18Please do not spend your hard earned money at this dump of an apartment. My apartment flooded at least 6 times during my 1 year lease. All maintenance did was bring a shop vac in to vacuum the water off the floor and temporarily fixed the plumbing. There is extreme water damage to the flooring and baseboards. Multiple personal items were ruined due to flooding. Doesn’t seem like they have any intention of actually fixing the plumbing problem. If you are moving into unit 1117 please beware.
I moved here in August 2021 from Kansas and had no idea what to expect. It's been more than a pleasant experience! The management team and maintenance team have been more than caring and helpful with any questions or requests I've had. Any and all maintenance requests have been responded to in a timely manner and completed by David and/or someone from his team.
I'm a travel agent and also work in I/T managed services, 100% from home. Daytime quiet hours is essential with Zoom calls and phone calls.issues regarding noisy neighbors, which is clearly a touchy subject, has been handled with grace and the utmost professionalism. Pest control requests are handled quickly, generally same day or next. Garrett and the office staff have been a tremendous advocate in making sure all problems are handled as well as possible. Communication is a big deal and they shine!
The kids in the complex aren't always well supervised (no fault of mgmt) and they have wrecked havoc on the tennis/basketball courts. I had a rock thrown through my window when they were ricocheting them off the railing. Management got it fixed super fast and cleaned up well when they were done, both inside and out. I recommend trash cans near the tennis/basketball court, but that's just an idea. The maintenance team picks up small trash DAILY and damage/issues are taken care of quickly. The grounds are well maintained 99.9% of the time and the newly painted floors in the breezeway is refreshing.
I hope to stay here for a while and would easily recommend taking a look at the property. I sincerely appreciate the emails and texts they send out of important information to keep us all up-to-date on announcements.
Bad maintenance staff, and old apartments inside. Dryers don't dry clothes well. Basically very low income people live here and don't take care of the place.
The leasing agent there was amazing and oh so helpful! She was so wonderful to speak to, does her job very well, and knows a lot about the property!
My A/C went out on Monday and the maintenance person, David, came right away and ordered the parts needed for the replacement. He fixed it immediately the next day morning. Very prompt response for all the maintenance needs from David. You can never expect delays in maintenance requests when David is around.:)
I’ve been here since September and I love it. I just wish all the floor plans on each floor had wood rather than just the first floor. Everyone seems nice and looks out for who they can. Thank you Marquisa for helping me get my apartment!
The Falls has been where my wife and I have called home for three years now. We moved in right before Covid and we are still so happy with our move. The property has gone through some major upgrades like the dog park, pool and outdoor grills in our time here. Anytime we have needed to submit a work order, David and his team respond incredibly quick. They fix the issue asap. Whether it was our AC leaking or our microwave going out, the issue was resolved that same day we submitted. The Falls is also a great location to be at because we are super close to downtown Round rock, Ih 35, Round Rock outlets and Old settlers Park. All these factors make this apartment a great place to live.
This place is not worth the money you pay…. The electric bill is $300 a month and they don’t tell you that it’s going to be so high. It’s dirty outside the apartment and the stairs … we have had bugs in the apartment and the A/C barley works. Don’t recommend moving here. Over priced!
I Don’t recommend these apartments unless you can’t afford anywhere else. Property Manager seems to never be in reach or the Asst Manager refuses to let anyone through. I’ve never met someone so rude who works in this industry as the asst Property Manager. If you expect anything to happen that requires you to have a conversation with the office I’d live somewhere else because they refuse to speak about anything will just talk over you then Hangup.
My air conditioning system went out on a Friday, the maintenance person, David, came right away and ordered the parts needed for the repair. He provided me with a portable air conditioner for the weekend and came back promptly on Monday morning (when the parts arrived) to repair it. We are very happy with the service provided.

I’ll just mention again for the second time in less than a year that this place is infested with spiders. You can’t walk out the door with out seeing a wall full or walk down the stairs without walking through the webs. I’ve currently been looking at other priorities because I clearly won’t be staying here and have been told by multiple properties they get the breezeways and stairwells cleaned to avoid this issue. Hopefully neither my dogs nor I get bit before we get the chance to leave.
Loved living here! Lived at The Falls for 3 years. Great value for current housing market. Loved the amenities (the swings & the gym were my faves), the staff were always friendly and respectfully familiar, and the team was always working on keeping the place updated and clean. My work orders were always handled in a timely manner and staff were always respectful of my schedule and space. Only reason I moved out was to move in with my bf! If they had had a bigger apartment available at the time, I would have stayed 100%.
I have lived here for almost a year come April. I had a lot of reservations at first. My apartment had a lot of faults upon moving in but the maintenance team are always quick to fix any issues I have in less than 24 hours. I don’t think it’s fair to make a rating based on things that were fixed immediately. This is VERY normal for an apartment to have issues when moving in. There are so many apartments and some are bound to slip through the cracks, but as long as you communicate, they will help you in anyway they can, at least that is my experience. Garrett, Marquisa, David and the rest of the team have truly listened to my concerns and especially Garrett, has truly helped me in times where I didn’t have anything and for that I am grateful. THAT is what sets these apartments apart- the workers. They genuinely care and you can’t fake that. That’s why we resigned another year lease.
The best management in town! Love Garrett, ENTIRE office staff, David and all the guys! I lived there for 6 years! They were nothing but EXCEPTIONAL! Thanks y’all! Miss you guys bunches!
I have recently just revisited this property, and they have done an amazing job with the upgrade. This place looks 100% better than before. The office staff is super nice and inviting. Taylor was professional and very friendly and showed me the grounds and answered all of my questions. I would recommend this place!
I recently visited to view the property, everyone was so nice! I had the opportunity to work with Taylor, she was very nice and easy to work with. She was very patient with my questions and answered each question throughly. I highly recommend The Falls Round Rock!
There was a misunderstanding but it worked out. They do put in effort in leasing office. Not a fan of waking up to loud Spanish every other morning of neighbors yelling at each other. They keep the grounds SUPER clean.
I'm writing this in regards to the maintenance staff. These people care way more about making the place look nice on the outside than actually listening and helping their tenants for their problems inside their homes. The outlit for my bathroom isn't working, the toilet is having problems, and we have had bug problems. These people never come to help when we call for help, yet they feel the need to be noisy every morning to make their front area look good. They say please call their number for assistance or complaints, but I always get told that someone will come fix the problems (they never show up) or that nothing can be done about the noise. So it's completely pointless calling anyone.
I'm upset that the apartment's staff use their leaf blowers every single morning to "clean" the front area's main office before the day starts. This one guy goes around the front office and blows stuff around. His isn't as loud as the landscapers equipment, and he doesn't do it for nearly as long (probably 10 to 15 minutes tops), but it is extremely annoying to live near that building and having to wake up to that sound every single morning. And yes they do this every single morning at around 8 o'clock. Some of us work late nights, and having to be woken up by that loud noise every morning is a honestly a real pain.
I've looked outside while this goes on several times and the man doing this is barely even blowing anything around. If there could be something done about this, that would be great. You don't need to do this every morning at 5 days a week. Could always use a broom or a quieter leaf blowing machine. I know they want to make the front area look nice, but it's really really obnoxious because of it happening 5 times a week at the same time. And again, they say call for complaints or concerns, but nothing ever seems to be done about it. They won't even negotiate, just flat out tell me there's nothing they will do about it.
Please do something about the leaf blowers for the front office. It's completely unnecessary to use equipment like that to clean such a small portion of the area. Please have your maintenence crew actually come fix our stuff instead of just not showing up.
