Parking is terrible. You’ll need to pay for a space and even that won’t guarantee you’ll have that spot. Communication from the office is nonexistent even when you request they call you. Garbage is everywhere and nothing done about it. DONT MOVE HERE.

Also- the number that keeps popping up in the “please call us” reviews only gives an office number to leave a message that they NEVER respond to regardless of requests to speak to someone.

I am in this community last 4 years with maintenance issues prior management was very slow took one years to fix my garage door didn't have my remote too unable to use still paying every month charges and stove was not working past 6 months today new maintenance manager Chris and his assistant Pedro fix my problem same day without any delay he was very helpful 5 star to new maintenance team they made my day happy with service great work welcome to new team

From reading the reviews I have made my decision on not moving here, however when I had a tour with Gabby she was the absolute best. I informed her of some concerns that I had about moving. She understood and did her very best to keep me. I ended up moving to another property that is not CAF. I also use to live at a CAF property “The Hendry” and they never picked up our trash either which is why I put one star. I added an extra star because Gabby was great, and was very respectful, funny, bubbly, her customer service was phenomenal and being a customer service manager for 4 years she has done an amazing job. The only way I would stay at a CAF property is if Gabby became the property manager. Be blessed.

One should be lucky to have a maintenance request addressed.

Over priced. Found much better apartments for reasonable prices.

You will be charged atleast $150 to $200 on top of the rent quoted for every month (in the name of additional charges).

No way you will receive full deposit amount (in the name of standard cleaning).

Inadvertent damages to your vehicles is very common and when communicated the same to management, they didn’t care.

I lived in this community for a year and gates (closed gates) hardly worked for a 3-4weeks.

Very Inconsistent valley trash and the list goes on…

Happy that I moved out of this community.

An absolutey horrible experience
the current assistant manager is horrible doesn't know how to treat people horribly rude
my AC has been broken in the middle of a hot summer with heat waves and its been like this for the past 3 months and to this date they haven't fixed it I keep going to the office asking if they could fix it and they have no respect or care for they're tenants. I absolutely do not recommend living here out of all the caf properties this one is hands down the worst.and coming from a maintenance that has worked 5 years with this company absolutey no respect for ex workers.

Hands down, The Lyndon is the best place to live in Valley Ranch. The upgraded apartments are leagues ahead in quality compared to the other properties in the area. Everyone is so friendly and will go above and beyond what’s required. Gabby and Holly have been so wonderful to work with. I would highly recommend living here over any other place in the Valley Ranch area because of the quality of apartments and more importantly, the friendly, hospitable and unmatched resident service.

June/2023 (1 star)
Comfortable location for several reasons but the current management (CAF) team is doing a terrible job.rude/unprofessional leasing agents/managers. Very unfortunate to write a review after living here for 5 years. This property was managed by 3 different managements in the last 4 yeas, the current one is the worst. FUTURE RESIDENTS please avoid signing a lease here if you can. Good luck!

Aug/2022: Update (2 stars)
1) Increase in thefts, not a gated community anyone can come anytime!
2) No regular trash pickup, not maintaining grass/plants
Got worse after they changed to "The Lyndon"

Till Jan/2022 (5 stars) We love living at the Fields at Valley Ranch, completing 1 year now, and will continue to stay here. The staff members at the leasing office are friendly and the service team is responsive in the few cases I opened. They are doing a good job!

Apartment is good and front desk staff is very friendly but maintenance is very bad. We raised maintenance service when we moved on July 1st but till now no one showed up even after we raised a concern multiple times in leasing office

I’ve been in these apartments almost 2 years and I’m those 2 years I’ve met a few front office personnel. The best will have to be Sequoya. For her to be the AM she is willing to help you in any way she can whether it’s the smallest detail you can handle on your own or something major I know she is a person I could count on. When the pipes upstairs from me burst in Dec last year, I messaged her on her off day to see what to do. She told me exactly what to do and she also made a couple of calls so things could get taking care of. Throughout that whole process I was frustrated but she never allowed my frustrations to deter her professionalism and her willingness to help. She’s very approachable and always smiling. She is someone you just don’t mind coming to the office seeing lol.

Ive lived at the Lyndon for 4 years and went through just as many management companies. I am beyond grateful for the company that has moved in at this point. The office runs so smoothly and whenever I put in any kind of request they are fast and efficient in getting it taken care of for me. Sequoia the office manager has been an absolute dream! When waiting on repairs that needed to be completed in my residence she was prompt, and followed through every time she said she would do something. This woman is the backbone of Lyndon, we are lucky to have her! Seriously a God sent!

Very bad attention and service, they place the orders and then they will not do it and when you leave the rent they want to charge you what one told them to go to repair and they were never very bad service, I do not recommend it as your future home

This is the worst community to ever live in and worst management as they keep on changing every week even though I see the same faces whenever I go in for a follow up and note you need to keep on following up for getting a maintenance issue resolved.
Each maintenance request takes 20-45 days and top of that you get to hear a lecture that dishwasher is not needed, microwave is not needed as that are not part of basic necessity but why should I consider their possibility or their definition of what is needed and not needed because I am paying for the same and those should be working as expected.

Note: This is not suitable for working individuals and if possible stay away from this community.

It is disrespectful here and I do not recommend it to anyone very bad service before you move in it is one thing and then it is another for an order you have to come 4 times I spent 3 months with my apartment in disarray the living room the deposit they keep it and goods to explain to you and they don't even want to treat you very badly a lot of disrespect here from the manager to the workers

It’s very quiet here and no loud noises especially in my area. The rooms are spacious and the staff are very friendly.

Very rude staff.i called the office to inquire about the refund check for the deposit amount i paid.
A lady answered the call and i asked her to check if there is any check under my name, without even listening to me or checking it she kept insisting that i would not get the refund because i cancelled the application.i then read the email i received from the lyndon cafmanagement over the call. Later she checked it with my last name and found there was a check delivered already (She could have checked it at the first before jumping to conclusion and insisting that i would not get the refund).
I was being polite and asked her if i need to make appointment to collect the check, she got so irritated with the questions for no reason and stopped responding.
They are least or not at all bothered to help their customers.

Can’t really say that I recommend living here, stayed for my year lease and left. You definitely get what you pay for.

Every other week you will be notified that they have to shut the water off in a building to fix a plumbing issue. The outdated plumbing prevents you from being able to take a hot shower if you are washing clothes, running the dishwater, flushing the toilet, or using hot water from a sink.

I was completely unaware that they were offering smart home and accent wall options for new residents until I turned in my 60 day notice. Would have been nice to know, might have made my living experience a bit more enjoyable

Getting maintenance requests completed takes quite a while, probably because the staff is so busy trying to band-aid this aging community.

Not very much much visitor parking close to the building and I can count on one hand how many days the gates were actually working but that’s pretty standard across most apartments these days

Valet trash is very inconsistent, they probably get your trash 2 of the 5 nights on a good week. And when they do decide to come, they make their presence heard and throw your trash can around

They won’t tell you that you have to pay for a carpet cleaning or replacement until you move out so don’t expect to get your full refund back

Also none of the leasing staff that was here when I moved in still work here…

Can’t say that this is the worst place to live, the location is fantastic. But if you can afford to live elsewhere, do it
