D0 NOT MOVE HERE! You will be lied to, you will never be taken care of! Staff is rude, phone is NEVER answered, you’ll have go to office to be treated very disrespectfully, emails never returned! Rent goes up astronomically each year, the grounds are GROSS! Garbage overflowing everywhere, I haven’t had people over in years as it’s so disgusting.
I have had black mold in my apartment for years as I paid to have someone come out and test. They do not care AT ALL!

I cannot wait to move!

This is literally a garbage apartment complex. The dumpster is overflowing on a regular basis and recently caught on fire. The recycling is never actually picked up so it just overflows and then gets put in the dumpster by maintenance (who are perpetually short staffed). They charge $30 a month for "valet trash" that rarely, if ever, comes. People leave their dog poop not only in the grass, but also in the streets and on the sidewalks. The mailboxes are falling apart. The gates have never shut and they have no intention of fixing them. The rent has skyrocketed, which I know is happening everywhere, but this place is absolutely not worth it.
The only reason I gave it two stars is because people often don't take one star reviews seriously, but if I had to say something nice about it I guess they all come with garages and it's right next to an HEB.

*edit - I have actually reduced my rating to one star. For whatever inexplicable reason, we are still here. Well, actually it is because we hate moving and it is close to my job. However, we will be moving as soon as possible and advise those considering moving here to look elsewhere.
But anyways, I wanted to add that the leasing office never answers the phone or responds when you try to reach out via email. I have been putting in maintenance requests since MAY - 5 months now - for a broken kitchen light (and several other issues along the way) and they still haven't come out to fix them. They are charging fees that aren't in the lease. Illegally. So carefully read your lease and look at what you are being charged, if you already live here or do have to move here for some reason.edit 2 - To whoever keeps replying to these reviews, stop. No one actually answers the phone over there and your responses are a waste of time that could be spent actually addressing resident concerns.

You need to hire a maintenance manager. Your systems and processes are broke. Consolidating all work orders is a way to fudge your numbers for positive reporting by the property manager. The poor maintenance guy is running around without enough management, direction, and resources.
1. Hire a maintenance manager
2. Invest in bench stock parts that are commonly used to reduce multiple trips and shorten the time for repair and installation
3. There should be a transparent daily work order scrub between the maintenance manager and the property manager. Residents can attend and address their flagging concerns.
4. Stop throwing ice cream socials and other distractions. Organize your priorities and subordinate non-essential activity. People live here and pay a lot of money, act like it.
5. Develop a strategy to address black mold, failing 20 year old equipment like air conditioners and toilets. Publish it.your online ratings are 2.something and declining. People will start to vote with their feet. I certainly intend to leave this place and caution anyone interested in signing a lease with The landing.

The maintenance team works swiftly to fix things. The manager is very nice, has great communication skills and welcoming. My trash is picked up every night as long as it’s out out on time. My neighbors are quiet. My apartment was clean upon move in with brand new carpeting. The location is great and so are the schools. Obviously love the pools. The gym is great. My family loves our town home with our two car garage attached. For the price we pay for our townhome and the amenities that come with it is pretty ideal. No complaints here. Thank you

I originally left a 5 star review for how wonderful the staff used to be. But that was until recently. They really have gone downhill. And now that my lease is ending and I'm not renewing, they don't even care. I had the worst experience of getting a rental verification for my next rental completed after they received it yesterday, 8/15. The lady who picked up the phone was one of the worst people to deal with. I could have lost a new place to live if it were up to her and her excuses. They'd get 1 star if it wasn't for the 5 star receptionist they have in their corporate offices in Washington. Contact them if you need help because you're not getting it from whoever mans the phones at this office!

Avoid this place! Work orders never get completed. Our A/C unit is messed up to where we are getting charged a ridiculous amount of money for utilities. Can’t get ahold of maintenance to fix it

Maybe if i write a review, they’ll acknowledge me and come fix the list of things we’ve been asking to get fixed for about a year now. Management, don’t even bother saying “Thank you for taking the time…” FIX THE LIST! We’ve submitted this list 10 times and all you do is DELETE it in your Que after you mark it complete!

Went to pool with friend that lives there! Several pools including lazy river and lap pool. Great outdoor patios with tv and grills. Felt like I was at a resort. The only issue was garbage was spilling out of cans and people leaving their garbage everywhere.

This is by far one of the worst properties to live at. The staff have no communication with the residents whatsoever. I have put in so many work orders and they have completed them without actually coming into the house and completing them. I would not recommend this place to anybody. The service you get as a resident for the price you pay is ridiculous. If I could give no stars I would. When you call to the front office nobody ever answers. The pools are closed every summer since we have been here. You think they would do maintenance in the winter time.

Alexandria has been absolutely amazing. She's extremely professional and polite. We were looking for an apartment complex to host our internship and alexandria made sure that we were taken care of the entire time. She is very personable and always responded to our requests in the timely manner. If you're looking for an apartment, I would definitely recommend Alexandria to be your leasing agent!

My experience living here has been beyond frustrating. Work orders go months without being completed and the management team is impossible to get in touch with without going in person.

I pay for a renovated unit, and my kitchen cabinets were never painted prior to move in back in January. The work orders get marked completed in the portal or deleted without being addressed.

I’ve gone so far as to meet in person with Lisa, the property manager, and was told this would be corrected the next week. Obviously it was never done and no further communication beyond that time.

My upstairs neighbors smoke so much weed that I smell it daily in my home, and management basically told me that there is nothing they will do.

The floor plans are spacious, and I love the attached garage, but the lack of response is atrocious.

I’ve called, emailed, messaged, visited in person, and even contacted Avenue 5 directly. Nothing

The only free public pool in the area - tenants pay for it for anyone to enjoy.
There are no locks on the pool door as well as any other amenities. Gates are always open for anyone to enjoy!
Thank you management for letting people use the amenities. Please don't close the gates and don't put any locks on the pool and gym (so only tennants could use them). And please don't hire any security.
It is also nice that glass bottles are allowed in the pool area, as well as dogs!

Maintenance is horrible. We’ve been here for over seven years and it takes them five years to get things done and things are still not done but don’t be late on your rent because they’re ready to kick you out. We should charge them late fees for not keeping up with their end of the contract.

If I could give it a zero, that would be too generous. This place is a cesspool. The apartments are filled with black mold. The grounds are deplorable and covered in dog feces. The maintenance team is inept and unqualified to change a light bulb, and the office team is worthless and changes every few months. Run so far from this place if you enjoy your health, safety and well being.

DONT MOVE HERE! If I could put zero starts I could. This community is the worse I’ve ever lived in. They seriously lack urgency and compassion for their tenants needs. My apartment was infested with ants for two months. No one did anything to help me and I had to take care of them by myself. My neighbor also had this issue along with another person who lives here. My dryer was broken for a month. I put in numerous work orders and called everyday for a week before it was fixed. My toilet (the only one in my unit) has been clogged for 5 hours no one has come to help. Every time I called them they say the same thing. “Let me txt the maintenance team”. The only way to get anything down around here is to call numerous times a day and demand that it gets done before they decide to even lift a finger. I’ve had multiple occasions were the ladies in the office were flat out rude. Who ever owns this place should fire everyone and hire a staff that actually does there job. I’m a sweet and patience person but I’m at my wits end with this community. They do not deserve your business and I suggest you take it else where.

I'm going on 4 months living with cut open ceilings and leaks that never get resolved. I've been told for now 4 months that a plumber is coming to fix the leak and still no plumber even after calling, having multiple maintenance requests put up and even going in to the office to speak with management. I pay over $2k/mo for a 2 bedroom and this is not what anyone should be put through. This is far from the expectations they will tell you about when getting you to sign a lease. With the holes in my ceilings absorbing my a/c my electric bill has almost doubled since and of course no one compensates you for your troubles. And the water is still leaking. I would think twice before moving in to this complex. This will definitely be my last lease at this property and I'll be sure to forewarn anyone and everyone thinking about moving here.

I currently live at the landing in Round Rock TX. We had a roof leak when we moved in back in May 2020. The sheat rock never got repaired and still to this day hasn't. We have 5 children living here and it takes months for anything to get even looked at. We had a leak under our kitchen sink last September that was leaking into our downstairs neighbors apartment through her s.okw detectors. They never found out where the leak was coming from after coming out 4 times and 3 months later (December), they finally figured out where the leak was coming from. The damage to my.cabinets under kitchensink, plus more mold, and that still has not.been addressed or repaired. They promised me when I renewed my lease at the end of last year, that all of this would be taken care of and the only thing that got replaced was my dishwasher (that had also been falling apart since I moved in). Now my breaker box is sparking and we have told them several times we had issues with it cutting off and smelling like fire. I have contacted management through email and through work orders with my complaints for months. They finally changed my dishwasher out, after we didn't have a working one for 8 months (with 7 people living here). I cried when they raised our rent $300 but they promised to fix these things and still nothing has happened and nothing has been fixed. Would not ever recommend this place to anyone. Can't wait for our lease to be up.

Do not move here!
maintenance and management gets fluctuated every other month
Rude staff, non attentive, Felt no respect.
Take word of advice and just 1 star without even moving here. Save future selves from making this mistake.

I lived here for multiple years, in two different units. A two bed and three bed with roommates. When they started charging you for Internet is when I moved but got stuck paying for Internet elsewhere (their sister community). I went door to door trying to warn people about all these new charges for amenity fees and forcing us to pay for their Internet, but everyone was apathetic and didn't really care to listen So, seeing all these new 1 star reviews doesn't surprise me and I hope soon more people realize they just want your money. 5 stars rated to the company for their ability to do this, 1 star to everyone who didn't listen when I told them.
