Reserve at Braes Forest Apartments, Houston TX

This is the neatest, cleanest, most quiet, trouble free apartment complex I have lived in my life so far. Parking is enforced by the city of Houston. Surveillance throughout the facility. Parking is not assigned and is included. If you are not a visitor and park your car you will be towed. The entrance gate uses an an app on your smart phone that they send you a link to download
Leasing office staff are friendly, courteous and cordial and they are extremely efficient. I have nothing negative to say and this is from personal experience here at the reserve. You are gonna pay a little bit more but it's definitely worth it. I highly recommend this complex.

The leasing office was so helpful in answering all my questions. Shajwanda in particular was so intentional in ensuring more move-in was seamless.

Laundry is a nightmare EVERY TIME. They refuse to put up signs, I tried to put up signs and they take them down. You will loose money in the machine and never get it back, you have to have 2 different forms of payment for them and there is no indication of that being the case. Your clothes won't dry, they may be extremely wet from the wash that won't flush, or they might not get clean at all because some won't fill. You can ask the front office, one of them rudely told me, they don't have anything to do with the machines and closed the door in my face, she eventually came back to the door and told me to call their third party and tell them to fix it. It still never gets fixed.

The dogs here bark non stop around the clock here (some people don't mind, just a heads up). And there is trash everywhere (tho I do see them trying to clean up the place they don't enforce dumping or animal mess rules).

They will give you little to no notice when they change things that will have a manger impact and they aren't responsive.

I do feel safe walking in the neighborhood, they do have new staff I think, I haven't seen the rude one around, I like the groundskeepers/porters.

They are quite, clean, and the management is very nice and small. I really like my apartment and the outside as well… I’m happy with the Decision I made

My family pays about $1,000 and some change in rent. So you would think the dryers would actually dry your clothes.nope wrong. It happens a lot no matter how small the load is. You can’t even use the same form of payments for the washer and dryer. Visitor parking is taken up by residents with 2 to 3 cars. Which is unfair when they could just get stickers to park in the correct spots and actually leave a place for REAL guest to park. The staff in the office are nice and very helpful though. They do their best with the parking situation but the laundry company needs to be replaced.

I'm so glad to be leaving in this nice and quiet place staff is nice and friendly and property is always clean I love my new home

I just moved in over here with my family and it’s cool Shajwanda was a great help everything moved fast the apartment is nice and comfortable it feels like home when you walk in the office. Shajwanda kept Us informed about everything that was going on (she didn’t leave Us in the dark about anything). So far it’s no problems.

It's decent enough. They will definitely try to squeeze every penny possible out of you though.

Pros: Quiet and Safe

Cons: They charge a fee to pay your rent, the laundry room is always out of order, if any machine takes your money they won't reimburse you, they claim they split the water bill between everyone in the building so regardless of how much water you use you're technically paying for someone else's water usage, the manager (Shajwanda) who I was in contact with was trying to swindle me from the beginning by telling me one price before I paid the application fee then as soon as i paid it, she told me it would be $100 more than what she had said until i bargained her down to a bit more than the original price she gave me and I found out she added an extra month to my lease, taking advantage of the fact that it was my first move and I was doing everything alone, they took $100 out of my deposit for "touch up paint" even though I left my apartment in the same exact condition that it was when I moved in, they never told me when the maintenance person would be coming so I would come home randomly to a man in my apartment (I am a 21 year old woman and was living alone), if you're not at home by 8pm all the parking spots will be full from people having their guests over even though there's visitor parking, people let their dogs poop anywhere and don't pick it up.

Overall, I wouldn't live there again or at any Reserve locations.

It's only been a week from NYC to Houston and Shajwanda McCain has been so helpful and sweet throughout the whole process. The apartment is clean and the maintenance is very responsive. I also feel safe and the complex is quiet. That's a plus for me. Since it's still early, I can update more in the future but so far I like it.

So far it’s cool place to live the young lady we worked with Miss Shajwanda she felt like family an she is good people. The parking is okay.

The process was very quick and easy. Ms. Shajwanda helped me out when trying to move in and the apartment itself is nice. It’s calm and you hardly hear any noise.

I have nothing bad to stay. The staff is very helpful. The complex is always clean and well kept. We love our home. Already recommending.

I’m half way through my lease, and I must say so far I’ve enjoyed my stay. Office staff is very friendly, always have been. The property is well kept, the complex itself is quiet. 10/10 recommended, stop by they will take care of you.

Safe, extremely quiet neighbors on all sides, clean (no pests) and no weird activity. The ladies in the office are nice and professional, I cant complain. Maintenance is also quick to handle a problem so that's a plus! My app process was done in 4 days.
