6Over all it is good. Periodic water problems is an irritant. Pest remains to be our biggest problem. Service response is fast and technicians are courteous.
Furniture is quite old. Damaged cupboards made complaints 1week already no response. Technician told me he will come after 1hr but now almost 9days he didn't came. Some cockroaches in kitchen. Didn't got main entrance gate 2nd remote until now. Parking issue after 8pm need atleast 20-30 minutes to find parking. Checkin experience ia good, ms. Malana is very cooperative. Overall good but might be will think twice to renew this lease.
Plumbing issues all summer long has become a nightmare and to learn the water will be shut off again this Friday (Labor Day weekend) is ridiculous. The last couple of months water was shut off one weekend out of the month minimum. The plumbing issues are horrible it has become a weekly issue lately. Also, had AC issues the entire summer and was told it's hot outside. That's laughable Houston summers are always dreadfully hot. AC on 70, thermostat never moved showing 82 and running all day and night. AC bill was extremely high for two months. Finally after constantly complaining my AC unit was replaced a couple of weeks ago. I basically went through the entire summer in a warm apartment. Refrigerator handle broke twice. Finally maintenance drilled a screw in it. Talk about ghetto. What I can say is that it's a quiet community. However, I did just find out from a neighborhood a car was vandalized all 4 tires slashed and window busted out. Never received a notice from the office though.
These apartments do not even deserve a one star rating. Management and the apartment has been a nightmare since day one. Below are just a *few* of the issues:
-On move in day, we came to our unit with painters and carpet cleaners working on the unit which was a huge problem as we had professional movers following behind us that we were paying by the hour and who couldn’t move anything in until the apartment workers were done. Management’s solution was to have maintenance bring large fans to expedite the carpet drying (oh the electricity for the fans running all day and night was also on our dime, thanks RFL). We ended up not staying the first night because the paint fumes were so strong. Thank goodness we had family nearby that could house us the night.
-Our unit came with plenty of roaches, which over the course of our 12 month lease and frequent pest control sprays paired with our own purchased roach baits, are still present to the almost end of our lease. The whole building is definitely infested and it’s likely not the only building with an infestation. Speaking of pests, our unit also had a flea problem (we do not/did not have any animals in our apartment) and we suspect they came in from the vents of connecting apartments so we also had to have our apartment treated for fleas. Side note- getting the apartment prepped, the treatment date scheduled and follow through on scheduling was also a nightmare.
-There isn’t enough surface lot parking and we can never leave our apartment once we come home/in the evening because we won’t find *any* parking on the grounds. We’ve seen people having to park next to the dumpster, by the back gate that doesn’t function, or outside the complex on a side street.
-The latest issue has been the complex shutting off the water (water being abruptly shut off has happened at least 3 times over the 11 months we’ve been here), sending an initial email to state the water shut off for one to two hours, followed by an update email sent out approximately 4 hours later stating that there still isn’t water because they’re waiting on the city to come out and turn on the valve to the community. Over 24 hours later and we still don’t have water, nor an update from management. When we call the emergency maintenance number, it’s sent directly to voicemail and still no response more than 12 hours later when messages are left.
The last issue is more of a personal preference:
-People in our building couldn’t care less about how their choices affect others. We’ve walked out of our apartment to dog poop on our landing, spilled containers of spoiled food, and others smoking weed. Also, we’ve come home to our apartment smelling of weed or run the a/c and it immediately starts to smell of weed. Additionally, my husband saw a woman peeing against the gate when leaving for work one morning. Obviously, everyone is entitled to live how they want. It’s just not the community I would like to live in.
Bottom line- I do not recommend the Reserve at Fountain Lake apartments to anyone. It’s been an awful experience since day one.
It hasn’t been a very positive experience so far. The apartment is infested with roaches— all in the kitchen, on and in the cabinets, walls and countertops, in the pantry, inside the washing machine, in the bathrooms, and in the main living area. We haven’t even felt comfortable to cook because of the roaches all through the kitchen and on our things. You pay for pest control monthly as part of fees, but you have to request the service. So I’m guessing the previous renters did not have regular pest control and we are paying for it now. Or the residents directly around us are not keeping up. The dryer and ice maker are still awaiting repair. My bedroom door won’t close. And the parking is a nightmare. There’s not enough general parking for all of the residents. There’s a waiting list for the covered parking, yet there’s usually about half the spaces open in the covered parking. The office staff is friendly which so far, has been the only saving grace for this establishment. I hope things improve, because as of now, I don’t feel comfortable in my apartment and don’t want to be here as much as possible.
