We love living here. Management this term has been communicative and seems to be invested in our community. Su casa has been a quiet and peaceful place to live and has felt like our little corner in Austin. Landscaping is cute (though has had its rough moments) Older apartment complex but it has its charm. Cory (maintenance/repair man) has been so great. Neighbors are chill. The neighborhood is beautiful and we thrive in it. Wish we could stay here forever tbh.

Bummer that rent continues to go up and we will likely have to find our new little corner of Austin next time our lease is up. I’m sure we will enjoy Su Casa for as long as we are here.

I was moving in from out of town, and Ariel made the whole process super easy!

-Routinely ignore maintenance requests. Saw pages of ignored requests printed out in their leasing office
-Apartment flooded 3 times
-Roaches and other bugs, super gross. I am immaculately clean and keep everything in plastic bins, no chance
-No air conditioning repair for multiple days. They do not care. They gave me a portable unit and my apartment is over 90 degrees. Lie about sending people to fix things until their shift is over and then you get to do it all over again.
-Constantly adding new fees and charges
-Expect to call them 10+ times and talk to them in person at their office with limited hours any time you have an issue. Expect to be ignored.

If you have other options take them. This place is unsafe and endlessly frustrating. Maybe the worst apartment complex I have ever lived in. All my neighbors have left.

I don’t even know where to begin. Do not sign a lease here unless you constantly want to be stressed out. I’ve lived here for almost three years (only resigned bc I’ve moved around a lot in the last few years- WONT BE RESIGNING AGAIN) and they’ve raised my rent ~$400 since I’ve moved in. My apartment is not a remodeled unit (probably since the 70s). All of my appliances are decades old. A million bugs come in the front door (millipedes, rollie pollies, etc I’m not kidding 100s), fruit flies live in the drains, once my kitchen drain was clogged due to my upstairs neighbors throwing grease down the drain- which resulted in my sink chucking up every meal they ate- and it took rainier 3 weeks to fix it. That’s the thing- the office is EXTREMELY unresponsive. I am a small woman living alone and they had big sweaty men coming in here and splashing said neighbors drain food all over my kitchen and not cleaning it up. There is still black dried sludge on the floor panels that won’t come off. They don’t clean the laundry room AT ALL so the dryer ruined an entire load of white laundry- including my grandpas shirt who died during the pandemic- with these orange brown rust marks. NO response from management. It’s been about a month and the laundry room is still disgusting and dryers don’t work now. My lease states that there is asbestos in my apartment- which is typically found in ceiling popcorn- and my ceiling popcorn has a bunch of dust on it which they won’t properly come fix. They sent a guy with a rag (only after waiting 2 weeks on my work order, e-mail, and so i finally called abt 6 times until they answered) - what am i supposed to do, my dog and i breath in the asbestos while the maintenance guy gets it all over my bed? I put in another work order to replace my smoke detectors battery bc it is jammed shut (i even had a guy friend come over and try to open it) - days ago and still no reply! I’ve been having to listen to it beep for days. Do not do not move here it is so bad. All of my neighbors hate living here too it’s the worst apartment I’ve ever lived in. Rainier is a greedy, predatory company. Don’t make the same mistake and don’t give them your money. The only good thing about this apartment is the location but there are plenty of nicer properties that are probably cheaper too.
Attached pictures: the damage the dryers did to my clothes, the dusty ceiling popcorn, and the bugs (i had to resort to taping the corners to stop them from getting in).
EDIT: Property management saw this review and called me “trying to make it right”. All this did was bring to their attention that the apartment above mine has been vacant for months so they start renovating it. Loudest sounds until 7pm on a Friday then back at it at 9am on Saturday. I texted the property manager that my family is staying here from out of town and that my little brother is epileptic and will have a seizure if he’s woken up too early. Completely ignored me and my little brother had a seizure. And they haven’t fixed anything else outside the apartment above mine. Turns out we haven’t even had a groundskeeper for months! Keep in mind my rent has been raised $400! DONT MOVE HERE! They’re greedy and predatory!

Su Casa is a very well managed property.

Our property agent Ariel was very professional and helpful.

The lease process is streamlined and online.

Save yourself the hassle of renting here. There are so many other great options in the area. I would avoid this complex and management company as they do not care about you after you sign the lease. It's unfortunate because I had a positive experience renting here in 2019-2020.2021-2022 was a different story.
Although the property is somewhat nice, the walls are thin and they are constantly having water issues (leaks, water pressure issues). In addition, the worst part is that management is not responsive. Multiple times I would have to pretend to be a tentative resident to get ahold of someone at the office. Moving out was also a very terrible experience. They nickel and dime you for every little thing and again, I had the issue of not being able to reach anyone at the office to settle these charges. They only respond when convenient for them and they are not willing to work with tenants on issues. Specifically, one of the assistant managers is non responsive and lacks any customer service.

Ariel was an absolute DREAM to work with on showing this property to my client! She was so prompt and professional and exuded profound knowledge on the history of this property, as well as others within the Rainier cannon. I cannot wait to work with Ariel again on another lease for future clients of mine. Thanks Ariel!
