The office never picks up the phone, the maintenance takes forever to respond and show up, and sometimes they don’t do it right or even bother to come back and finish the job.
The pool and fitness center was closed for MONTHS out of the summer with no explanation as to why, and they never gave an ETA on when it would be done.
Through most of the summer the lawn maintenance wasn’t kept up with so there were weeds growing 5+ feet tall with no one bothering to cut them.
There are cockroaches everywhere at night, and i’ve even had some crawl into my house on the third floor due to cracks in the windows from improper sealing/installation.
There have been multiple break-ins in my car, and you can hear people doing it at 3am when random car alarms start going off.when i notified the office, they said there was nothing they could do about it, and they didn’t even email the complex residents to let people know it was happening.
The smaller pool, the one i live by, has flooded due to not being cleaned enough.the mail system got “reworked” which caused my mail to not only get lost, but the code was sent to the wrong resident TWICE.people steal packages and my own neighbor accused me of taking her mail, when i wasn’t even home when it was stolen.the water in random buildings just gets shut off occasionally, so you’ll come home to no water in your pipes.the first 2 weeks of living here our gate fobs didn’t work and we had to go back into the office nearly 5 different times to get a new fob, and they didn’t know which fobs worked and which didn’t, so they kept giving us faulty ones.overall, a very poor experience and i will be moving once my lease is up and never recommending this place to anyone.

Do not move here. The maintenance is super slow. If they do fix something, they break something else. I’ve had walls have holes punched in them and doors broken more than before they started. I will say the manager David is a good guy to work with and tries but he can’t do a lot of what is needed. The pool has been closed for a few months and the gym too but they won’t refund you your amenities fees for those which is straight up theft. Cockroaches are everywhere at night. We’ve had fruit flies and such for the first two months before they finally died off from the previous people. For us too, they messed up our move in contract so we don’t have an official contract they can prove for us for residency so plan on not needing to prove where you live cause they can’t help you if they mess up. Parking spaces are small as hell so no one really follows the lines as you can’t even open a door if you do. Our carpet was full of football sized holes that all needed to be patched (5 patches and counting) at move in and even once moved in, we found even more patch jobs that needed repairing. I will say the place is cheap and in an ok area. But you do get what you pay for. Oh and the best part! They told us to get this free app to pay our rent but that free app has a 30-50 dollar fee to use so they take more money from you than what you should be paying. And the gate system for your car may or may not work. Mine does work but my partners doesn’t and hasn’t ever since move in. Not sure the point of the gate system if it doesn’t work.

I moved to Dorchester Apartments on June 24,2023 and I have put in multiple work orders for the AC unit not cooling properly. I was told being on the 3rd floor it could be up to 20 degrees warmer, so I added a portable AC, blackout curtains, and a high blowing fan to keep it between 76 and 83 degrees. My neighbors who live across the hall are also on the 3rd floor facing the same direction have their AC set to 73 degrees, faux blinds up, with no issues during peak heat times. I have spoken with human relations, the front Office, and still have not had the issue resolved. I also put in a work order for a large gap in the front door and back doors in which the repair was done with foam being stuck to the outside edges of the front and back door. I had to tell the maintenance guy he had not covered the gaps, although the repair is normally done along the door jambs. You can see the foam on the outside of the door which looks terrible. I asked for a repair to be done to my bathroom ceiling due to black mold, and the ceiling falling in due to being wet, and it was repaired with KILZ, and caulking which is uneven to put it nicely. I also put in a work order for the garbage disposal for making a grinding noise, and the repairman asked me if another maintenance man had fixed it. The order was closed out as if it had been fixed, but it still has not been repaired. I call and send pictures of the AC issues to the human relations person daily so they can see how warm the apartment gets. I understand 76 is not hot, but again that is with a Toshiba portable ac unit assisting or it would be in the high 80s consistently. As mentioned before the gate still remains open, and when the gate is closed the stickers, and fob work inconsistently when trying to enter. Stay away from this place!

Absolutely AWFUL. The bar was set pretty low and they still managed to limbo right under it. I've had leasing agents stretch the truth when trying to convince me to sign a lease, but I've never had one lie through their teeth the way David in the leasing office has. I am four months into this lease and I still don't have a mailbox key. I've spoken to at least four different people and the answer is always the same, "We put in a work order. I'll get them made today. " Days pass and nothing. Still no key. That in itself is unacceptable. There is also zero sense of urgency about any complaints. They don't enforce trash valet rules so there is always trash in the hallways. Everything smells and the ground is stained from leaking garbage. The gate is constantly broken. I've never seen it functional for more than a few days. Then it takes weeks for it to be "repaired". Even with the reports of car burglaries the leasing office has shown no concern about the gate. The apartments are outdated but they'll charge you for anything and everything. Save yourself the stress and live literally anywhere else.

This place is giving me a headache and anxiety! When we first we wanted to move in, they lost our papers and didn’t know we’re about to move in the next day! They gave us a different unit! The fridge was different than what they told us, bathroom cabinets were missing and after 2 years still missing! We had cockroaches all over the apartment even in the bed! They bombed and we had pest control almost every week, and we still have issues with cockroaches and ants! The neighbors brings their dog but they don’t pick up their trash so we have bugs in the apartment that they bite and leave big scars! Our unit flooded 4 times! Currently both on our bathrooms are not working and when submitted online and went to the office, they said we will send someone right now and it’s already been 48 hours and still I don’t have a bathroom to use! The hallway in our floor, for some reason all the lights are dimmed so it’s like a haunted house at night! Management don’t do anything! If you are understaffed, hire more people! I am not paying $2000 for hallways to be dark, have cockroaches, and not have a bathroom!

I live at the Dorchester Dallas, Tx. David is the best best. He gets everything request done in a time manner. I’ve been for 3 years and have been continuously disappointed by management. Kudos to David Dittman.

We have nothing but high regards for Leasing Official David Dittman. His attention to detail has helped solved problems that developed through past poor management. His willingness to assist the residents in having a pleasant stay at Dorchester is welcomed and appreciated.

This place is a nightmare I've been leaving here for 8 months and since the first month my washer is been broken and then 3 months ago my shower had some problems and im still waiting to get them fixed after a lot of calls, visits to the office and complaints still waiting and even worse this place is full of cockroaches

They will do their best to rob your bank, they charge us for pest control, and a whole bunch of other charges that they can come up with when we move out that cost about $1000, but they did not provide pest control when we moved in, first day when we moved in there were some cockroach inside the cabinet. And there were some damage that we wrote on move in check list and submitted it to leasing office, now when we move out they charge us the damage that already been there, and I asked them to look at the move in check list that we submitted, they say they don't have it. Every few weeks they will have new staff or new property manage there and no one wants to take any responsible from previous staff and nothing can be done if you asked previous staff. If any of you are currently resident there, please make sure that they come to inspect the room when you move out with you represent at the same time. We moved out and cleaned the place very detail and we ask them to come to inspect, they said they will come when they have time and of course they come when you are not there and make up a bunch of lies so they can charge you whatever they want, and you can't fight or argument because you are not there when they inspect.
The list of bad review of this place can go on and on.
Please save your time and headache by not renting this place.

We’ve had a good experience living here and have just renewed our lease. David in the leasing office genuinely cares for us residents and has been a pleasure to deal with. Maintenance have always been speedy and friendly

Dirty staircases and hallways, poor management. Charged for services not rendered. And late fee charges even where it doesn't apply. No one to listen to grievances. Can't wait to move out.

Absolutely horrible experience here! Overpriced and everything was breaking. Lived here 1 1/2 years with multiple issues and more each day. Do not get a first floor apartment, you will have bugs and roaches along with ant infestations.

We never used the dishwasher and after 1 year it randomly started overflowing several times a week. They never fixed it after several calls and open tickets that just get closed without being resolved.

When we left we ended up being charged for issues that were there when we moved in.

Make sure you get a trashcan since we paid for one and never received it.

No security either, the gate is WIDE open all the time which encourages theft and damages.

We've been living here for almost 2 years (this June) and still enjoy it.

Office management has gotten better. During our first year we had to deal with intentionally disrespectful upstairs neighbors (poured cleaning water and dogs feces from their balcony and knew it was landing on ours but continued to do it). The first office team did nothing. The following office team really took the time to listen to us and addressed it aggressively. The newest team helped us out with the mailbox issue (someone was opening up all the front panels with a skeleton key, and the new locks impeded us from opening our personal box).

The apartments are beautiful externally and internally, and the pricing is really competitive for this area. Speaking for J units, they have high ceilings, crown molding, a functional fireplace and a nice floorplan. The color of the walls is a neutral light grey. There are plenty of big windows to let in natural lighting. There’s also plenty of closet space. The water heats up quickly from the faucets. Heating and cooling work well. The rooms are nice sizes. So is the balcony (much larger than the average apartment balcony). There's an alarm system in the unit for extra security.

For the most part, the complex is quiet (can't avoid neighborly noises from time to time). People usually pick up after their dogs. The pools get cleaned fairly regularly (they were just redone), and the foliage is trimmed routinely. Maintenance support and valet trash collection is dependable. ***They have a recycling system in place***. The gym is ok though the soap dispensers aren't refilled often enough, and I think we're missing some dumbbells. The gate system works occasionally. Unfortunately, the sauna hasn't worked since we've been here. Garbage is collected often; sometimes it gets overfilled but every bit is consistently taken away. We've never had parking issues.

I haven’t lived here and never will because when I called to make an appointment for a tour, the person who answered the phone was extremely off putting. Someone should teach her better phone etiquette and customer service.

Finally. Finally after 13 months of feeling stressed and unhappy of living here, I am free. It has been miserable since the day of move in. I could go into great detail, but it would turn into a novel. To keep it short, I do not recommend this place at all.
