The Georgian Apartments, Dallas TX

Where to start, when we moved in it wasn't disclosed that your only allowed one parking spot per apartment which makes no sense. But space is space luckily we have one car. The problem is, that none of the residents actually follow that rule. I'm not throwing shade but how is it fair that I'm paying for "reserved spot" which is ridiculous in itself. I mean where am I supposed to park on the street lol its a open parking space. Literally have neighbors below me who have 2 cars and have people over all the time so they take parking spots as well. Im not allowed to have a second car but others can have 2-4 to a Apt. Also when I moved in it was a big issue about what breed of dog I had and they needed to confirm what it was. Shes a terrier.and I was told no aggressive breeds and was given a list of dogs I couldn't have. Mind you there's literally tenants here with Pitbulls, Shepherds, Husky.never leashed but thats okay. There's a whole list of things that are contradictory at this complex. But at then end of the day it's not necessarily the tenants this aimed at more management because you don't enforce anything. Shout out to the Maintenance team.seems to be the only ones that actually do anything. June can't come fast enough major downgrade from my last place but more expensive go figure. And I'm baffled at the rent increases for a complex with no parking, or gym, or any real amenities. The extra money must be going to the luxurious Dog park we have.

The manager David is a liar. Parking issue for Bldg 4 changed my spot and he played favorites when assigning the better spots. He lied to my face and that's disrespect that I do not tolerate. Been over 8 years and I may not renew due to the unprofessional office that is led by a liar. *** No, you are a liar. It's about your disrespect. You are lying about how they are assigned. The person in 4B doesn't live on the 3rd floor and is closer to the parking than the person in 4F.you are just trying to save face David as I am calling you out.

I usually dont write apartment reviews but I've lived in The Georgian Apartments for 4 years and I NEED to share my experience about the maintenance staff. Reggie, Dee and Noel are the best! From the very first day I moved in they were there to assist with any complaint, repair or need I had. Usually at complexes, the maintenance staff or slow and/or unreliable. That is NOT the case with these 3 men. They have always been johnny on the spot and attentive to my needs. They are consistent and go above and beyond to help the residents. They know most if not all of the residents and they know their craft. They are one of the main reasons I didnt move out after the first year of my lease! The Three Amigos and a great team!

The best part about these apartments is the maintenance team. I’ve had 2 issues with my A/C since moving in at the beginning of July, in both cases someone was at my unit within the next 2 hours to fix it. Head of maintenance is the friendliest person to work with and if I run into him while out he always checks in to see if I need anything. 5 starts for maintenance, they’re amazing.

The office however is lacking in organization. Parking is extremely limited but fine, if like me, you only have one. I was given a parking space at move in, maintenance told me that spot was turned into a sort of handicap parking for another unit in a different building and gave me a different spot, no problem. They recently put parking reminders on everyones door, mine listed the spot that was converted and no longer exists. I’ve called the office 5 times over 2 days to find out where I’m supposed to park and was told to park in the space on the paper. IT DOES NOT EXIST. They were sending someone out to “look for it”, never heard back. Called again and was told “maintenance is going to look at it” or “maintenance is fixing it. ” Fixing what? The woman on the phone didn’t have an answer. When will it be fixed? She didn’t have an ETA. She said the manager would call or email me, nothing. Called again, no update but was told I need to park in an unreserved spot because tow trucks were coming through nightly to remove people from the wrong spots. Visitor parking closest to me fills up quickly so now I have to walk across the property to visitors even though I pay for parking, mind you the temperature is over 100 this week. They are not keeping track of who’s in what spot or when spots are changed around which wouldn’t be as big of a problem if parking weren’t so limited. If you have multiple cars or visitors over regularly, find somewhere else.

Nice apartments but this summer our air hasn’t been working and I stressed this concern with the front office and nothing has changed. My family can’t even cook or sleep bc of the high temperature. My apartment is at 90 degreees rn and by nightfall I’m lucky to be at 83 degrees. This is so frustrating!

The community and area is great, people are nice, the size of the apartment is nice but When we moved in, there was things broken or not working correctly asked multiple times they said they'll fix them never did (always something wrong with the toilet, kitchens drawers keep falling off track, and Ac doesn't work right). Sometimes when they said they fixed the ac it instead heats the apartment vs cooling it down and no matter how low you set the temperature it will always be 80+ in the apartment

Love the residence, request are handled in a timely manner. I never seen a big roach just small ones so I would like to think roach infestation is well under control.only complain is parking and water leaks. The parking fee is useless if you have to park on your spot with luck. No covered parking so constantly washing car like every 2 days. The paints fade before you count to 10 so visitors can hardly tell it’s reserved, then when you try calling the tow company, you be lucky if someone picks and when they do it still matter less because you can’t even wait for them, you still have to go look for parking like a visitor. Leaks are worrisome but not as frustrating as parking since request will fix that. In general apartment is quite old and it’s some minor issues here and there. I sometimes notice unpleasant toilet leak odors in the bathroom and that may be my only reason to leave as I tend to get pretty uncomfortable and disgusted with unsanitary situations.

While the apartment units are nice, the visitor parking is TERRIBLE. I don’t visit my relative that lives here often due to how far away the visitor parking is.

I went and toured the 800sqft apartment. The leasing lady was really nice, she took me around the complex when it was sprinkling outside. I rated this complex a 4 bc it is a little outdated, they don’t have a fitness center or a lot of amenities. I was hoping this floor plan had a washer and dryer but they didn’t. However, they do have the connections and are able to rent from a third party to complex uses.

The staff is really friendly and the apartments are affordable. Keep in mind these apartments are verrryyy old but they've been renovated. Its nice and quiet 95% of the time. Nice space for the price!

I wish there was a rating lower than one star and if we could do negative that would be amazing. You try to be reasonable with these people yet nothing ever gets done been living here for 2 years and I feel like the incompetence is only grown since living here it has turned from a respectable Community to a trap Community we're basically you better watch yourself whenever you leave the house and the maintenance people and front desk people don't want to assist you in anything that's wrong with your Apartments. Don't live here don't move here don't do it it's not worth your stress

This community management claims to love their residents, but you give only 1 parking space per apartment and then this towing of our vehicles is getting beyond ridiculous. Less than 24 hrs to remove my vehicle of which was damaged on community property by no fault of my own of which I had to go through my own insurance to file a claim in order to have it fixed. Waiting on the adjuster so I could be advised what shop or mechanic to drive my vehicle too. I get a towing tag and when I say it was less than 24hrs and I got up this morning to take it and its already gone. I called the office prior to it being taken and I know they're being vindictive because of previous conversations about this issue. I will be getting with head office about this so called management team and address all unresolved issues. We love our residents (What a joke)

My daughter has been living here for almost a year. The complex is well maintained and the apartments are comfortable and affordable.

The management are awesome they are very nice and professional. If you guys are seeing negative reviews about this complex they are lies. Trust me if you move here you will be pleased and satisfied

Seems nice and quiet spacious places plenty parking avail. The only thing just anyone can walk in
