The Cottages raised my rent by way more than inflation (nearly a $200 increase). Ridiculous fees, like a Green Fee or they charged 2 or 3 months or utilities in advance at the end of the contract. They refuse to fix their gym, regardless of the work order or notifying them or the broken equipment. Shuttle is unreliable and more late than not. Move in time is actually a nightmare, with trash overflowing into the parking lots, them not having enough furniture for some of the units, and being unresponsive to current residents work orders or phone calls (to include not providing mailed packages at the front desk). Payments were often wrong with extra charges and I'd have to reach out to them to correct (in person since they won't answer their phones). Internet would go down for weeks. I truly hope their management was fired. A college student could have done a better job.

My daughter received an eviction letter and then when she went to the office they said not to worry they found her rent from Oct it just hadn’t been processed. Then emailed owner a week ago about the situation, still not response and rent still shows as not paid. Still no response, especially from Lucas Rogers who signed the eviction. Poor management of the property!

Literally terrible. Zero communication from management, amenities break often, not safe, etc. Most of these 5 star reviews are for contests to win a prize. They’re not authentic

The physical construction of my apartment is fine- after everything got fixed and we, as the residents, spent a minimum of two weeks cleaning it (after being assured before move in that it would be clean and ready upon arrival). It took weeks to get everything up to date, but now the space itself is fine. We have had no working washing machine for four weeks now, and the machine broke two times before that. We contact the office and maintenance about fixing this issue consistently, yet the lease agreement remains broken on the end of the complex through providing no working washer. The outside of the complex is often disgusting, I understand that residents with pets need to be cleaning up after their pets, however since that is not happening, the complex needs to be cleaning this up to uphold health standards. The first month that I lived here the gym was not maintained, the ac was broken, bathrooms unfilled with supplies, fans broken, no cleaning happening or offered as self-service. The pool is genuinely never open or clean. The sinks drip constantly, and we have yet to be charged for utilities and there is no communication over when that will be occurring. I am constantly receiving apology or warning emails about some new problem (no wifi, water being shut off, having to pay in new and inconsistent ways, websites and portals being down, etc). Overall, it is incredibly disappointing that a place with such great potential has become such a burden to live in. Will not be resigning or ever recommending to another individual.

To start, all of the positive reviews are for giveaways.
I have lived here for going on 2 years now and its just terrible. Here’s all that has happened:
We had no microwave for a week because it broke
Our washing machine has broke twice and leaked through our roof
Our AC went out for a weekend
Our door literally fell off the hinges 2 times (one time was at night so we had a broken door at night)
Our back door key never worked.
We kept losing water for DAYS at least once a month
We moved in missing over half of our furniture (i was missing 80% of my room for 6 weeks) and we STILL had to pay full price
We are still missing the main portion of our couch
My mirror literally fell off the wall while I was in the restroom
One of my roommates closet shelf had broke
Some of the staff can be rude.
And now we haven’t had wifi for 5 days, which is extremely inconvenient bc its mainly students living here.
I would put 0 stars if I could; let this place be your last option!

Management sucks, office staff is super unhelpful and rude. Constantly having problems with my unit that can’t get fixed for days/weeks. Unreliable and will not be signing here next year. Cannot wait for my lease to end here.

Do not live here. Our washer has been broken for 2-3 months now and maintenance has not fixed it yet despite all four of my roommates and I calling them, putting in maintenance requests, etc etc. We have had to go to the laundromat anytime we want to wash our clothes. Was roaches when we moved in all over the complex and took months for an exterminator to come. Even right now, we have a cricket infestation in our house and despite calling them to put our apartment on the “exterminator list” four times in the past 3 weeks, nobody has came by. I have had to threaten to break my lease multiple times just to get through to management who do nothing about inconveniences that are their own fault. Will charge you for trash violations because trash isn’t “in a bag” when we have seen maintenance men that literally work here themselves put loose trash into our trash cans. Gym has been closed for “renovation” for the past two weeks and even when it was open half of the appliances don’t even work. Not worth the amount you pay to live here. Go elsewhere.

The good reviews are to win prizes! This new lease has been one inconvenience after another. The bus schedule was changed and now there are people that can’t fit onto the bus. There are enough people for some of the time slots for them to be running 2 busses at once. It’s not cool to advertise a private shuttle and not be able to fit your residents. The power goes out super easily in storms so we haven’t had service for 4 days and it isn’t supposed to be fixed until tomorrow. We were told it would be fixed the next day and we never got an update after that until today. It’s unfortunate because they have some really kind workers and maintenance, but they aren’t given the resources they need to make changes. Won’t be resigning sadly.

I would give zero stars or a negative review if I could. If you live here, just know that the staff and management does not care about you or your concerns. The living conditions have become so bad that some have reached out to lawyers about what we are able to do. 1) I have been trying to reach a property manger since JUNE. I have had an occupancy issue that resulted in getting fines $300 that I am not responsible for. Not a single person has responded to my countless emails I have sent. When I call the front office or show up asking to talk to someone, they tell me that there's not a property manager on site or that they're too busy. There have been 3 property managers in the past few months. It should not be impossible to reach management when a resident has a genuine issue. 2) The staff is rude and treats their residents like an inconvenience. There is a resident group me chat, and while they have states that the chat is "not affiliated with the cottages, " everyone knows who the staff is, they know their names, and their faces, yet the staff still has the audacity to be rude to residents for venting or for even stating any issue they have with the cottages. The staff will publicly be rude to residents when everyone knows they are employed by the cottages. 3) The internet connection has been out for 5 days now. Residents received an email on the first day stating that the Wi-Fi would be fixed the next day, after that residents did not receive ANY updates or form of communication from the cottages for the next 4 days. Currently, there is still no Wi-Fi property wide and this creates an extreme inconvenience for students that don't have cars or forms of transportation to campus or to a place that has wifi connection. 4) The Cottages at San Marcos recently just updated their bus schedule to come LESS frequently. This means that if you miss the bus, you are out of luck for the next 30 minutes. The shuttle coming less means that there are more students on each bus, which results in several students not being able to get on the bus because there is absolutely no space for them. When residents reached out to express their concerns with the bus schedule, one of the staff members told residents to "get over it, " in the resident's group chat. 5) The majority of these positive reviews are simply for the purpose of receiving a gift card or being entered in a giveaway. The Cottages at San Marcos has created a hostile and stressful living environment for the residents and employs a staff that could not care less about the concerns that their residents may have.

Put in multiple maintenance requests for my dryer that doesnt work and they have only once came to my house. Said the fixed it but still doesnt work at all & since then put in multiple more. Wifi has been out for almost a week and they dont know when it will be back on as well as havent sent anything out about it. Gave me 1/2 keys for my house & trash never gets picked up. Came here to get away from bad management from The Retreat didnt realize I was moving to much worse management.

Terrible experience so far. There is no clear management on property. This property is only considered with making money, and not with maintaining the property. Since move-in, our apartment was presented to us in horrid condition. Roaches were found in the fridge, blinds missing, horrid cat pee smell, damaged walls, and a washer that leaks. Aiming to fix the problem, my roommates and I put in maintenance request. It took over two weeks to get someone out to look at the apartment. Secondly, as of today none of the listed issues have been solved. We still have roaches EVERYWHERE, one room still smells, the washer still leaks, and we are still missing blinds. We have reached out multiples times, but no one responds. There is no property manager on-site, but a traveling manager who is only present on Monday. Lastly, the property is in terrible condition. There is dog poop everywhere, beer cans and trash all thrown out on the grass and in bushes.

STAY CLEAR of this apartment, and look elsewhere. They are only after your money and do not care about maintaining the property or fixing issues that should have been handled before move-in.

I love the staff! One girl in specific was extremely helpful and patient with me! I believe her name was Melonie, she has excellent customer service and makes sure she is thorough during walk throughs! She was able to answer all my questions and doubts! 10/10 overall!

I loved my stay at the cottages! My home is safe, comfortable, and spacious because of the cottages. Every time I need help I am able to contact Maddie! She reassures that my safety and my home is accommodated. Thank you the cottages and especially Maddie for making this place great

I had the unfortunate experience of living at The Cottages at San Marcos apartment complex, and I cannot stress enough how disappointing my time there was. From the moment I moved in, it became abundantly clear that the management had no interest in maintaining the property and ensuring the safety and satisfaction of its residents.

Let's start with the gym, or should I say the decrepit excuse for a fitness facility. It's evident that they allocate their budget more towards landscaping to lure in unsuspecting new tenants than towards maintaining essential amenities. The gym was falling apart, with broken equipment and a general air of neglect. It's not just an inconvenience; it's a safety hazard waiting to happen.

And don't get me started on their blatant money-grabbing tactics. They limit the use of the coffee machine, as if saving a few cents on coffee is more important than providing residents with basic conveniences. But that's not the worst part. When you finally decide to move out, they hit you with exorbitant cleaning fees and charges for repainting, regardless of the fact that you've left your room in the same condition they gave it to you. It's a downright scam.

Oh, but it gets better. The bus they supposedly provide for transportation to campus is the epitome of unreliability. Countless times, I found myself standing at the bus stop, only to be left waiting for an eternity or finding out that the bus had been canceled without any notice. It's almost like they have no respect for the schedules and commitments of their tenants.

And let's not forget about the pool. What should be a place of relaxation and enjoyment is more often than not overrun by people who don't even live in the complex. They trash the area, leaving it in a state that's embarrassing to even step foot in. The management's response? Close the pool for days on end and then have the audacity to blame the residents for its sorry state.

To top it all off, the property manager seems to have no clue about the most basic information related to the complex. When asked about the bus schedule, they fumbled through vague answers, leaving me to wonder if anyone in the management team even knows what's happening within their own property.

And let's not even discuss their roommate matchmaking service, which is an absolute joke. It's clear they don't care about compatibility or the living experience of their tenants. They just want to fill rooms and collect rent.

In conclusion, The Cottages at San Marcos is a prime example of a management team that prioritizes profit over resident well-being. The lack of maintenance, disregard for safety, unreliable amenities, and overall incompetence make this complex a nightmare to live in. Do yourself a favor and steer clear of this place – you deserve better.

They have people post fake reviews for chances of money and gift cards and groceries. Amenities constantly broken, Gym, pool, coffee machine, printer.

On top of that they will charge over $300 in move out fees for cleaning and painting. I have requested to talk with the manager about move out fee's and they still refuse to speak with me.

During my time here there were parties of up to 300 people in one house, a car driving through a crowd of people, and gunshots. The staff will always say they cant do anything or get you any information on almost anything. The only good part about it was the maintenance staff.
