My roommates and I moved in at the beginning of May and since then we have had to put 5 maintenance requests in and NONE of the issues have been solved. Since we moved in, the water in the secondary bathroom doesn’t get hot and the water in the primary bathroom doesn’t get cold water. Once the maintenance was “completed” for both of those issues, neither of them receive hot water. The dishwasher hasn’t worked since we’ve gotten there which was also “fixed”. There’s holes in the subfloor, smells strongly of weed, and has a MONTHLY pest control fee even though each building gets sprayed twice a year. The pest control situation in ridiculous because on the property’s listing it claims “weekly pest control” but they spray one building once a week which with 18 buildings equals 2.8 visits a year. I left on vacation for a week with a clean kitchen and came back to a full blown roach infestation. Also, if you get an apartment near the regions bank, there’s a super loud alarm that would go off every time that the atm needed to be serviced (every two days or so). Needless to say I am so upset with choosing this property. Please do not make the same mistake I did.

Edit* Corporate got in contact with us and helped us work through all of the issues that have been having. The people working in the office as well as corporate have always been very helpful. We also had some consecutive pest control to exterminate the roaches.

I've been here for a little over a year now, and I absolutely love it. The staff is friendly and helpful, the SFA trails connect right beside the property, and the dog park is nice. Big plus though, with how close it is to (SFA) campus and the commuter lot, I never have to worry about missing classes or buying a parking pass.

I lived at The Magnolia for 4 years. During that timeframe, the complex changed hands 3 times. In the beginning, I had a wonderful experience, and were I writing this review back then, my rating would be much higher. Sadly, this is not the case. The current company seems to care much less about its residents and much more about making money. I found out by way of inquiry that the new company planned to raise rent significantly - the number I was quoted was nearly a 40% increase - without updating any appliances or otherwise making the complex nicer. I assume that this was a move to chase out lower-income residents in order to remodel (Maintenance seems to go in and remodel each unit after move-outs now) and market to higher-income college students, as the complex is located directly across from the university. The next negative experience I began to have is regarding maintenance. Previously, my maintenance requests were always completed within a few days of submitting the ticket. In comparison, some of my tickets were ignored within the last few months of moving out. On top of that, I have repeatedly had the experience of a maintenance guy just leaving in the middle of a job and not coming back until I called to complain and ask when they intended to finish. However, my biggest point of contention with the current management of The Magnolia is their move out policies. My cats caused minimal carpet damage, which I was told I would not be charged for after calling management to come and inspect it. Imagine my surprise when I found a $150 charge on my final bill for said damage. Additionally, I was told that I would be charged a cleaning fee no matter how much I cleaned. For perspective, the past two apartments that I moved out of were so clean that I was able to get my entire deposit back. Also a surprise was the fact that the manner in which electricity is billed has changed since the complex changed hands. I found myself paying for two months of electricity at one time because I was not given any notification. Were legacy residents like myself informed of this fact, budgeting for the increase would have been possible, but instead, I got slapped with an extra bill in one go. I talked to the manager, and was told that it was even based on an estimate, and that if the estimate ended up being more than the actual cost, I was not going to be reimbursed.

Edit: Management is contradicting things they told me in person and over the phone in their response to my review. Get all communications with them in writing if you choose to live here, and good luck with maintenance. Your going to need it if that's the best they can do even with multiple people reviewing every day.

They have decided not to renew my sons lease after he has been there and faithfully paid on time for over 5 years. They never repair or maintain anything. The parking lot is worse than driving on a dirt road. 3 different management companies have took over during his stay there. I do not recommend this apartment to anyone.

The magnolia team, management, and maintenance staff are amazing! They are willing to work with you on everything and are always going out of their way for you! Not to mention our apartment is absolutely gorgeous! Love it here!

Terrible experience. Pool floor is green, laundry machines never work and don't get maintenance, dryers do not dry. Nobody cleans up after their dogs so the place smell like feces. Cabinet/counter contractors did a terrible job 3 times, I even had to pay a hotel for one of them because the smell of the chemicals was horrid, and I was not reimbursed. Counter was still a messy job Apartment had a roach infestation and was told it was a problem from the neighboring unit. Pest control was going but up until the day I left there were still roaches. Lived with the roach problem for over 6 months and they were not able to eradicate them. Left the apartment clean and vacuumed and did not get my safety deposit reimbursed because they had to paint, I don't know what, vacuum and other ridiculous stuff. Funny considering the apartment was given to me with random loose screws everywhere, cabinets and carpet and painted floors. All of this was communicated to the office and even corporate. They did nothing. I did not get my deposit. The apartments themselves are a nice space, but nor worth it in my opinion.
