Just move in 3 months ago, so far I like everything about this apartment. The ladies in front office are supper nice to me. They make my move in so smooth. Maintainence guy help me put in new shower head, a bidet when asking. Love it here.
My wife and I are relocating back to the Houston area due to work. The morning after receiving an offer from new my employer came through, Kassandra showed us a few options for apartments at San Palmilla. She was thorough and professional and we were very much impressed with how helpful she was. Within the next couple of days we applied, and were approved, for one of the apartments that we had toured. Kassandra's assistance continued through multiple emails, confirming dimensions and storage space available within the complex. We took up a significant amount of her time, yet she remained helpful and professional throughout the entire process. The whole experience has been first class and we look forward to moving into our new apartment home. Kassandra is a superstar!
Anisha was amazing! She was so welcoming when we came in for a tour and answered all of the questions we had. She was extremely helpful during the application process and helped with our tough decision in selecting this property!
The apartment is perfect and the leasing staff has been wonderful! Cassandra went over and above to help us with last minute requests. This whole experience has been terrific.
The staff is super helpful, polite and informative. They are without a doubt the nicest apartment complex in the area. The apartments are beautiful and the pool is amazing!
I've been at San Palmilla for five months. Love the location, staff and management are friendly and accommodating, and the property has fantastic amenities and units. Highly recommended.
I used to live here a couple of years ago, moved away and now I’m back. I love the location and the apartments are clean and kept very well. However, I couldn’t be more thankful for Kassandra for assisting me this time around and making the move in process so much easier. She was very helpful and always responded in a timely manner! Overall, great apartment complex!

Lived here for two years, the move out process has been something else. Mgmt said I moved out a day after I actually did and weren’t able to fix the invoice (how is that even possible) and then also tried to charge me some erroneous cleaning charges. I’d recommend paying the ‘full deposit’ regardless of credit score because they are going to try to get it when you move out. They also nickel and dime you with ‘fees’ regardless if you need it or not like ‘valet trash’. Also a lot of residents park on the street because you get charged for each parking spot you need under the ‘covered resident parking’. This creates some interesting situations driving around the complex, almost had multiple wrecks because of where people have to drive because folks parking on the street. The only good thing about this place was location.
The best part about these apartments is the amazing location, I’m just one exit away at Bigstar Cadillac come see me. The staff at San Palmilla are super helpful and very nice thank you for being awesome!
Honestly the best complex in town! The apartments are amazing and the management staff is just as great! Lindsey, Jennifer and Keisha make you feel right at home. I had lived here previously but had to move out of town for work for a couple months, when I came back there was no doubt in my mind that I wanted to go back to San Palmilla! 10/10 recommend!

gunfire during the day in the hallway, and this is not first time! The management don’t do anything to protect the property even they know what is happening, they don’t let the residents know about it! Horrible place, moving from here Asap!
The apartment stuff is lovely and they’re very concerned about their tenants although sometimes I feel as though the property could do a little bit more maintenance just to help out their tenants all the overall the Apartments have been OKAnd they need to do better at pest control home property wide
My 2 year experience at San Palmilla has been Great. The property is located within 5 minutes of over 15 restaurants and Baybrook mall. It is also very conveniently located to Freeway I-45.
The pool and landscaping surrounding the pool are amazing. I feel that the maintenance crew does a great job of keeping the property clean and organized. The gym on property is better than most 4-5 star Hotels I visit.
Due to Covid-19, I worked from home for 15 months. It is quiet enough and the WiFi is strong enough for me to operate my Wealth Management practice here at the apartment.
Best asset here at San Palmilla is the people. I feel that our Community Manager Lindsey Wert is great with keeping the property at a Top Level. Rarely do I have any issues but when I do, she promptly addresses it with a smile.
I would most definitely suggest following up with residents that submit a 60 day notice to vacate either in person or a phone call.
My experience with Jennifer was the absolute worst.
She expressed absolutely no customer service nor logic.
I put my 60 day notice in and moved out on that appointed date. 2 days after I moved I received an email not a phone call stating that I had broken my lease and had fees of approximately 5k!
I called and spoke with Jennifer, explained that I replied to a email that told me my lease was expiring in 60 days so I dated the document for 60 days later. I explained I never received a email nor call stating that the date was prior to the date on the lease and I would be in violation if I left on that date. Jennifer stated she would talk to management to see what could be done. That obviously was never discussed with management. I received another email not a call stating that it was nothing she could do because the office system generated an email at 11: 30 pm and sent it to me.
I explained that I would have simply paid for two more weeks vs a broken lease. She did not try to work with me at all. I never missed one rent payment nor was I late. Just couldn’t figure out why wouldn’t she just say you owe two more weeks vs insisting on putting a 5k bill on me. Then it clicked, she honestly don’t care! That’s in my opinion where the saying one bad apple will spoil the bunch. She’s most definitely the bad apple.
Thankfully it didn’t end with her poor judgement. I received a call from the Manager after I had to get out of character and reply to Jennifer’s email.
At the end things worked out, I think it was a fair compromise.
Very nice apts. Both pools are beautiful, and can accommodate both adults and children alike. Great social area.

Great apartment complex! I moved in October 2020 and will be leaving soon, but I have really enjoyed my time here. The atmosphere is great, the gym is great, the pools are great, and of course the units are beautiful. Crown molding, lots of light fixtures, smart features, keyless entry, valet trash, all tile throughout the apartments, and some apartments have amazing bathrooms with tons of storage and garden tubs! This kind of luxury is hard to beat for the price. I would recommend this apartment complex to anyone.
