This was the absolute WORST company I leased from! I would never recommend anyone to them. I could never get in touch with anyone & they do not care about they’re tenants! Once again THE WORST!

I highly recommend this management company! The application process was very easy and covenant. A special thank you to the leasing dept, QA manager and accounting dept.for answering all my questions.

It definitely felt like I was on the back burner because I was a one-off owner not one of these people with 10 or 20 rentals under their management. I can’t speak for the tenant experience, but for people looking for a property manager, I would not recommend them.

After getting the song and dance sales pitch from the business development guy, the leasing agent was lackadaisical at best and asked me to take photos of my own house to post for rent. No marketing, no prepping, nothing worth the money they would’ve charged had it been rented (which it wasn’t). After it sat for a month and a half I changed to another company who since rented it within a week of going live. I don’t think I’ve ever been treated so indifferently as a customer before.

The response from Specialized says it all. No accountability. Rent rates were not recommended based on researched comps by the agent as they should've been, he simply asked me for a price and I gave him one. There was no input from the agent on price or really any valuable input at all. In fact, I never even met the guy. He never even saw the property firsthand. From what I understand, he lived in the western portion of DFW so in truth he really wasn't equipped to help me in the first place. Also, their response conveniently left out the fact that the agent asked me to take photos for them which is insulting honestly. The nerve of trying to attribute their incompetence to the price of the listing.

Hands down an amazing company. SPM manages my properties they are always on top of any issues or maintenance required. Very professional staff from accounting to maintenance and customer service. Highly recommend SPM!

Found a rental place online. Paid the application fee then the trouble starts. It sends to a third party verifier that asks for bank account and employer log in information! They apparently need 2 years bank information to even complete the process but the application only asked for ID and stubs. I do not agree about sharing my bank and employment log in information. That is too sensitive. The “verifast” website doesn’t have anyone to help in the support link. All you can do is leave information and it will take 24 business hours before anyone can respond. In the meantime someone else could get approved and now we lost the money for no reason. I think this is a scam!

Horrible experience with a tenant that lied in his application that should have been vetted thoroughly and through the eventual eviction process cost us over $30,000.00 in back rent and damages to property. SPM took no responsibility and the debt is still outstanding. Stay away from SPM and John Sanchez.

My home was leased out within 15 days with SPM. The team was awesome and I could always expect a quick response. I would recommend any landlord who is looking for a property manager to manage for their properties.

The leasing dept was very quick to respond to our queries about the house we wanted. Communication was as simple as writing an email. They way the emails were instructive and informative was truly a blessing as it provided the road map to get back into the rental market. It’s also refreshing to know and understand that Specialized has a QA dept checking in on how the leasing experience was for us as tenants. Overall, after selling our house, right down the road from our new rental, we were anxious about getting back into the renting race; but Specialized made it simple, easy, and a blast to work with them. A solid recommendation from the Gonzales Family. Thank you Specialized for taking care of us!

My experience has been disappointing. I keep receiving emails about customer portal and adding money to my land lord account. No one from Specialized PM Dallas will return my calls about repairs they are recommending. I do not mind paying for repairs at least have a dialect with me. My house have been vacant since Middle of March and it is not even the on market yet. I cannot wait till my 1 year agreement is up I will gladly take my business to a property management that communicates with customers.

After such a headache with todays market and dealing with trying to get into a place to call ours for a bit, specialized property management’s leasing office helped so much with the transition and clear information of this rental process! I can no longer contact a person by phone and they do not respond to messages left on voice mail. After posting the above, I received a phone call from them with an apology and a promise to be more responsive, she even gave me her personal phone # and email to use of I have any problems contacting them

There application team is the BEST! They were efficient, patient, and understanding. I would recommend this place 100%. I even got a call from the quality specialist Mina just to check up on us making sure we are being taken with care. Thank You Specialized Property Management for taking such good care of my family and I we couldn’t be more appreciative!
