TRASH PLACE. PLEASE DONT LIVE HERE. The bathrooms had mold, and rusted metal panels that they said "we can't fix". They just replied to this review saying they are sorry, but they never do anything to help. The first time I ask for them to get rid of the mold, they scraped it off the wall and got it all over the bathroom. The mild grew back withing 3 weeks. The metal panel was leaking water onto my floor for 2 years and they never fixed it. I've lost so much money fixing everything in my apartment, and when i moved out they charged me for "paint scratches" that were there when i moved in. PLEASE DONT LIVE HERE!

This place was straight garbage. They would never fix your apartment, they left marked on the wall when I moved in and charged me, and overcharged us for electric (160$ a month) when they provided us with a broken dishwasher. The whole time I was here was a stain on my life. Please don't live here.

Lived here for 2 years and I would not recommend it.the appliances are outdated. Maintenance did not fix our stove despite putting multiple work orders.the good reviews are from people trying to win a prize for events they put up.will say some of the staff at the front office are kind and rent is cheaper than others but for a reason.outside that i did not enjoy living here.you’re better off living somewhere else.trust.

I lived here for about a year, and the experience was absolutely horrendous from the beginning. My apartment's dryer did not work when I moved in, and it didn't work when I moved out, despite submitting over 2 dozen maintenance requests. Their maintenance staff is wholly unhelpful and occasionally just makes issues worse.

Additionally, they locked me out of my room a full month before my lease ended, even though I had already paid rent for that month. After locking me out, they removed my belongings (which I didn't have access to) at the end of the lease, "losing" about $600 of my personal property in the process. There had been any theft on the property for the entirety of my lease period, but then my property mysteriously disappears? I don't think so.

TL;DR: Don't live here if you don't want your stuff stolen by your landlord.

Don’t do it to yourself or your kids.

First, our AC went out in the dead middle of summer for a whopping 26 days. We had to basically harass the front office for any ounce of communication. They lied to our faces several times about when the AC would be fixed, constantly promising “The new part is on its way” and “We will have someone out there tomorrow”. When maintenance did decide to show up, they arrived unannounced and did nothing more than glance around for a few minutes twiddling their thumbs. At one point, our maintenance request to have the AC fixed was completed, but to no one’s surprise, we were still without AC. Not only were they unresponsive, but they also managed to be rude about the situation when we finally had to confront them in the front office and beg for a solution.

Our apartment was infested with pests. We alerted the front office about having a pest control specialist out to inspect as well as eliminate the pests. They sent in a man who was completely unaware of the situation and thus didn’t inspect. We called the front office and spoke to one of the property managers, Justice. She let us know that she could contact a new pest control company to come out and actually inspect. (Why that wasn’t the first step I will never know.) The new pest control specialist came and spent no more than 2 minutes in the apartment before leaving. I doubt he could have told you the color of our walls, that’s how much time he spent looking around. We had to call the front office 3 times before we could speak with Justice when all we wanted to know was if we needed to treat the apartment or not. Finally, when she responded, she said it was up to us and she would schedule an appointment if we wanted to. We moved forward with the service only to get an email 2 hours later that they wouldn’t treat for another week. I am not blaming The Holly for this as it was a separate company. What I am blaming The Holly for is what happened next. After receiving the email that we could not treat for a whole week (which had we had an infestation, the pests would have multiplied exponentially in that time) we decided to cancel the appointment and move forward with a third-party pest control company. It took several calls and emails to get the smallest response from Justice about canceling the initial pest control appointment. Which, had the appointment not been canceled, we would have been responsible for $1300 worth of treatment. So it goes without saying that we were pretty concerned about whether the appointment was canceled or not. Since this, every single time that I or my roommate has called to speak with Justice or the other property manager, they are conveniently “unavailable” and never return the call.

With 4 days left in our lease, the front office appeared unannounced and started moving their own furniture into our apartment. When my roommate informed them that we were still within our lease, they replied “Well we”ll be done by Monday. ” Well that would be great except our lease ends Tuesday and now we have to maneuver around furniture that we’re liable for since it’s been left in our care.

They painted the walkway to the apartments without notice. My roommate and I showed up to our apartment and were met with wet paint on the floors, thus we weren’t able to walk into our own apartment until the paint dried.

The pool was closed for the entirety of our 2-year lease. I believe it was open for a few weeks at the beginning of this summer, but when we went the water was cloudy and there was garbage floating around. They closed it again at the beginning of this month because they needed to “work on it before new residents moved in”. So if anything, I’m so glad we were paying so that the next residents could enjoy it.

Your car will be broken into at some point and the front office will not assist because there are no cameras anywhere in the complex.

The walls are paper thin so expect to be woken up throughout the night.

All of these five star reviews are just another way of the management scamming you. They have a promotion where you receive a giftcard if you give them a (fake) five star review. This place is a scam and if you're looking for an apartment, anywhere else would be better. The entire landscape is covered with dog and duck poop so it looks disgusting. This complex is horribly managed and I recommend spending more money to live somewhere nicer if it'll save you from this dump.

While the amenities offered deserves a five star. The five star is more towards for the staff for how consistently helpful they have been prior to move in and after my move in. I recently moved in to The Holly and the entire staff has been amazing and they’ve been super helpful. To state clearly, I did the early move in and signed the as-is form so I clearly understood that the apartment may not be in great condition, which I gladly cleaned seeing I signed the as-is form. I was lucky the unit was not in a bad shape except for little fixes.
I would like to give a special shout out to the Assistant Manager, Justice. Justice has been beyond helpful. Ensuring that move in was seem-less. At first, I had my grievances and challenges when I was about moving in but Justice had helped me understand the situation clearly and offered the necessary assistance. All you need to do is state your case or the challenge you’re facing and they will fix it or offer solution if it’s within their means. Justice goes above and beyond on her job and I’m in awe at how she wants every resident to be comfortable. To the entire staff at the Holly (Koby, and a lot more whose names I didn’t catch), I don’t think I have encountered anyone that wasn’t willing to be helpful.
I love the amenities as well, the study area, gym and hoping the pool opens up soon. For the price they offer, I would say this is a good deal.

In June, I discovered the Holly apartments on Instagram. They offered a virtual tour, which looked promising. During the housing application process, I consistently expressed my desire to move in during the first week of August. I reiterated this request over the phone and through messages, and while the administration agreed, they mentioned a $150 early move in fee in addition to my monthly rent. I paid all the necessary fees and signed the lease in the second week of June. However, upon arriving from Missouri to Lubbock on August 3rd, I was shocked to find my apartment in a terrible state. Despite bringing up the issue several times, no one offered assistance. Eventually, I spoke with the manager Justice and explained the dire condition of the apartment. I pointed out issues like a filthy and odorous bathroom with stained toilet seats, as well as a dirty kitchen stove, oven, carpet, and floor. Despite my concerns, the manager claimed it was now my responsibility to clean the mess, even though I had documented everything with pictures in the move-in inspection form. She made me feel like I was lying and couldn't provide any help. After detailing the situation, she informed me that if I was moving in early, I had to accept the apartment as-is after the previous tenant left. This reasoning didn't make sense to me, as I was paying both rent and an early move-in fee. She said you have to wait for your turn as we have 400 apartments here. She also promised to clean only the bathroom not the apartment as a courtesy, but as of August 8th, it remains unchanged. I am attaching the pictures here.

* Update within half an hour of this review they cleaned the bathroom and room.

Checked my grandson in today. Apartment was not as displayed online. Not updated at all! Bed is basically a cot. And apartment was not clean. Where are the apartments that are shown online.

LET THIS BE KNOWN, EVERYONE WHO LIVES HERE HAS A SIMILAR EXPERIENCE! ALL THE POSITIVE REVIEWS HERE ARE FAKE! THEY MAKE STUDENTS DO IT FOR PRIZES! THIS PLACE HAS TO BECAUSE THEY KNOW THEY ARE TRASH! This place has the worst management. They have been aware of us not having hot water for weeks, and make excuses why it hasn't been done (as of right now it hasn't been done). Earlier we had a broken front door, that took them weeks to fix as well. Literally couldn't use the front door, it was just a wall, and it took them weeks to fix (we had to climb out the patio each time to leave) Additionally, they have been charging me for insurance despite me proving to them proof of insurance. Additionally, their managers refuse to talk to you. They don't provide you any usable contact information for anyone higher up because the company doesn't care about you. They own other properties, and do the same thing they. When people complain they use their student workers to answer all problems and they repeat answers and never allow you to contact anyone above them in order so they can keep screwing you over. They provide you with an email, lets be clear about this. But you never get a response so you just have to deal with them screwing you. DO NOT LIVE HERE IF YOU CAN AVOID IT!

The communication is terrible. I have lived here for a year now and they have told us we would get the blinds in the living room fixed, and it never happened. They told us 2 days ago that we would be able to move in to the new UNIT TODAY, but when we asked for the key this morning they told us we wouldn’t be able to until Sunday. My bf and I both asked off work and it turns out we don’t get to move in today, the majority of our stuff was out of the apartment since they told us we’d move out today. Terrible terrible management.

Do NOT live here, the units look nothing like the model, the appliances are outdated and broken, and the management team has no communication skills at all. When I first moved in I noticed that they didn’t even try to clean up before I moved in as there were stains on the toilet and bathtub as well as crumbs and food stains in the refrigerator. The faucet is also completely disconnected from the sink and won’t turn to the other side. The dishwasher leaks and leaves white grains on my dishes. And on top of that there’s no hot water. I’ve added pics of everything because there is no way their ratings should be any higher than a two.

The place could be a lot worse for the price. Overall, it’s decent. However, maintenance is not very good.like at all. I had to wait about 2 months to finally get my AC fixed after several maintenance orders and phone calls because they kept saying they were marked complete when no one even came to fix it. My dishwasher has yet to be fixed even after being told it would be several times. The leasing office is nice for the most part. They do have good amenities like a pond, pool, a gym etc. I have a nice view of the pond so that’s great. The main thing I want to list on here is that if you are looking to live here I do NOT suggest leaving your doors/windows unlocked whatsoever. I had someone try to break in my apartment last week. There are quite a few break-ins in vehicles as well, which my poor boyfriend’s truck (and several others) got broken into twice.his back window was smashed with a huge rock sitting in the passenger seat…I don’t really feel safe here. Security really needs to be better at this place.

August will be a year that I have lived at The Holly. Initially, I was very excited to live here. My excitement was soon put to an end in December of 2022 when our dryer went out. I have gone without before, as long as I had a washer, I was completely fine. However I did not know that it would take MONTHS to get it fixed. It was then in February when our washer went out and all the front office could say was "this is our top priority. " It took me crying and getting very emotional over the phone for them to come fix our washer and dryer. Even then, it wasn't until mid March when I was actually able to wash AND dry my clothes in my home. During these months it was cold and I had to hang my clothes over the balcony and sometimes re-wear clothes because clothes take forever to dry in 25 degree weather. If I am paying for these amenities, any normal person would expect to use them. I emailed management about adjusting my rent or reimbursement but of course, it was never addressed. Now the situation that has led me to this review has made my experience even worse. I am transferring to a new apartment. All I am trying to get from the front office is a simple yes or no if I can move in early. My roommate is already in the process of moving in this Saturday. They told her the apartment was completely vacant so I don’t see a reason why I should be getting the runaround. I called 3 times yesterday and three times today. Each time I have gotten the excuse “our managers are out on lunch” “so and so is in a meeting” “we’re closing, I’ll call you back tomorrow. ” I have learned that if you don’t reach out to them, then you will never get an answer cause they sure won’t be the ones to reach out. All I need is a yes or no or at least follow up for God sakes. The Lack of communication is terrible. I have tried to be patient time and time again and it's getting very frustrating. I tried to express my concerns to the front office and her apology was very passive aggressive, “I’m sorry you feel that way” She didn't even ask if there was anything she could do. I was supposed to hear back from them today before 6 and of course no call back. Not to mention every time I call, absolutely no one knows what the heck is going on, do they not take notes of these things? I am honestly so scared to move into another apartment because I saw that they gave someone a really trashy apartment. Every situation that I have had with The Holly is emotionally draining and I honestly have cried too many times over this place. I work in customer service at a very busy hotel and I understand the position one can be put in, but good god I would never treat my clients this way.

The office people have no idea what they are doing. Maintenance is just God awful. Kato tells you he’s going to fix things and never follows up, and they had some old woman there last week who thinks she’s important I guess because she works for corporate and not only was she rude, she was racist. They are the worst place to live in Lubbock! Do not live here or anywhere else that is owned by the same company!

If you value any level of consistency don't live here, multiple internet, water, power outages that can take days to resolve sometimes. Most of our appliances have broken multiple times and the maintenance takes ages usually. All of the vents in our apartment were caked in mold when we moved in and we've had a pretty nasty bug problem. While it is really cheap living here the level of service is evident in the price.

This place is terrible they do not know how to manage a property and have no respect of tenets. The apartments are disgusting and maintenance doesnt do anything to help tenets with broken appliances. If this place was free id choose to live under a bridge instead.

I have enjoyed the front office and guests experience they offer with tours and I can't wait for the state of the art pool opening soon. Sounds like a cool college campus I can't wait to be apart of.
