I'm confused - are they property managers or are they selling bitcoin? Just found out they left a $0 judgement on my son from 4 years ago who never received any documentation or notices on this. I've been trying for 3 weeks now to just get the details so we can resolve it. I was given an email address to work through. Other than one response saying they would get right back to me, they have not responded to any of my additional emails. No one, and I mean no one, regardless of the department you choose, answers the phones. The reviews online are horrific from property owners as well as landlords. Beyond unprofessional and shady.

They scheduled a home inspection without any input from the tenant. Fine. They scheduled a second inspection within 3 months. Fine. They scheduled on a Saturday between the hours of 9am - 4pm. Rude.

They say we have grass in our flower bed and only give us 3 days to fix it after the first notice. Rude. When we ask for more time (a couple weeks), they take 24 hours to respond with “give us a specific date”. Unprofessional.

Complete lack of respect toward tenants.

Added 2 stars as they recently notified me that they will narrow the inspection window the day before inspection.

They’re very quick with getting your home on the market and they keep everything organized for you in their home owner portal. The onboarding call was thorough. Niño took me through a step by step on how to use the portal. This company has made everything super easy. I highly recommend.

It has been a good venture for my living here. The neighbors and most of all the neighborhood are cordial and pleasant. I've liked living here where there are great eateries, good schools, and a quiet calm block.

I have only just started with Specialized, but thus far I have found the concierge service as well as the person in charge of Maintenance to be very personable and to work well with me as the owner.

I have been leasing from SPM for over a year and they have been great! Recently, I was working with Jose and he was incredibly responsive, friendly, and was able to help me out. When I am working with a property management company, it is important to feel understood, heard, and respected. Jose always treats me as such. Thanks Jose, I appreciate you!

Read ALL the One Stars including this one (which all seem to be saying the same thing) THEN decide for yourself.

Does half a star exist? As the owner of a NEW home in a NEW subdivision I selected SPM to manage it. I only had their website to measure their professionalism against which I thought was ok. No tenant issues whatsoever. Rent was consistently deposited on time and the property was well maintained by the tenant. As long as the tenant and owner had zero questions, concerns or problems, Specialized Property Management works, but the moment a tenant OR owner makes any type of requests, one is likely left fending for themselves. They have a “ survivalist” business model - do anything at the cost of getting money out of someone while rarely taking care of anyone.

After two years of them “watching” not managing my home, the conclusion is their inconsistencies are not only normal business behavior, but preferred business culture. Specialized Property Management grossly lagged on a safety and hazardous emergency. During a week of temps in the TEENS, multiple unsuccessful attempts by the tenant at getting calls or emails returned from Specialized Property Management to resolve the problem.

The tenant was left without heat with small children involved for at least 3 days before Specialized Property Management notified the owner of the home via their portal system. This emergency was resolved without injury to the tenant or liability to the owner only because the homeowner got directly involved. Turned out this was NOT a homeowner induced error. Specialized Property Management never got involved at all or followed up at any point in time. They have been grievously burdensome any time any business transaction was needed and completely unreliable for two consecutive years. I feel sorry for ANYONE whose grandmother is living in a property watched by them. You better check on her.

In two years the owner was assigned three different leasing agents. Agent ONE without fail greeted with a “WHAT!? ” OR aggressively irritated anytime he’d pick up the phone.

Agent TWO assigned to the homeowner never answered his phone and finally had a voice mail greeting that he no longer worked for Specialized Property Management.
Agent ONE calls me out the blue advertising that he and his buddy just started a new PM service and he’s looking for customers.

The closest business address listed on Goggle was a vacant suite. I drove 45 miles to their second address listed as their “main” office and the conditions were
D-E-P-L-O-R-A-B-L-E upon entering with a coke bottle holding up the counter at their reception window. After seeing this dump, my stomach sank confirming the inevitable - that this was normal business practice.
The final agent THREE I ended up with was only heard from or could be reached when the lease was about up.

She will remain nameless to retain my dignity, but she preferred I increase the tenant’s rent by 200.00+ more per month the first year and 300.00+ per month more the following year. I kindly refused and only raised it 60.00 per month both years due to COVID-19 considerations. This business is without ethics, absent of morals, an appetite for money at any cost, and who’s character resemble that of a desperately corrupt organization from the top down. They MUST be running another organization behind this one… how can a business be SO incompetent over a fairly easy and routine task? Anyone rating this business above 2 stars either is an employee (job security) or ONLY had transactional experience (as in pay up/payday) which is the only word they seem to respond to.

The business relationship surprisingly and weirdly ended with a threat from Specialized Property Management. They actually were silly enough to email the threat so I’d have a record for any legal action should we have to go there. I think that sums up anything else I could say further about their business practices they are quite comfortable with.

After a few headaches with this company, they truly have turned things around and been the professional company I remember them being. Miss Nena reached out to us and has bent over backwards trying to get our issues resolved. She has been overly communicative, which is what I like when trying to get things done. She has gone above and beyond and we couldn’t be more happy with the communication and effort invested into us and anything we needed. She made the transition easy! Thank you Miss Nena for all you have done.

Me and my husband tried to call and text them for days regarding a property they NEVER EVER got back. I guess we need to check with other agencies.
