My last few months here have been nothing short of amazing. Kalista, Frank, Joy, and the rest of the office staff have been amazing. The maintenance team is always super quick to sort out any little issue I’ve had. The apartments are beautiful, and the amenities are amazing! If you’re looking for a beautiful apartment at a reasonable price this community is a great choice!

Very beautiful place and really friendly community, the leasing specialist are the best in the area. I was helped by Saarah as well as joy and as a first time renter they made the application process extremely easier and provided excellent service! Happy to call the Park at Crystal Falls my home.

Update on review:

We flew in to come visit and the community is amazing! Joy did a wonderful job of showing us around the community and shown us the strong community they have there. Parks at Crystal Falls is now at the top of the list because of the customer service is excellent, the amenities is what every family and pet owner would need at an apartment complex, parking doesn’t seem like an issue here, and so much more.

I had a scheduled appointment via Zoom with Molly on 10/19 Monday at 1130. Due to the lack of service at your property, our Zoom call had ended prior to seeing the unit. Molly stated (via text) that she would be emailing the video of the unit due to the signal failing. I texted Molly on Monday evening that I had not received the email regarding the video yet. She did not respond back, so I called the property office yesterday and left a request for Molly to call back. I still had no response back from anyone at the leasing office. It looks like there's a lack of communication from the leasing office with future residents from California. I understand that there's a stigma regarding Californians moving to Texas and I hope this is not the reason why I am being ignored/forgotten.

I highly recommend this property for a high end apartment living experience. The property is spotless, the amenities are very high end and all maintenance requests are handled immediately and the staff is highly professional.specifically, the staff Joy Rising and Saarah Haq are both phenomenal leasing professionals. They went above and beyond my highest expectations to ensure a smooth and timely move in. Joy Rising is a dedicated professional who takes a personal interest in the tenants of The Park at Crystal Falls. She works evenings and weekends to ensure each tenant's needs are met. I highly recommend working with Joy if you are leasing at The Falls at Crystal Park.

I have been there for 1 year and I have no complaints, beautiful complex, the pool, the apartment. The maintenance guys respond super fast. I'm moving to be close to work! But without a doubt it is a good complex to live.

The amount of money this place charges compared to the lack of maintenance and "luxury" there is, is ridiculous! The residents here aren't mindful of anything, leaving beer cans, broken glass, dog poop, and food on the ground that my dog accidentally got into and is now wobbling all over the place! There's already been plenty of complaints and voiced opinions about the same matters but nothing gets done. Do not waste your money living here you will not enjoy it.

P. S.if something happens to my dog someone will be getting held responsible.

Love this place.lived here for almost 4 years, left and came back. Wonderful staff, lovely apartments, and great amenities. Love the upgrades that were made while I was gone.

Looking at apartments was great the staff was great. When I got my keys to move in the apartment it seemed to not be as clean as it should have been. I had been getting bites on my body. So I am not sure if the carpet was not only cleaned by a professional but exterminated too throughout the yard and apartment. I would hope since the previous renters had pets that it was sprayed and.cleaned well. As of today 7/1 I have been here 3 weeks music being blarring after 10 pm which is unexceptable I called the officer on duty no call back. They provide you what you need to move in. The middle gate makes no sense put a keypad in for visitors. I had not been giving my mailbox # had to ask.

Cute apartment be sure to ask and get someone to walk through everything with you.

No offense to the current employees of this establishment but overall my experience here has been very unprofessional. I am not even a resident here, so again no offense to the property and employees (as of now). They have been good at helping direct me to where i need but due to being put in collections for a sour employees attitude.from 2 years ago.when the employees and manager (at that time) were horrible.the situation i am in is time sensative and i have stressed it to regional and have taken it on up too corporate as I was told to and now dealing with Corporate has been a nightmare. The Orion Allied property managment system has been a mess when it comes to communication. Regional managment Ms. Heffran and her manager Ms. Wiggly lack professionalism when it comes to communication. In the beginning when the situation was addressed she stressed to me that she would Gather information and provide me an answer by my deadline of toda here, We are a whole week later and I still have no communication from any of these women. After numerous emails, 3 at least minimum each day and 3 to 5 voicemails left a day, Neither party has addressed my concern or provided the decency to call me back. There lack of transparency and communication is very evident of their lack of Professionalism. I would expect at least at minimum (yes we can help with the situation or a no) but i cant even get that. Overall disrespectful reperesntation. And if YOU all respond with that generic response of please call us to discuss the matter, why not practice what you preach and call/respond back its not like you all dont have my number and all those voicemails.or is that asking for too much.

Keep in mind the information i needed was due 6/21.we are 6/22 as of now.if i was relying on them for my livlihood and being put on the streets was at risk i wouldnt put it in their hands.because id be homless.this is not school.deadlines are here for a reason i said was DUEEE YESTERDAY.sad.

Anyone thinking of living here - do it! I've been here at The Park at Crystal Falls for half a year now, and the maintenance folks here are 5-star. Any issue I've experienced has been remedied within an hour or two at most. You can't get any better, and the maintenance Director & staff is why I'm here. Also, the Property Manager is super, and Joy and Melanie the leasing managers on the property are all very professional, very personable individuals and terrific to work with. This property management is unlike most, as they care about their tenants and making sure the property meets the highest standards. Also, the apartments are close and accessible to everything within 3-5 minutes.

Just moved here and Joy helped me get in and approved under a day. I didn't really have much an option because of selling my house. I did see complaints and signed without even looking at it. There were a few hiccups but nothing much to lower a star over. Apartment is spacious, don't really hear any noise except a loud humming noise coming from the attic or roof that I will open a maintenance ticket for. ATT couldn't activate service (not apartment related) but got spectrum up on the same day. Anyways if people want to complain go to the Avery down the street where they take your money and don't process your application and act like your living in Beverly Hills.

I can't say it LOUD ENOUGH OR LONG ENOUGH: I LOVE THIS PROPERTY and Joy R.is just the very very best! JR once again I can't help but to give you and PACF staff 5-STARS 5-TIMES ***** This property is flush with wonderful amenities, it's family friendly and pet friendly. This property is also under new mgmt so PACF is still getting even better every day!

I have lived here for about 2 years now. And this place is one of the best places to live at in Leander. Very peaceful and great for families. There is high school right behind the apartment that you can just walk to. Love the amenities. The staff is great. Unfortunately, we are moving out of Texas in about another month and I will certainly miss this place a lot. I wish I didn't have to leave.: - (

We have lived here a year now and are satisfied however there are a few issues that need to be worked out around this complex. The middle gate is ALWAYS broken, which means it’s ALWAYS open. Not very safe. Next, the dog feces all over the complex grounds is awful. Just awful. I’m constantly stepping in dog feces at night when I’m taking mine out to potty. Absolutely infuriating and gross! Also, the breezeways need to be cleaned a lot more often. They have pressure washed them once the entire year we have lived here.

I normally don’t do this type of review since I like to give people a second chance but these people didn’t give my family that so I don’t won’t let them lie to anyone else! My family is from Venezuela and they applied for an apartment, they paid the fee, they provided all the documents, (everything was okay, they have an excellent credit score, jobs, etc), they even asked them for taxes, they went on a tour and talked a lot to the admin or whatever they call these people in charge of those things, everything was going great or so they thought, suddenly they just told my family they couldn’t approve them because of their work authorization since they didn’t think they were reliable enough because they were asylum seekers! Seriously? Everything was perfect and just because they’re not Americans and you don’t “trust” them, you just denied their application! That’s ridiculous, they’ve been living in this country for years! And never had this issue before, the whole situation just feels like discrimination! You charged all of them for an application fee knowing they were asylum seekers who live here legally but you couldn’t be honest before they paid you? Then, they just said there was a rule/law or whatever but why didn’t they say that in the first place? Why did they wait until the fees were paid? They knew the application was gonna be denied!
Do yourself a favor and don’t apply here! They are not reliable!

In the beginning everything was wonderful. Had a great and easy time with the initial application. However, over time, I noticed more and more negative things. The floors are super thin so you can hear EVERYTHING. They hallways are always dirty and they don’t fix the lighting. Once my lease came due, they were going to charge me an additional $400 for an unrenovated apartment. I was going to have to move to a 3rd floor and still have to pay an additional $200. They said there were no exceptions and the owners didn’t care. Everytime I was at the pool I would notice that it was very dirty and not kept up. The gates are never closed so there goes the “gated community. ” You can never get anyone to respond to calls or emails. It’s been 60 days since I have left, and have not received my deposit. I’ve called and left voicemails. Sent several emails. They have all gone ignored. Texas law states you have 30 days to send any deposits back. Most of the 5 star reviews are from people that haven’t even moved in. And all of their responses to the reviews say to call the front office. Well good luck. Very displeased and angry.
