting any discount. For reference, I pay $1600 for a one bedroom. Do not be fooled by everything they promise when you tour the place! The office staff when I moved in were much friendlier and more professional but they’re all gone now.

We’ll be moving in on October 1st 23 and we have had the best experience with the whole applying and moving process. Our leasing agent, Bailey Wells, has been absolutely outstanding and I 100% recommend anyone thinking about moving here to do so. Very pleased with her customer service!

I love how they got my review deleted for telling the truth. So here it goes again. This place is infested with rats. I have to clean my patio EVERY SINGLE DAY because there’s droppings all over. I have been dealing with this for months. Every time I’ve asked about it. They say there’s someone taking care of it. I have to put money out of my own pocket to try to keep this critters away. It’s a risk to my health. The new staff is always very dismissive and rude. I went to the office recently. The front desk people were having a conversation turn to look at me. Gave me a an unkind look and continue to talk for like 10 min before helping me out. This is the kind of service that you’ll get if you move to this apartment complex.

The apartments are very nice. The leasing/front desk staff is the epitome of professionalism: friendly, knowledgeable, attentive, and goes out of their way to proactively assist you. The best in my entire rental history!

Love living here so far and I see how hard Berkshire is working to improve the property. Kia and Bailey have been more than helpful during any transitions I needed help with. The property manager Ashley is also a great asset to the team.

The community seems very nice and safe. Frida took very good care of us and explained all the amenities.very nice pool. 5/5 for the service and it's in my top options
