The Grand on Memorial Apartments, Houston TX

Very happy and excited with my move! Andrew, Eltiza, and Jose were very accommodating to my needs as a new resident! Property and its amenities are outstanding!

I have been living here for 3 years, I’ve had nothing but good interactions with my complex management team. I’ve loved living at The Grand on Memorial, my apartment is beautiful, the neighbors have been wonderful, and I’ve always felt safe. Ellie and Andrew have been amazing!

Do not rent at this apartment complex. You are going to pay a lot of money for subpar services. The apartment itself is beautiful. At first, the staff was attentive and responsive to any questions I had. As of late they have not been. I have been wanting to add an additional tenant to my lease and have emailed for the past month and have even gone in person to the leasing office and never get a response via email or anything else. It's pretty ridiculous.

Close to work. The girls in the office are great. I see maintenance and landscapers here almost every day working on the property so i know they are doing their best to make this place even better.definitely will be renewing my lease.

I have lived here for a year now and my husband and I really love our home. I appreciate that management listens when we have concerns. The maintenance team is wonderful and they are so quick. My husband goes for a walk in the park every day so it’s nice that the property connects to Terry Hershey park. Overall I highly recommend the Grand on Memorial.

Not happy with my experience. Valet trash that we were being charged for never picked up our trash (without reason). The office didn't appear to care much about our complaints. They basically told us that they understood we were being charge for Valet trash but that if they didn't take our trash, we would have to do it ourselves. In short, "you need to pay for the product and not receive it". We would also be charged for amenities such as the pool/jacuzzi, gym, etc, which many times were not accessible. In fact, I think I can only think of one single week in the past two years in which the Jacuzzi was functioning. If you like to be charged for things that you will not receive, this will be a great fit for you. If you are like me and expect to receive the products that you spend your hard earned money on, I would recommend looking elsewhere. Taking into account the shortcomings on behalf of the Grand, when it came down to moving out, we were charged an outrageous amount of money. Part of the charge included (3 days after we moved out). We moved out on time but were charged for three extra days. Nonsense! I don't want anyone to have the same experience. Terrible.

I moved into these apartments a few weeks ago - first, Olga and Cielo were amazing with the move in process. They are very efficient and respond to questions promptly. The apartment itself is gorgeous and relatively quiet. It's also connected to Terry Hershey park and is great for biking and running.

Things to consider before living here:

Cons:
1. Very strict visitor parking rules. Only two visitors per household and any visitor not register on an app will be towed. Tow trucks are consistently checking in, especially on the weekends.

2. Consistent gate issues, one gate went down about 6 months ago and still hasn’t been re-opened. The main gate stays open for days at a time fairly often.

3. The exit can become extremely hectic, especially during traffic hours in the morning and evenings. Cross traffic does not stop and it can take up to 10 minutes before you can safely exit/enter the complex. Ive wittinesses at least 3 car accidents since I moved in one year ago.

4. Very small gym. Its okay if you are the only one in there, but add 2-3 more people and it can start to feel crowded.

Pros:
1. Maintenance is great. If you have an issue you will likely get it fixed within the day.

2. Office staff are very nice and attentive. They often send out communication emails to keep residents informed.

I wouldn't stay in this apartment. They would ruined your credit after you moved out. I was there for 13 months, during those months I was barely home and I barely used the stove. These people charged me for damage stovetop and upon moving out I called the assistant manager Deborah Walker to verify the apartment to check for any damages and she said she did, and I was told everything was fine. Couple months later I get a bill for $361 for damaged stovetop. I've attached the photos after I moved out, I don't think that a damaged stovetop! These people are fraud. If I can give them a negative star I would because of the way they're trying to exort me for $361 and want to ruined my credit.

Loving the direct access to Terry Hershey Park and how close it is to I10 and City Center. But one of TWO exit gates that is the easiest to use to avoid traffic in the morning - has been closed permanently because they wont pay to fix it. And now the other exit gate has been broken for 3 weeks and is open 24/7. I wish the community was properly maintained.

I've been living here for 4 months now and honestly I feel like its not the worst property but it definitely needs some improvement. My move in was a nightmare but I made the best of it, I advise looking at the physical apartment that you will be getting before signing your lease because my apartment had a big thing of drywall just right in the middle of the wall. I was told to move furniture in front of it so it wasn't visible, after complaining about it they called a outside vendor to come and sand it down, he did a bad job so I just ended up moving furniture in front of it so its not visible.the counters are cheap.everything stains them literally.my tub has stains from the previous tenant so I dont take baths really only showers because I can't remove the stains.the walls are hollow you can hear everything and you can hear people walk all night because of the floors. I dont believe my carpet was shampooed before I moved in either, there were no stains but I know it wasn't freshly shampooed. They have major water issues. The first month I was here the water was off for 3 days straight.the parking is horrible you have to be home by 5 pm to get a good park.the gates are always broke the back gate has only worked once since I have lived here and the front exit gate closed on my rental car Sunday while I was going through it. Outside of that the community is safe Its quiet, the maintenance comes and fixes things relatively quickly.the office staff are friendly too it just needs more improvement on management

This property is so nice and quiet! Our maintenance request get handled quickly. We can’t wait to renew our lease!

We love these apartments! We just renewed for the 9th time here. The last 9 years have been so wonderful! Jose is one of the friendliest and most welcoming maintenance tech I’ve ever met. He always has a smile on his face! I recommend this community to anyone!

Nice modern looking apartments with great square footage. The service representative gave me a great tour. The only disadvantage is that they are not open on weekends.

So far i have nothing bad going on here. The manager tries to do her best to make this place a lovable place. I like that it is near the freeway and i can just get on the freeway to the airport.

I’ve been living at The Grand for the last two years and all I can say is that it feels more than just an apartment. I live and work in the area and its convenient. Issues are resolved as best as they can, and at least my emails are always answered.

10/10 RECOMMEND place to call HOME!

I’ve never felt taken care of by any apartment complex like them! From all of the kind ladies working the front office, to the maintenance crew!

Front office hispanic lady was very rude to me when I was returning my keys. These apartments will be so nice to you when its time to move in because of course they want your money but that’s no surprise They also towed my friends vehicle on accident very unprofessional. Plenty of roaches since the apartment is around plenty of trees loud disturbing neighbors all I can say is you get what you pay for.

So happy I ended my lease apartment is old water is off every other month signal is TERRIBLE parking is TERRIBLE wish I would of looked at my unit before moving in I do not recommend
