Kia was great. I love her energy and the fact that I didn’t have appointment she took me on a tour with limited of time. Because, she had and appointment in few minutes. Thank You Kia.

Do not move here! The hallways and elevator in building 3 are disgusting. There’s been mud smeared on the walls for 2 months. The halls need pressure washing! Old grease and dirt stains everywhere. It’s very embarrassing to have guest visit bc the elevator is horrible and I’m on the 4th floor. Dog poop and pee inside the elevator. We’ll definitely not renew my
Lease.

After being on a search for the perfect place to call home, I was referred to this property by a good friend. After having a short phone conversation with Kia - the leasing agent, and her great customer service, I knew that this property would be the perfect place I could call home. Kia was very pleasant, really professional, extremely helpful, and did such an excellent job in helping me find the perfect apartment. And Kia is still continuously helpful with anything.

The move-in process was easy and made simple. My apartment is great and the amenities are great too! And the other staff members are very nice and helpful. I highly recommend this property. The view and surrounding neighborhoods are great, including really nice walking trails near the property. Come take a look at this beautiful place. I'm sure you can find your new home here.

I’ve lived here for over 4 years & absolutely love it! The staff is always friendly & the maintenance is outstanding. Love all the special monthly events & prizes. The pool is beautiful & relaxing. Great place to live!

The interior of the apartment was great and we loved the layout of our 3 bedroom apartment. Maintenance was responsive and very nice to work with the few times we had an issue. They do charge you for the extra services (trash and packages) and you can't opt out, so be aware of that going in too.

As mentioned in other reviews, the parking is a major issue that management refuses to correct. We had 1 garage (I asked about getting another one but you can only have 1 per lease), which counts as 2 parking spaces because you can park behind it. However, we had 3 cars for the 3 drivers in our apartment and even though you are supposed to get a permit for each person on the lease that really just means 2. As a result, we were forced to use the limited visitor parking or park on the streets, which causes parking issues for visitors. Still, on a busy weekend I parked in the final "controversial" visitor spot and was towed. It costs $300 and a big headache if you get your car towed (side note: if you go to a tow hearing that won't do any good either because it is a management issue and not a towing issue, per the judge).

Another management issue is they offer a $500 reward for referrals but won't pay if you have given your notice to vacate, even if you are a still a resident when the person moves in. We recommended it because our friend did not have an issue with the parking requirements mentioned above.

Overall, it can be a good place to live, just go in knowing what you're getting into, because the issues noted in the reviews aren't likely to change anytime soon.

I had lived here since the community has opened and have had a variety of experiences over the years. My two most striking experiences here were that my bedroom window has water pouring whenever there is a strong rain from the day I moved in until the day I moved out (years). They have never done anything about it. I've sent videos, pictures, etc. Pours in until the paint and plaster come off and then they come repaint. Secondly, after covid19 hit my rent renewal was several hundred dollars above market per month. They wouldn't budge, even for a person who lived there for years, never paid their rent late, and left the place in better condition than I found it. It is still quite a bit lower than I was going to pay.

Pros:
When I moved in it was quiet, clean, pleasant
Quiet-ish neighborhood (but neighborhood over has signs up saying they're watching you!)
Newer
Nice area. Park nearby (apparently only for residents of neighborhood next door).
Nice floor plans
Parking permits (can be a problem for guests getting towed)

Cons:
They'll raise the rent fast. If they give you a discount for your job, etc.beware: it is only good for one year and then your rent will go up by the usual amount plus the discount. But hey, they're advertising their own payday loan rent assistance thing and send it to your email every few weeks!
The original office workers were awesome. Then they had some really dark years: once they forgot to run my renewal for my lease and gave me 5 days to find a new place or take their rate hike. One of the assistant managers (Amy?) Ruined my doormat. The last manager when I left was fine, but she rarely responded to email or phone calls. The original repair guys were awful. Current ones do a good job with most things!

Noise from the ppl above you can be an issue. I have recordings of it. Sounds like a bowling alley. Although, they did have like 5 kids staying in the one bedroom above me at one point. Often my neighbors dumped trash off their balcony. The people above them used to toss their cigarettes/cigars on my patio and the ground (which is covered in wood chips!)

People basically trash the pool area and invite every single one of their friends and family members. It's common to see groups of 20+. They will eat while in the pool or drink out of glass bottles while in the pool (and I mean in the water). The trash from big parties piles up and blows into the pool over the weekends. Sometimes it clogs the filters and stops the water circulation and the water gets a thick layer of scum on top.

There are often huge full garbage bags of trash left overnight by the pool by staff. Really annoying since this happens regularly, but if you leave a garbage bag outside too early for trash pickup ($25 a month!) they will charge you $50 even while theirs sits out.

There was an instance last summer where the water was super warm and extremely dirty due to broken filters (foamy scum all over). I told the office staff the water looked unsafe and they said there was nothing they could do (ha!) Even though the pool was packed. That afternoon called the emergency maintenance number and they had it fixed the following morning (repair guys are great).

I have witnessed instances of people being so drunk they are vomiting all over the pool sidewalk, drunk women in thongs on their hands and knees twerking while their 3 month old baby sits in a car seat in 100 degree heat, people climbing over the gates, lots of people smoking while in the water (weed, cigs, hookah), the gates to the pool DO NOT always close/lock (be careful if u have kids!), a woman performing oral sex on a man sitting in the chairs inside the pool, people bringing their dog to swim. There used to be security. Otherwise call the police.

As I lived on the street side there are people directly outside my windows talking day and night, and a general sense of lack of privacy. The fencing around the property fell down and was leaning on a tree. It took them a week and me reporting it for them to notice, a few days later the next part went.

Parking is awful. It's even worse when you see a previous tenant who no longer live in the complex but continue to park their vehicle in the complex. No sticker which every tenant HAS to have and the vehicle is never towed. How is this fair! Tenants' vehicles are being towed left and right. Sad

Notice all the bad reviews for parking! My son was a guest of another 16 year old, who was not aware of the new parking policy. My son parked in a spot marked visitor, and came out to find his vehicle was towed. He did not see a sign anywhere. When we searched the property, to confirm what he was saying, the only sign upon his entrance was on the left side of the gate (oncoming traffic side), partially hidden by a shrub, and unlit.virtually impossible to see when entering in the dark through the gate when coming in on the correct side of flow of traffic. We have pictures and video to prove it. So, he is stuck paying a $300 tow fee for a policy he was unaware of and not notified about by proper signage. When we alerted the tow company, they realized how poorly marked the signage was and came out and posted signs throughout the complex ON THE SAME DAY. When talking to the tow company, however, they blamed the apartment for removing the signs. When talking to apartment management, they basically blamed the teen who invited my son over, and even blamed the shrub for growing over the poorly lit sign. (Not even kidding!) It’s not about making mistakes, it’s about how you handle them when you do.and if this is any indication of how mistakes and inappropriate notification is handled, STAY AWAY! (Or at least don’t invite friends over if you live here.)

11 visitor parking spots for the entire complex? ! Absolutely ridiculous! If you don't park in a visitor spot you risk getting towed. With the holidays coming up how is anyone suppose to have a visitor come over.

The new parking policy is ridiculous, unreasonable, and annoying. As a visitor you are not only required to park at the visitor parking but also have to register the car on the web every 24 hours or your car will get towed.

Who builds a 267 unit property and has only 11 visitor parking spots for their guests which is located all the way in the back corner otherwise you risk your vehicle being towed? You guessed it, THE AVENUES AT CARROLLTON! UTTERLY RIDICULOUS!

We've been living here for 6 months so far and we love it. It is very pet friendly, most of the residents have a dog or cat. The rooms seem fairly priced with all of the apartments we've looked at. It's about 5-10 minute drive from several grocery stores and target, Walmart, ect. Leasing office, management, and maintenance are all very friendly and very prompt. All of our maintenance requests so far have been resolved in about 24-48 hrs. I wish parking were assigned at the least to buildings because after 7pm there's rarely good parking and i wish they had more garages available. Trash valet is mandatory but there are some odd limitations on it like they only accept full size trash bags that are tied up and boxes that are broken down but i feel like this is the case with most trash valet

I changed my rating to only a two because recently my car got broken into. If you plan on moving here I'd suggest paying that extra every month for a garage, buy a camera for your car, or simply don't move here. Unfortunately, the staff hasn't been much help in this matter and that is highly disappointing. However, I still do love my apartment.

The new apartment manager is TERRIBLE. She is in one of the offices. African American lady. She will NOT allow me to do my job. I shouldn't have to explain mail delivery to her. I have my rules and regulations just like she does. Very time I look she is calling my supervisor Because I refuse to engage conversation with her about my job. She makes it extremely uncomfortable for me to come inside the apartment office to deliver their mail.

Absolutely great. The place is amazing. I love how great the floor plans are and the kitchen looks great. The front office is so nice. I have been working with Ashlee Nation and she has been great showing me around and telling me about all the great features. This place has a nice property up keep and the clubhouse is extremely nice. I would recommend this place to anyone.

If you're driving by these apartments, and you have ANY urge to apply for residency, make a U turn as fast as you can! Worst management, communication, and customer services i have ever experienced in my whole life. They don't compensate for any of their inconveniences due to their mistakes, no matter how continuous the mistakes are. If i had the choice, i would not have given them 1 star! Lucky me, i signed a 15 month lease and i'm STUCK.

I’ve been living here for about three & half months now, and I will say that the apartments themselves are absolutely beautiful & the finishes & amenities are great. However, what makes me give this place two stars is the lack of communication with the leasing office. We’ve had 2-3 issues with them/billing and have voiced them only to not have anything resolved from it. My significant other & I just had an issue today, when we were still getting charged for electric even though we had already signed onto another electric company our 3rd week here, and when asked if we would get reimbursed for the incorrect billing on their behalf they said they “weren’t sure”. Also, parking isn’t that great. I really thought this apartment was going to be great being it my first apartment ever, but it’s been a huge let down. As beautiful as it is, the communication in the office is horrible. Definitely not resigning onto another year.

I have been here for only about 3 months and I've already put in notice due to buying purchasing a home. The trash pickup is sporadic and tenants don't clean up after themselves and throw trash (I've seen dirty diapers) in the parking lot. One diaper I saw was on a weekend so it sat there for like 3 days.for real.
