There were some pretty big issues with
this apartment complex. We lived there
during the summer and we found out
after we moved in that the a/c would
only be able to cool the apartment to
about 20 degrees below the outside
temperature which would make it about
80 degrees or more at times and it was
constantly running but never able to lower the temperature. The maintenance
took at least a week or more before they would respond to any requests made. When the fam broke, it wasn’t fixed until after we had moved out which was about two weeks. They would rarely answer the phones or return calls, which made it impossible to confirm things or set up our plans to move out. On top of this, they told us that the first months rent would be discounted which also never happened. They are not very professional or timely. When we moved into our apartment, we were not able to shower because they had waited to chemically treat the shower until the day we arrived and there was hair still in the shower drain that had been painted over. It was quite disappointing.

I fell in love with this Santorini inspired apartment complex when I was scouting for a place. Among the 10 apartments I checked, this one really impressed me. But I guess you’ll never see or know the reality until you were there to experience it, we’ll what can you say, one lesson I learned is to take the time to read the reviews. It’ll save you lots of unfortunate events. You would learn a lot about reading good and bad reviews before you commit. Firstly, good reviews can be two-faced. It can be true or it can be fabricated. Bad reviews most of the time are due to anger and frustration because of what happened or the tenant’s experiences.

In my case I realized that I was only impressed with the esthetics. I should have read the reviews first. Since I moved here in April this year, my aircon was down 3x and each time, we were told to just wait till it will be fixed since there are lots of tenants
Who’s having aircon issues at the moment. So we need to wait for 3-4 days without aircon or we were provided by a portable one. In the afternoon when the heat is at its peak, the portable cannot sustain the temperature inside even in the small room. At night, we have to sleep altogether on the floor in the living room to be able to feel the breeze coming from that small portable cooler it can’t make the room cool. The next day we can’t cook or use the dryer if we need to, because it will make the room warmer. I don’t see a decent living in this situation. I never though we will experience this in San Antonio. If this happen once or twice I guess it’s excusable but we are requesting for replacement of the unit because from day one we were told by the maintenance that the unit is on its last leg. We were promised to replaced it but never done. It was just bandaid and now it is down again. Every time it is like hell staying inside an enclosed apartment without a/c it is hard to breath, not to mention I have a very bad health issue and I’m only here for medication.

About the rest of the bad reviews, like pops and stray cats, noise, molds, dog tick and other things I took lots of photo of it. But I guess, if it doesn’t bother me, I won’t say anything about it. I am a peaceful person. I hate issues but I know my rights and I will stand by it. We have tried to call the attention of the management by calling them on the phone, visiting the office, placing a request online, but it’s always the same thing. “You know the spills…. ”
I’m sure I would get an automated reply here to write them an email
to resolve this issue. I am wondering why they don’t resolve the issue before it comes out on reviews. Honestly I no longer want to do it via email. No one take actions by email. Just promises.and spills and bandaid. I don’t pay that much rent to suffer. We are a good payer with good credit score. We don’t deserve this.

Older unique pleasant complex. Great manager (Veronica), Asst Mgr, (Sonya) and maintenance (Rigo) go above and beyond to get things done. Residents play a huge role on the staff's ability to respond to issues. Don't litter and clean up after your pets. Simple! That way if you have a maintenance issue, they will be able to tend to them. Instead of cleaning up pets and residents messes! Been here 2 years! Thank you RP Staff!

This complex is poorly maintained. There's stare cats that poor on the stairs, front porches practically EVERYWHERE! Dog droppings that aren't picked up by the owner on the lawn. Tenants that act absurdly. Fights, teenagers smoking pot! The smell is AWFUL! There's new staff every other 6 months! The units themselves are small. Even with the updates the unit isn't functional there's carpet in throughout the unit. The cabinets and storages areas are small which makes it difficult to properly storage items. Chances are you may have A/C issues. The rent is ridiculously expensive for the quality. The valet trash which they will not allow you to remove is a rip off! The contractor NEVER comes! There's instances where they've went days without showing up without any notices from the property manager. You're better off living in a section 8 or lease housing complex! This complex is trashy!

I've been a resident here for nearly 6 years and I love it here! It's centrally located to many shops, restaurants as well as many other areas of the city. At no time in my residence here did I feel unsafe. The area is quiet, and the architecture of the complex is very unique with a Mediterranean resort feel. Above all, the current staff here (Community Manager Veronica, Asst. Manager Sonia, Leasing Consultant Dan, and Head of Maintenance Kanan) are nothing short of exceptional! They are completely customer/resident focused and are genuine in their concerns of the residents. They take immediate action to the residents' concerns and are extremely delightful to be around. I can't recommend Royal Palms as a home enough)

Met with Sophie Martinez to look around the complex. Sophie was wonderful! Helpful, attentive, and answered all my questions. Happy to report that I signed up to move in that same day. So excited to be moving in next week and start living the Royal Palms life!

The apartment was infested with fleas! The unit wasn’t even vacuumed when we first got there. We were there for only 5 days. In the 7 years of my dog’s life he’s never experienced this kind of terror! He not only was eaten by the fleas but he scratched so hard he got two wounds infected. So all the bills from the vet, pills, ointments, shampoos, cleaning products, the hotel we had to pay because they were supposed to fumigate… and just to see how my sweet baby is still struggling made us give this property the worst review ever!

Staff pretty much does their job. But have had occurrences about more than I can post. My latest is with the Luxer One lockers. Is it a human glitch or our delivery outlets?

I haven't even moved to the property yet and am already compelled to write a review! I have a family member that already lives in the complex and suggested I take a look at their units for an upcoming move.

When I arrived, Nikki the manager was already out showing a unit and the one of the maintenance men (Santiago) was kind enough to not only take the mounds of trash I had been holding in my hands to toss for me but then unlocked the office so I and my family could wait in the cool office for Nikki to return. He patiently waited with us and showed us where the coffee bar was located and was probably the sweetest man I've ever met!

Nikki returned and got right to business, discussing all the details of the units and helping me decide which one would best suit my families needs. It was a breath of fresh air to speak with a leasing manager that wasn't just trying to sell me an apartment but seemed to truly care about what worked best for me space and price wise.

The 1 bedroom model unit I viewed was beautiful and you can tell the property is well kept! Aside from the mandatory valet trash (which I've never been a fan of - I'm more than capable of taking my own trash out) I am in love with this property and the manager in charge of them!

I filled out my application immediately and paid all fees and am SO excited to be relocating to this property! I highly recommend all others looking for an amazing unit with excellent layout and decent prices to move to Royal Palms!

I've been living here for about a year. This is the best property I've ever resided at. The amenities are great. The sinks are sunken w/Granite counters which was something I've only seen in houses. The community is very friendly. Summers here are awesome! There are also discounts we receive from different companies because I live here. The Office management are the nicest I've ever worked with. All of them. There is a Manager assistant named Sophia that is always super nice and always has a resolution the times I've contacted the office. Has to be hard with Covid and all but Sophia along with the rest of the Management Team have a lot to do with why I continue to stay here. Hope this review helps anyone deciding to reside here

First initial impressions of my new unit is displeasing. I will update my rating once our issues are resolved. If not resolved timely. I will disclose with photos of all of the issues with this unit. So far the management staff is nice but this unit is not up to my standards at all especially for the price!

I am very impressed with these apartments and with Daisy. She was very professional and knowledgeable. Very detailed in showing demo property and disclosing material fact. I look forward moving in on September thanks to Daisy. I highly recommend her services and if that’s not the location for you she can help you find one with the sister companies in town. 10/10

Royal Palms is awesome Sophie is great she is so helpful and does everything she can to make the apartment the best it can be she has wonderful communication and always on time when somthing needs to be done definitely the best apartment manager ever love the property!

I love living at the royal palms it’s very peaceful and quiet and all our neighbors are so nice. The office staff is very helpful and professional. Sophie’s Customer service is amazing thank you all for great service!

Since we moved into our apartment, I have to say that our experience has been great. We moved Into a newly remodeled apartment and it’s absolutely beautiful. I have to commend the office staff! Nikki, Sophie and the new leasing agent are amazing! Great customer service, and their response to maintenance requests have been great. Obviously it’s not always perfect but I know they do their best to accommodate and provide the best tenant experience they can. I appreciate you all!
