Peppertree Inn, Lubbock TX

We had very unpleasant experience in living this apartment. Marisa, the manager, is an excellent, very professional lady. She is outperforming many apartment managers. However, she cannot help the outdated facilities and the terrible building. One major problem is about the water system. They charged us around $100 every month or even more for using water. Actually, we were very frugal in using water. We were confused by this charge first. Later on we realized that the hefty water charge was caused by the terrible underground water pipeline system. It was too old to hold water anymore. So they stopped giving water almost every week and called in technicians to repair the system. Unfortunately, this issue had never been really solved. The water charge was still very high. Second, the building itself was very old. In particular, the floor was very weak and when we stepped on it we had to be very careful. Otherwise, neighbors would complain. Once the pipe in the bathroom burst and the water was everywhere. My children were shocked. It took many days to remove the water. Fortunately, one year later we moved out from that apartment. In short, the experience could not be worse. I really hope the owner of this apartment will stop running the apartment for a year or so and repair it thoroughly. Hope this help.

Wouldn’t even give a one star. All they do is lie and steal! Worst apartment complex I’ve ever moved it. Always plumping problem! Better yet there is always a problem!

Efficient management and nice staff. The location is very convenient and close to grocery stores and Tech campus. Highly recommended!

Peppertree apartments is great for what you pay for, there are a few issues, like sub-par laundry facility, water bugs in my apartment, and baseboards that don't hit the floor and are perfect for debris, trash and bugs to hide in. My next largest gripe is the lack of windows and natural light. Where Peppertree excels is in the environment. The main reason I liked Peppertree was because of it's investment into nature. There are great places to walk through the complex and see mature trees, beautiful rose bushes, grasses, walkways and quite a few stray cats that are all very sweet. As a Lubbock local, I can say it is in a good spot in Lubbock as well.

I won't be renewing my lease with Peppertree because of water availability issues, whether it is hot or not, and that they couldn't give anyone a discount on their rent for having to deal with no water frequently. Then after that, they still tried to raise my rent, as well as say that I can negotiate rent with someone, and both people I spoke to don't actually have that ability, after saying they did. It didn't make sense to me to charge full rent if I am only getting some water, and having to wait a very long time for amenities to be open.

Overall Peppertree is a decent complex with helpful and friendly staff, but is a budget apartment complex in my opinion, so circling around to the beginning, you get what you pay for.

Been here for a month and so far so good. Maintenance was timely for the request I made. Staff is very friendly. The welcome goodie bag was appreciated. Make sure you run your water for a minute before you shower because it takes a second for the pipes to warm up from the boiler (multi water heater) room to your appt.

I have been living at here for the last 2.5 years. The staff's are really friendly and very responsive. A family friendly and quiet apartments complex

Very attentive staff, I enjoy my apartment it's very spacious with lots of storage. I Highly recommend these apartments they truly care about you here from taking care of a maintenance request to simply doing the smallest favors that seem like nothing, but mean everything.

This is the best apartment I've ever lived in. I've tried several apartments in Lubbock and never stay more than a year because they haven't been great or the landlord was useless, but this place has been amazing! Marissa and the staff have been so kind to us and the maintenance crews gets things done well and in a timely manner. There is a TON of closet space! We have three in our room! They have little events in the office for us sometimes, the property is well maintained and FREE covered parking! Heck yes! I feel like they genuinely care about their tenants and do their best to help. We are really happy here and finally feel like we have a home, not just an temporary apartment.

It has & still is the most comfortable & adorable place call home. Great location & the landscaping is tremendous. The staff is very professional, cordial, & personable to the tenant. I love the awesome PR treatments received during 'holidays' & 'just because days ' the neigbors are friendly. The maintenance & grounds staff are fantastic!

It was pleasant how nice and friendly the staff was before they took us on the tour around the apartment complex. I noticed that it didn't change after signing the lease either. They're very attentive to the needs of the residents and the requests that come in. It's relieving to have people that care about the place and people around you!

We have lived here going on 2 years and overall it’s a great place to live. Management is always so helpful, the apartment is very spacious, maintenance has always fixed my tickets immediately recently I had a backup which got resolved immediately. As far as the community it’s safe, clean and convenient. One of our best apartment experiences. Highly recommended.

I like the pepper tree in. It was clean and quite and has a reasonable price. They also do not allow residents to have a pet that was good because this rule keeps neighborhood clean. Even one bedroom apartments has lots of closets and storages and big patio. I like one bedroom apartments floor plans separating bedroom from living room by two doors, spacious kitchen and defined entrance. However, I like the last manager more than the new one. I just stayed 3 months there when new manager started her work and don’t know her very well but in the limited conversations I felt she and her staff are rude.

This complex has 1,2 and 3 bdrms. The staff is very accommodating and helpful. Great price for a great clean up to date place to stay.
