We love it here. We've lived at Saddle Brook for three years and hope to stay many more years. The staff is caring and helpful. The property is clean and secure. Maintenance is handled in a timely manner. It feels like home.

I have lived in several apartments in my life, and this place was by far my favorite. The complex is quite and clean. They keep up with pest control, and maintenance on the grounds. Everyone was genuinely excited to great my toddler everytime we came into the office, which meant the world to me. The bad reviews of course made me nervous when it came to move out time, but I am here to say that management is FAIR when it comes to move-out charges. They send you an itamized receipt so you know exactly what you are being charged for. My point is, don't let those negative reviews scare you away. The ladies who run the office are wonderful people, and this is a beautiful place to call home.

First let me state that I lived in this complex from 2017-2019 and loved it which is why I decided to move back in 2021. Second, this is just MY experience living in this complex. I’m sure some have had positive experiences here under the “current” management. The day I moved in I discovered they never disclosed that this was their so called “handicapped” apartment even though I told the leasing agent at the time that I actually lived in the apartment right next door previously. The set up was completely different including the loss of a laundry room, linen closet, and was forced to buy item just to be able to store toiletries and towels. The maintenance men and even the assistant manager constantly blocked my garage. I was late several times for appointments due to their lack of respect and total laziness to walk an extra 10-20 feet to allow me access to and from my garage. I experienced a ticking noise in the walls and ceiling which sounded like dripping water and would happen up to 8 times a day and last up to 45 seconds when the tenant upstairs ran water. I was told by maintenance after they looked AND listened to it while water was run upstairs I was told “ I don’t know what to tell you, guess you will just have to live with it” I informed the manager of this and was completely blown off for over a year. I lived in fear that upstairs pipes were going to explode until I did some serious griping about it. Miraculously, the problem was fixed in 10 min with a 15.00 part. They then sealed the exterior building with a concrete/paver sealer which after I called the company and reading the instructions was not intended to be used on brick. The fumes were so bad that I had burning eyes, skin, and headaches for 3 days and was forced to stay with friend for 2 days after that (I don’t even want to think about how the fumes may have affected my dog). The smell in my apartment lasted for about a month. Several tenants got sick and the safety data sheet which THEY never provided was terrifying to read. They told the city inspector they would find a different brand to use yet have continued to use the same product. The windows are so poorly sealed that on a windy day with windows closed AND locked my curtains were blowing. They go through maintenance men like crazy and most of the work that is done is nothing more than a bandaid. I would not consider these “luxury” apartments. They are outdated and the windows are old and offer no insulation or noise reduction (I have even seen ice on my windows during the winter). They request 60 day notice for move out, yet even when asked for an updated lease agreement a month in advance and was told they would get it to me on the 9th and 17th. When I turned in my 60 day notice on the 18th the manager called to see if I would change my mind and told me they were not going to raise my rent, yet when I did get the new lease agreement on the 28th they had raised it 45.00. This is my experience which I can back up with pictures, documents, videos, and text which my lawyer advised me to do from day one after I told him they never disclosed that I would be getting a handicapped apartment. My advise to anyone considering moving here is read and reread your lease from top to bottom and document everything with photos, videos, and emails

This place is one of the best complexes in the Waco area. The staff is courteous and will do almost anything they can to help their residents. They have overnight security which is a rarity in Waco. Most complexes just pay for occasional patrol. The pool and grounds are always clean and they are constantly working to better the property.

I have had a great experience working with Yazmine to get my elderly grandmother moved in at Saddle Brook. The apartments are extremely clean and the grounds are well kept. I would defintely recommend them.

They were the most nice, helpful, respectable, group of ladies. Went there looking for an apartment (they don't accept Section 8). The head manager was kind enough to volunteer her services to help me search and call around. Thank you!

Most of the good reviews about this place are regarding the move in process. They do a great job getting you to sign the lease but a terrible job when you leave. I am echoing multiple reviews regarding poor communication during move out and unfair final charges that were never clarified despite multiple attempts with the manager to inquire about the charges. Ultimately, despite many attempts on my own to get a hold of them to clarify via e-mail and phone, they just ended up sending my bill to collections which affected my credit score. They charged me for ozone treatment for a smell in the apartment that they could not even clarify for certain what it was. I got charged for resurfacing the bathroom tub as well which was the biggest item. The total final charges for move out equated to almost half a month's rent. They would not even talk to me when I called them regarding the bill being sent to collection saying they no longer had my file and I had to call the collection agency. Ultimately the collecting agency was professional enough to work with me and I ended up negotiating part of the charges. Only the collection agency was able to clarify the details of what I was even being charged.

I lived in that apartment for maybe 1/3 of the month as I just came to Waco for work. Some of those things that were charged I'd never even seen charged in final statements from other apartments I had lived in almost every day for YEARS. I would never recommend this apartment complex to anyone and given the multiple other options in Waco, I strongly recommend anyone stay far away from this place when they are looking for a home.

In response to their reply on this review - it’s sad to see management gaslighting their previous tenants. It must mean the negative reviews are getting to them, which it should. I’ve never been more passionate about a negative review in my life. The way they treat you upon exit is terrible. They said they called me multiple times which they did not. I was the one that called and emailed them multiple times without a real response to the charges. They were in the middle of transitioning managers when all of this happened and can’t own up that they dropped the ball on this. Future renters please please look elsewhere.

My brother recently moved to Waco and found this great complex. It has great amenities and well maintained. I hope they can get his oven fixed soon, it’s been broken since he moved in, he’s asked a few times but I believe staff has been busy.

Would have been fine if some of the newer management weren’t rude and unprofessional. I’m not naming names, but I definitely would advise people to proceed with caution if you’re considering renting here. Had a manager get in my face and gaslight me in an attempt to blame me for things that weren’t remotely my fault.

Also, make sure you mail them a written notice to vacate with a TON of advance notice. Way more than 30 days. They’re great at not reading emails and claiming you didn’t give notice AND charging you for it. Ask me how I found out. Luckily, I have the emails in my Sent folder in case anything legal needs to happen:)

My husband and I moved to Waco for work and we looked all over and so glad we picked Saddlebrook I have had my fair share of apt living in my 20s. We are so happy we picked this place. The maintenance is awesome and cydne is the best she has helped us with everything! If you are looking for a nice place with awesome people this is your place!
