They are doing a way better job now. Much improved

There was mold in my apartment and I could not for the life of me get anyone to help fix it. I’ve called and was told someone was coming. No one has. Every time I go to the lobby no one is in there or the doors are locked. Worst management I have ever seen.

Packages get stolen from your front door, there’s always dog poop in the hallway for some reason, and strangers cigarette butts everywhere.

I have lived here for a couple years and it has gotten increasingly worse. You pay for the ‘security amenity, ’ but anyone has access when the gates stay broken for months at a time. Several doors are always broken, as well. They lose paperwork and double/triple bill you multiple times, with the lie that they’ll credit you when they find the issue. They do not follow up on anything, no matter the issue. The garbage people come get the trash between 2AM-4AM EVERY SINGLE DAY, no matter the complaints, so if you don’t value your sleep, that shouldn’t be an issue because it can go on for up to 30 min. It used to be a quiet and CLEAN complex, but the cons have been outweighing the pros for a long time now. It’s quite ridiculous.

Probably the best apartment complex. I’ve been to in a long time. Thomas in the office was just absolutely amazing. I would recommend to anyone and everyone.

This is my second year living at The Dacoma. The ambience in this building is very unique, very lush, with tropical-beach vibes. It's really nice. Although, the architecture, design and decor of the building are superb, the quality of the construction materials are on the cheap side. The building is fairly new and it's already deteriorating, especially the floors, which are bubbling and peeling off. We have a a private security guard at night which gives me a sense of safety in rough city like Houston. We recently changed managers and I'm seeing clear improvements in communication between the office and tenants. Also, they seem to care more about the overall management of the building which is nice. The only thing that I dislike about this building is the access system. The doors tend to become faulty frequently, hopefully they can change to a different security system that is more reliable.

I’m leaving my original review below, because I need TAM to know that the prior team wasn’t as great as the team now! Lol Tom, Jesus, and Keshin have been our new office team for just a few months now (if that?) and have gotten s**** done! Our drive in gates have been broken for over a year, and they work! We even have an app to open the gates when we need! Like what? Why couldn’t this have been fixed forever ago? I feel like this new team really takes pride in our community. They sent out an email last week just updating us on everything and it honestly made me so happy to see that we finally have an office of people I can trust. Don’t get me wrong, I did like Daniel! But I felt that did not have the support he needed, which is unfortunate. But he was always super helpful when I needed anything. But I’m so incredibly impressed with Tom, Jesus, and Keshin! I’m hoping y’all are here to stay!:) thank you for taking pride in our community and ensuring that we feel safe again! I am truly grateful!

I moved here in May 2021, and I loved living here…until May 2022 when the new management took over. It’s extremely disappointing the decline of this community and the lack of responsiveness and care from the management team. I’ve contacted them countless times due to the music THEY play for the community. The management team plays this music at an unreasonable volume. I don’t know if there’s a speaker right outside my window, or what? But it’s so loud that I’m just laying in bed, able to sing along to the music playing, BY MANAGEMENT. When I call to ask if they could turn it down, I’m told it’s their policy, and it must be at that volume until 10 PM! I miss old management. I just want to be able to be in my bedroom, relaxing and reading a book, or watch a movie, but I can’t! It’s 9: 45 PM and Christina Aguilera’s “This Christmas” is playing so loud that I’m just singing along. No way to relax. I want to cry. I called to complain earlier today and was once again told that he (Darvin) is unable to do anything. If it were another tenant blaring music, it would be considered a disturbance. But the management office is able to and it’s not an issue? This is my home! I can’t even relax in my own home because you awful people won’t just turn it down! Worst management I’ve ever dealt with, and the gates have been broken for over a month. Oh and I’ve asked countless times for the information for onsite security, in case I see something sketchy or of a noise complaint (like the one I’m dealing with with THEM) and I’m always told “I need to see what we can give out, but if there’s a problem, call 911. ” COOL! So no on-site security, but we have broken gates. They care SO MUCH for us. Incompetency at its finest. They aren’t trustworthy people, and don’t care about the tenants, or this music issue would have been taken care of the first time I asked them to turn it down. I’m not saying turn it off, just turn it down! And share the info for on-site security, if you have it! I’m over these people and I’m hoping and praying they leave. I can say more, but at this moment, I’m exhausted, and really am only able to focus on the music issue.

Renter beware if you decide to rent from here. The Dacoma will give you the run around and not return your security deposit.

Do Not Move here. I have been a Dacoma Resident for several years. Most recently, The lack of compassion, courtesy and communication has been atrocious! I’ve been without a working microwave and a functional washing machine for weeks. Today I went downstairs to speak with the gentleman who was in the office by the name of Jesus. He was not helpful and very unpleasant to me. There was no compassion for the residential community and he made it very clear that his is off! However, he still lingering in the office unwilling to help. He told me to put in a work order, as previously stated, my work order exists and has been for some time! This unprecedented situation has made my experience with dacoma very discomforting and it’s disturbing my quality of life.

I had the most amazing experience at these apartments at the beginning and after I signed the lease the people at the front desk weren’t really help anymore. Whenever I needed something the manager was always on the phone. The gates are not secure and they have been trying to steal my truck and the apartments haven’t really done anything to make me feel secure in these apartments. People smoke weed in the apartment and my son has to breathe it in in our master bathroom. I have complained several times and it doesn’t seem like anything has been done. Definitely not worth it. Look at other apartments.

I recently tour this property and let me just say, I loved it! The staff were so welcoming. Tre, the leasing agent, gave an amazing tour of the property and addressed all of my questions and concerns. I would definitely recommend The Dacoma to anyone:)

Wow what great service I received today at Dacoma. I have been shopping for a community all week and this by far has been the cleanest and most unique place that I’ve seen so far. I was Greeted my a gentleman name Daniel and he was super inviting, informative, kind and funny. He even offered me refreshments and I thought that was very sweet of him. Although it seemed he was super busy he stopped everything to help me and I appreciate it. He made my tour fun and learned so much about the community without asking any questions. I loved how throughout the tour he was super hospitable towards everyone we encounter and it gave me that he really cared about the residents and the community creating an environment I felt considered to be home. The office super busy and people was coming up asking many question, but he still managed to make me feel that I was valued as a future potential resident. Koodos to you Daniel and thank you for placing a smile on my face. We will meet again.

This will likely be deleted as I understand negative review removals are the standard practice for this property. This is the absolute worst apartment property I have dealt with in the past 10+ years. I genuinely had a better experience with property managers and maintenance in Greenspoint. The building is less than 3 years old and just about everything is falling apart. There have been floods, flooring problems, foundation problems, security problems (theft AND an entrance door broken for months). The building itself may look trendy, modern, and beautiful but it’s an absolute catfish. The staff is condescending and retention is horrible. The lady that was supposed to call me back yesterday, I am told, doesn’t work there today. I have three separate statements from move out, all of which are incorrect, and waiting on snow in July here would be faster than their follow up.
