Residences at Gramercy Apartments, Houston TX

I just toured this complex and I have positive and negative feedback. Tom at the leasing center was very professional and courteous. The unit I saw was in good condition and I liked the floorplan (A4 with sunroom). I am disappointed that many of the bad reviews for the complex seem to be true. Gramercy street is narrow and busy, seems like an accident waiting to happen. One of the two elevators in the south building is still out of order, blocked off for repairs. And the biggest concern for me is the smell in the hallways. I think I saw a unit in the south building on the 4th floor. All the hallways are carpeted with no exit to the exterior of the building, no air flow. It smells like what some of the reviews have said- trash pile up and dog accidents. It had tons of stains as well. I honestly cannot handle walking through that building, I needed to leave quickly as I was feeling sick. Management would have to rip up that carpet and replace it with tile or bare concrete for me to consider living there. I am disappointed because I did like the apartment unit and the customer service.

There is a lot of problems, but I will only focusing on the most important things right now it’s going on. The ELEVATOR like for real i need explanation why they can’t fix it its been more than a year and half like this if they fix it it get broke again in less than 24hrs this is really bad

I love living here at RaG. It’s comfortable space, excellent management office and maintenance response times and resolutions. My apartment has a huge patio that I’ve made into my personal garden space. Highly recommend!

Love the interior air conditioned and carpeted hallways. No blind spots for anyone to hide in. Plenty of parking. Great location, very near a Walgreens and restaurants. It is about a mile from the Rice Village, also there is a Salata restaurant just around the corner next to a Walgreens. I like the community but their pool is tiny. I have seen dog parks with larger pools. It is extremely near a Kelsey Sebolds medical center.

One of the most irresponsible places I've lived. Security gates are constantly broken and left open, a car got all 4 tires stolen due to this and management said it wasn't their fault and to call their insurance company. Elevators are broken every other week. Today they posted, on handwritten pieces of paper, the electricity would be off from noon to 8pm ON A SATURDAY.

Great apartments and amenities. Pets allowed. Social gatherings for residents. Well equipped gym. Very nice pool.

Horribly managed. Nothing gets fixed or cleaned. Property has had multiple breakins. Management simply cannot be bothered. Do not move here!

I have LOVED our community thus far. We just moved in on Saturday and already things are wonderful! I loved the covered parking, the gym, and the access to local food and entertainment. Can't wait to see what else our community has in store!

For a single gal, this is a fairly safe place to live. There are interior hallways that the apartment doors open into. The remote control gates to the parking located below the building work almost all of the time. The one malfunction I am aware of was that the car entry into the garage for the portion of the complex across the street was having poor reception and residents had to get out of their car and point the key fob directly at the gate. Even with this consistent maintenance of the perimeter, I did see a car set up on blocks minus the wheels. Shortly after that, I got a memo tucked in my door which encouraged that residents remember to keep cars secure and to report any suspicious activity. When the leasing office is closed, you need a key fob to get into the building The maintenance staff is prompt in responding to maintenance requests that I submit through the smartphone app. It does seem that the front office works to maintain communication with the apartment community. I have multiple medical issues and the Kelsey Seybold Main Clinic is a walk across the street and through the Kelsey Seybold parking lot. I get medical care from Kelsey Seybold physicians and getting to my appointments is so much easier. Residences on Gramercy is in a good geographic location as it is close to a retail center which has a grocery store. Power outage second time this year. I had to use my phone hotspot to connect to my company laptop to attend some meetings. For other urgent working stuff, I had to postpone them, which means I have to work the entire weekend. It’s been over three hours, but it seems like the power outage problem hasn’t been resolved yet. In addition, my washer was broken two times (I didn’t do anything to it, just used the normal cycle), but the service team is nice to solve that problem quickly, hopefully the washer will not broken again.

Great place. Management is par excellence. Maintenance responds immediately. The place is kept clean and smells good. Trash picked up daily. All in all great!

This is by far the best complex I've lived in. Quiet, clean, great location, speedy service request, and a friendly and welcoming team. I will definitely be renewing!

Our team had a wonderful experience working with the Residence at Gramercy. There client seem very happy with there service also. The moving company Rent-A-Mover from YELP was 5 star also.

Generally good amenities. Management might've needed a few reminders or follow-up emails here and there, but they were always apologetic if they did and swiftly took care of everything once communications started.
