Terrible Apartment Complex.

My ceilings were flooded from the apartment above, damage never completely fixed. Dirty, Unkept, Maintenance is terrible. Don't move here unless you want them to nickel and dime you while providing a horrible and dirty place to live.

Management team does not care about their tenants, only their bottom dollar. Double check all statements from these clowns before you move out cause they will try and bill your after last month of your lease and will threaten collections on you even when you paid your rent and utilities.

You would be better off living under I-35 with the other hobos than living here.

Lived there from 2019 to 2021; management company changed in 2020 and was a severe downgrade. Break ins at the parking garage. They also decided I owed a number of move out fees, but then never notified me about the move out fees, and sent them to collections years later. It was via the collections company that I found out I owed anything.

The Triangle provides a great blend of dining, athletics, banking, and an overall, inclusive community.

Heather and Cade are quick to help, knowledgeable, and made my rushed move-in process a breeze.

I highly recommend this property.

Besides Mueller and a few buildings on the East Side, there is not a property like this in Austin.

As a hybrid worker, the Triangle provides the perfect work/life balance for me!

Look at the reviews. They’re representative of this complex… a mix of people from all parts of life who have had issues with this place from the garage to bug and mold infestation to responsiveness of staff to being forced to pay for a valet trash and delivery company to dirty hallways because you have to leave bags of garbage sitting in them.

*Please note that this property uses Fetch package delivery and residents are REQUIRED to pay for this service. Look up Fetch in maps and see the reviews. 1.5 ️ out of 5 rating.

This is the Grey Star owned property experience. Look at the “luxury” hallway your guests will see. The broken door has been broken for a year and is referenced in other reviews.

Filthy, pigeon corpses all over, bugs in the walls, smell of urine in the stairwell for months, mediocre amenities, if you live on the Guadalupe side of the building, don’t expect to get a single night of good sleep due to all the noise (people yelling and drag-racing in the early hours of the morning, buses beeping etc.), AND as an added bonus you might as well pray to God every day that your car isn’t the one to get broken into that night. The audacity to call these “luxury” apartments is wild.

The leasing office people (with the exception of one really nice lady, I wish I could have got her name to give her a shoutout) are incredibly condescending and unhelpful (and borderline hostile sometimes), and if you have any dispute about charges, they will send you a ledger of transactions that is suspiciously missing payments that I had clear bank records for, and they could offer no explanation - that is, if you’re lucky enough to get them to stop ignoring you (they clearly have an unwritten policy of trying to ignore issues until they go away).

If your apartment is randomly flooded one day by a plumbing problem in the building, expect loud industrial fans to be in your apartment for weeks on end, rendering your living space unusable; and when you politely ask if there’s any way to get a voucher or something to reimburse you for such a massive inconvenience, be prepared for a resounding and dismissive “no. ”

I mean, it’s an Austin apartment owned by one of those big corporate real estate firms, so I don’t know why I would expect anything except the most greedy, unpleasant customer service experience imaginable - but it’s still pretty appalling. The fraction of my security deposit that I received back was laughable - they hit you with ridiculous charges and they know there’s nothing you can do about it. An entire profession based around extracting every possible nickel and dime out of you; once you’ve signed a lease they simply do not care about you anymore because they know you’re financially beholden to them.

Don’t live here, there are plenty of other spots in the Hyde Park area.

Do not move here! My roommates and I were so excited to move to this apartment complex. The location is unbeatable, but unfortunately our experience has been less than pleasant.

My next door neighbor had a toilet leak that seeped into my bedroom carpet. After about 4 hours of sitting and waiting, a third party floor repair company came to dry the contaminated water out of the carpet. I called the complex multiple times to get answers and updates on the repairs, and to request it be professionally cleaned. I was blown off with evasiveness each time, and still am unable to use the portion of my room that was contaminated with the toilet water.

Our AC has been broken for 4 days, leaving the temperature in our unit at 81 degrees. We are all staying with friends right now until it is resolved.

There are tiny little bugs EVERYWHERE. It doesn't matter how clean you keep your apartment

First of all the quality of the apartments is pretty good comparatively. The problem came when we were leaving. I spent 10 hours over the course of 2 days, cleaning the apartment down to every nook and cranny. One month after I had moved out they hit us with another bill of $427.60. This was interesting as they charged us for a carpet clean of 129.99. They also charged us an extra 376.45 in utilities, which was apparently for water for our first and last month. Our usual water bill was no more than $55 every month, so the fact that the utilities were more than triple a normal 2 month total for water was crooked. Beware of fees for which there are no explanations. Numerous calls to corporate were also made with little to no avail.

I've lived at The Triangle for approximately three months now and I am very pleased with my time so far. The leasing process was a bit convoluted due to miscommunication from the leasing office, but I actually ended up lucking out with my unit. Initially I was supposed to have an older model on a different side of the building, but I ended up with a newer model facing the pool which I prefer. I've yet to have any maintenance issues and have had the occasional bug- CRICKET SEASON! But nothing too extreme. I'm in a two bedroom now, but I definitely plan on getting a one bedroom here once my lease is up.

UPDATE: the manager was very helpful in resolving the situation, but only after 7 emergency work orders were placed and the issue was not resolved the next day due to this happening on a weekend. Even though maintenance had the ability to help me in an emergent situation, they chose not to until the next day after the apartment was already broken into even though I was in contact with maintenance and they had a key and the ability to help. They admitted the next day that they cannot help you if you are locked out of your apartment or experiencing an emergency outside of business hours. So you either have to be homeless or get a locksmith (which they will not reimburse you for).

Original:

Terrible apartment complex, just an fyi before you sign the lease they will NOT let you in if you are locked out of your apartment! They’ll even tell you to call the police to help you, as if they are a locksmith. We had the police called aa per their recommendation and they were still not able to unlock my apartment door for me even though that is what they suggested we do.

September 2023 update: my tires were stolen!

Also you should know that the entry system to the building is only on your phone so if you’re out late and your phone dies, you’re locked out.

2022:
Ok there are reviews with comments ranging from street walkers to a gift from the heavens. The building got a new property manager so things improved at the end of 2022.

They answer my calls when I call and the maintenance is quick.

The other tenants leave much to be desired. Not neighborly. Which explains the rude reviews here. It’s not that bad but avoid any apartments on the main streets because the noise will drive you to the nut house.

If you are considering moving here, DON'T. The ladies at the office have been rude every single time I walk in there. My mom doesn't speak English and when she goes, the Karens in there will act like they don't see her through the glass and ignore until she has to go up and even then they are always talking to her in a tone that is ugly and rude. They have lied on many occasions and rarely do anything proactive other than making sure they get their money from us. Def look around- at this outrageous price, you can find a much more decent place to live. Doors are always broken here, cars always getting dented in the parking garage and things are so dirty inside that my gag reflexes are working overtime. The "assistant community manager" just told me after a year of my living here that I have been paying $50 extra every month for electricity for an error THEY made but she sent me an thinly veiled threat to get it fixed or I will pretty much be evicted. Just an ugly environment full of people who clearly never wanted their job but had nothing else they could do.

There's some great people in the leasing office. Lily's the bomb.

Update: 7/19 - This is still a cool place. Just wanted to mention that people outside the leasing office are great people as well. Jerry is an especially cool guy - goes out of his way to be helpful. I wrote this update just to acknowledge how cool he is.

I wonder if I give the Residences at The Triangle, a stellar review, then maybe I'll win a free year's rent. This would be nice since I shop at Natural Grocers for wholesome vittles.

The only thing good about this property is the restaurants. The apartments are old and outdated. I would not recommend.

STAY AWAY AT ALL COST unless you love going to the leasing office every day and love wasting your time.

Lived here for 2 years. It is located just north of UT campus which is really convenient, alongside that it's a mixed used building, on top of many great Austin eats. That's all the positive point.

Triangle claimed to be "luxury apartments", I lived right above Mandola, there is a side door right by it that is constantly broken and not taken care of with trash in the staircase and a constant smell that the leasing office is aware of but fail to took care of it during my 2 years there.

When I first moved in, our garbage disposal was not working, but the management did not tell us prior to move in date. After my continuous email and calls for months, they never came to fix it and closed out my maintenance request without reasoning so I went into office after 2 months of being ghosted to ask them to pro-rate my rent for leasing a broken unit and the inability to fix my unit. They told me they only had "1 maintenance man for all the building at the time so he is really booked, and he came and looked at our unit (which he did not) and that they did not have the correct part in stock, and that the garbage disposal wasn't a necessity to live. " After our discussion, I went home feeling despair, but soon after the maintenance man came to our unit within an hour, despite the fact that "he is too booked up and that there is not a the correct part" and fixed it.

Months later our microwave handle broke and filed a maintenance request but since it was still usable without the handle, Greystar never bothered to fix it. It was still missing its handle the day we moved out.

During the snowstorm, our upstairs neighbor's bathtub had a leak that affected our bathroom, where the walls were teared up to be dried and repainted. It took them 2 weeks to do so, the snow storm last 1.5 days. We did not have a working shower for 2 weeks but Greystar did not act with any urgency.

After moving out for 29 days, we did not received our security deposit back, so we reached out to Greystar/Triangle on 5/14/2023. Our Move out date was 4/16/2023. Heather responded on 5/15/2023,30 days after our move out, with the FAS attached that stated we should receive $1000 back; however, when we received the check it was only $300, we tried emailing back to the same email asking for clarification but was left with no response. We tried calling for days, but it seems like no one is ever on the other side of the landline if you are not looking "to lease". When I was able to reach Heather 5/30/2023 by phone, she told me that she had no idea what I was referring to, despite the fact she was the one that emailed us in the first place, and that Mark is the one to contact and gave me Mark's email. I contacted Mark but again no response. Finally I am tired of the disrespect of my time, I wrote to Mark once again, wanting to take Greystar/Triangle to small claim courts for their intention of wrongfully withholding part of our deposit by acting upon bad faith. Per Texas law, (Section 92.109) CL Triangle LLC/Residences at the Triangle owes us withholding amount x3, but Mark simply said, on 5/31/2023, "We will not consider that amount and that (We are) welcome to exhaust to other venue" to get the money we are LEGALLY owed.

Simply sharing my experience, so others do not have to experience the same thing. If you are the property owner, I hope you look into who is managing your property seriously.

If you are looking for apartments, I would say STAY AWAY FROM TRIANGLE, they act all nice when you are in person in office, but they are very unhelpful and dishonest, and now I can only solve my problems by going thru different avenues.

Not worth the overpriced rent for this glorified university housing. The only thing going for this place is the good location which just means the staff doesn't care if there's high tenant turnover. I moved to the Triangle directly from a different city and picked it for the location but I failed to see the cons to this place on my quick visit and lived to regret it. Hallways, stairwells, and garage areas are always filthy, including but not limited to pet excrement. Every single "security" door has been broken every day of the 15 months I lived here-I was surprised by homeless person sleeping in the stairwell at night more than once and security concerns were all over the resident message boards (including several stolen vehicles). Packages get stolen constantly; still a mystery if it's due to sticky-fingered neighbors or lack of locked outer doors. Overall, you get the feeling that the office staff earn bonus checks based on who can care the least and who can put in the least amount of effort. When I moved out a couple weeks ago, the person in the office said if carpets need cleaning or fluffing up for the next tenant, it would cost about $25, however, my final statement included a $400 charge for replacing the entire carpet because of a "worn office chair ring". So far my four follow-up emails and four unreturned phone calls asking for more explanation have been ignored. It's your typical, big corporation apartment complex that charges fees for everything and doesn't care if you're happy or not, there will be someone to take your spot when you get fed up and leave. The reply from the complex below offering to chat is a sham. You call the number, leave a message, and get ignored for eternity.

Affordable spacious apartments in a mixed commercial / residential neighborhood. An incredible area with the ability to walk or bike to get groceries, go out to eat, run errands, exercise, go to the library, have a community garden plot, and so much more.

I was initially upset by the management, but since the end of 2022, things have COMPLETELY turned around. Angie who works at the leasing office is the BEST! She validated my previous poor experiences, and showed so much assistance in helping me find a new apartment in Austin…I just ended up staying here. Wonderful amenities and accommodations, I feel grateful to have moved here.
