Been here for a month. Super friendly staff, great neighbors, very quiet, clean and well built. Parking can be a little annoying late in the evening, but it’s hardly a big issue. No construction issues, A/C is great, really feels worth the price. We’ll be here for a while.

FIRST OFF I WANT TO START THIS REVIEW BY SAYING THIS IS THE BEST PLACE I EVER LIVED! Tiffany and the staff has been amazing in every way possible. The community is gorgeous from the pool, trails, dog park down to the movie theater where I watch my KANSAS CITY CHIEFS play from time to time! I absolutely recommend pioneer hill apartments to the world.

This place is as strict as the White House. If you want to visit any friends here, just know that you have to register your car, provide your driver's license, have a valid passport, pass a background check, and have an 800+ credit score. Not to mention it's 4-6 weeks out for approval for a 2hr visit, if you want to visit longer it's an hourly rate.

The amenities are great here! But to utilize them you have to go to ACL the year prior and make sure you still have your wristbands in order to access the pool.

In all seriousness this place is uptight and could make it a lot easier for guests and tenants to hang.

I was an original tenant here when this community opened. I moved in July of 2021 and just moved out July 2023. Like you can see in some of the older reviews, this place was really great at first with the original management, JCI Residential, but it took a noticeable downturn once the current management, Cushman & Wakefield, came in last year. The biggest con about this place for me was the management. They are extremely avoidant and do not prioritize the needs of the tenants or the community. They rarely answer the phone or emails, they will close the office at random times, the managers are there sporadically and if you happen to catch one of them, they are pretty dismissive and unhelpful. Other community complaints include unreliable valet trash service, trash bags piling up in walkways and curbs, and the pool being closed for weeks at a time. My car was also vandalized while I lived there, that was not managements fault, but the lack of initiative and empty promises of security cameras being installed after that situation was just another frustrating disappointment of how they handle things. I also found it difficult dealing with various bill-back fees being tacked onto your monthly charges that were not explained to me upon resigning my lease. I also had my rent raised about 15-20% each renewal. The only pros I can say are that I did like my actual apartment and I never had any issues with pests. For me the headache that is the management and the high prices that they were charging were what ultimately led me to leave and I would encourage others to look elsewhere.

Hands down an amazing place to live! The staff is super friendly, more specifically Shae & Tiffany do a fantastic job in making sure that you're taken care of. They're very responsive and helpful to any questions that you have. The area is safe and the complex as whole is well kept. I never once had to call maintenance to fix anything. The trash pick up service was extremely convenient and the pool amenities are top tier! I would recommend this Complex to anyone wanting to live in Austin!

I moved here in February this year (2023) & by far this has been the best experience I’ve had with the office staff EVER. They keep the landscaping at tip-to shape, I haven’t had a maintenance issues, & you can tell they really care about their residents welfare. They’ve recently started watching over the pool area & removing individuals who don’t live here. Thai helps because when I want to use the pool, I can because it’s over crowded with people who don’t live here. They break bottles, glass is everywhere, & for a father with children I APPRECIATE that level of concern. Tiffany in the front office IS ABSOLUTELY AMAZING. She goes above & beyond to make sure everyone is taken care of. It’s not just her, it’s everyone as a collective. I enjoy living here & if you’re looking for a solid place to live, look no further. 10/10 EASY️

Lived here for a year and was very happy living here! Staff is friendly and the apartments are beautiful and comfortable. Giving 4 stars only because parking was a pain. If i got home anytime past 9pm I would park so far away from my apartment, when I had people visit they'd have to drive around for parking. Aside from that overall great apartments to live in and worth the price.

I have been living here at Pioneer Hill since June 2022 and I can honestly say it has been the best apartment experience I’ve ever had. I specifically want to give thanks to Tiffany, the complex manager here for her outstanding customer service. She is quick to respond to any minor inconvenience I have faced and has remained super upbeat and positive since I moved here. Thank you, thank you, thank you Tiffany for everything you do here at pioneer hill!

Pioneer Hill doesn’t see the need to respond to emails or calls. I’ve called everyday this week and emailed 3 times with zero responses. If I owned stock in Cushman and Wakefield, I’d sell it today.

Will find as many ways as possible to add fees whenever they can but when people ask about maintenance requests they pick and choose if they want to help. Original property mgmt company was infinitely better.

My significant other and I recently moved to Austin and while we looked for house, we needed an apartment to stay in for a few months. We can't say enough great things about living here! We rented a 2 bed 2 bath on the 1st floor with a small yard. This apartment fit all of our needs and was so comfortable. The small backyard, dog park, and dog bath area was perfect for our pup. The Amazon lockers and gym were definitely an added plus. Moreover, the staff has always been responsive and provided great customer service. The apartment manager, Tiffany, is part of what makes this place so great to live in. If you need anything at all she'll be there for you! I would recommend this apartment to anyone!

I have been a resident of Pioneer Hill Luxury apartments since 8/2021. Since my initial move-in date the Office has changed management. Tiffany Lounsberry has always been very friendly, positive and helpful anytime I had a question or concern. Any maintenance requests I put in are always handled the next day. Thank you Tiffany for always taking care of us. We appreciate all of your hard work!

This apartment complex has the worst management I have ever been in contact with. The front office never answers their phone, emails, and provide false information to their residents. Furthermore, the employees are never on time to the office.

The apartments itself are nice, but the management here is disgustingly bad. I would never recommend someone to live here solely based on this.

Cushman & Wakefield new management is mediocre at best. 8 out of 10 times, they won't answer your email. Getting someone on the phone is difficult and usually not possible. Their attitude is quietly standoffish.

An official Texas form they asked us for in writing - they gave me a one-sentence, handwritten note for it and did not even write their name, mine or our apartment number on it.

I walked over to their office (no other choice!) to follow up on my request for a maintenance order. I had sent the initial order through the online portal weeks ago. The person that had showed up to evaluate the issue back then never got back to me. So I walked over to the office on Friday. The new assistant manager suggested I send him a reminder before our scheduled visit:/ I did. He never showed up. He called me 1.5 hours after our scheduled visit and I couldn't pick up. He did not leave me a voice message or email me to reschedule. There's that sloppy, mediocre, paycheck-entitled attitude the Cushman & Wakefield new management has. In their opinion, I need to send them pretty-please reminders for them to provide me a necessary service. And when they don't show up, it's cool that they either don't follow up or follow up in such a halfway, impractical way that you have to follow up with them again.

I gave Pioneer Hill Apartments a 3-star rating because I am mature enough to distinguish between substandard management and an otherwise great building and facility. Yet, it's management that makes or breaks your experience and, eventually, the physical building itself. I won't get started on how they never clean the building hallways and you've got neighbors' trash residue pasted in the hallway. Pioneer Hill Apartments is a new, nice community. With the entitled and mediocre attitude of management though, it won't stay like that long.

Yes, Tiffany has great energy when you actually get a hold of her (by having to go to her physical office). But energy without work doesn't amount to much. These folks are just here for a paycheck. That's a far cry from the luxury standards they claim on their website.for which you have to pay.

This has been the best apartment I’ve lived at! The property manager, Tiffany, will go above and beyond for the residents at Pioneer Hill. We’ve enjoyed the brand new units, responsive maintenance, respectful neighbors, and most importantly I’ve never felt safer than I have living here. A lot of reviews mention parking being a problem but my husband and myself have always found a parking spot living here personally. There is overflow parking in the middle of the complex that normally has a spot available. Highly recommend Pioneer Hill!

We’ve enjoyed living here, as the location is great and it’s way safer than our last place. I’ve actually had a better experience with the new management, and they’ve been helpful and quick whenever there’s a problem.

As a resident of Pioneer Hill Apartments since early 2021, I can truly say it has been a experience of change. I love my apartment and my neighbors. Even though change can be hard, New management Ms. Tiffany truly cares about her tenants. While I was facing one of my hardest rental concerns ever, she and staff work through it with me and resolved my concerns. I love living here. The maintenance staff are hard worker's daily.
Thank you Pioneer Hill for all you do.
All your hard work and diligent has not gone unnoticed.
