Patten Title Company - Sugar Land

Incompetent, questionable business practices, and pompous leadership is the best way to sum up our experience with Patten Title. This company provided a title on a property with an active lien on file and have the audacity to offer their permission to take them to court and file a lawsuit. Which we have gladly done. If you are a realtor, buyer, or seller please beware. This company will put you in a complex situation and will gladly not take responsibility for it.

Apparently, Patten Title will file a title and close on a home loan even with an active lien on a property due to an unpaid fees. Our company filed an active mechanical lien affidavit on 3/21/23 on a land owner that Patten Title did the title on yet, Patten Title and Zeus Lending still closed on the loan and filed the unclean title on 4/6/23. They didn't contact us and the excuses ranged from "They didn't see the lien affidavit" to "It's not a real lien". I'm not understanding how they didn't see the lien affidavit since it's on file with Galveston County. Patten seems to be a real shady and mischievous type of company. Any title company that files an unclean title on a property just to close is one that cannot be trusted.

She was able to accommodate and get a POA done and ready for the sellers within minutes. The sellers went from panicking and trying to figure out how to get their home sold to calm and smiling because she found a quick solution for them.
