Julian who gave us our tour at Mansions Mercer Crossing was very informative, professional, and overall personable. Though he is new, we were impressed with how knowledgeable he was regarding floor plans, policies, etc. Good leasing agents like Julian are always a good sign when renting!

I walked in without an appointment on a Sunday wanting to tour the property and Julian helped me out immediately. They had just opened and he was turning his computer on and showed me every unit I was interested in and had printed quotes for each. The property exceeded my expectations and I build these types of properties and know what to look for. I look forward to signing my lease with him and moving in soon! Thank you Julian!

The place is gorgeous! But the true Gem is Julian! He is by far the best and is worth the visit to the complex. Julian is welcoming and knows the answers to your questions before you ask like he is reading your mind! Thank you Julian for being great! Worth a tour

Just moved in and I love it here! My leasing agent Julian has made sure my move-in was as smooth as possible. The best agent I’ve met so far. Office staff is friendly and polite. The complex is very big and safe. Waking up to lake view everyday I have nothing to complain about

Whoever designed the speed bumps for this place is not too bright. Their obsession to put them everywhere is ridiculous. They are far too tall and can easily scrape the bottom of your car - taking them at 5mph!

I only give this place two stars because I like the layout of my floorplan and they have nice resident events. This is one of the noisiest places I have ever lived. Whatever you do, DO NOT get a unit facing the parking garage. It's an absolute nightmare! Cars with exhaust drive in the garage revving their engines to the point where it's so loud, it causes car alarms to go off. You can also hear cars speeding, car alarms constantly going off, and people driving thru playing their music loudly all times of the day and night. People also come home drunk at night, and you can hear them yelling and screaming in the parking garage. In addition to all of the noise from the parking garage, you can hear cars speeding on 635, planes flying over from both airports and the train down the street that goes by in the early hours of the morning. The walls are also very thin, and you can hear your neighbors talking and, in a few instances, I have even heard them having sex. Luckily, I am on the 4th floor, so I don't have to worry about having anybody above me. People also let their kids run and play in the hall and I am constantly hearing dogs barking. Another nuisance is neighbors who let their front door slam closed instead of simply pulling it closed. It is very loud and shakes your apartment.

I know there are a lot of residents here, but the grounds aren't always clean. The people that live here apparently don't believe in using trash cans and instead regularly leave their trash on the ground in the parking garage, in the stairwell, or anywhere else they please. If the trash cans in the parking garage are full, they will leave their trash on the ground around the trash can. There is also often trash just left on the floor in the trash chute rooms. I have also had to put in a maintenance request a couple of times because someone had thrown up in the parking garage and in the stairwell.

I also agree with some of the other reviews about the package locker. Although I have not personally had anything stolen, I have gone down there many times to get a package and packages were all over the ground. I went one day last week, and there was a 55-inch tv sitting out there. I couldn't believe it.

If you are considering moving here, be sure to read the reviews and see the actual unit you will be moving into before you sign your lease.

I loved at this apartment for 2 years. I'll start with the pros.great neighborhood location along with nice houses that you can run or cycle on your bike through. View is great from your apartment if you have the street view. Pool is very big. Now onto the cons, if you move into any W3 apartment community, they are very strict. If you are late more than 2-3 times past the 3rd, they will remove you from Auto pay, and you will have to go get a money order from Walmart and make your rent payment their, and continue this payment route for the remainder of your lease.

I’ve lived here for a little over a month and it has been a bitter sweet experience. I saw good reviews and jumped on it. Unfortunately, this place is hardly luxury… I almost never do reviews but I felt I needed to because had I known all of this, I would not have moved here.

I would like to start off by saying it’s not ALL bad. I will post the good, then the not so good.

Pros:
The staff are very kind. Especially Karen! Even though I was given wrong information and I was visibly frustrated, she continued to stay positive and solved my issues. Every time I see the staff they are smiling and welcoming.

The events the apartment puts on are pretty cool! Game nights, movie nights, sip and paint, etc.

Eventually, the apartment seems pretty quiet. It was rough in the beginning but it calmed down.

The residents here are kind and it feels safe!

Love the high ceilings in my apartment.

Maintenance are FAST!

I’ve never seen a trashcan chute soooo clean! I was amazed! The common areas are clean! Hallways are so pretty.

Cons:
When I first moved in, my apartment was not clean. There were stains, gunk, food stuck in the crevices of the stove, food under the stove, popcorn kernels under the cabinets, baseboards were dirty, etc. I reached out to the apartment and the manager offered to send a housekeeper and then come and walk through the apartment after. An emergency came up on her end and she rescheduled the walk through but never showed up. I emailed her and she did not respond. I had another concern and she literally just stopped responding.

I then put in a work order for the housekeeper to come and pull out the stove and refrigerator, clean the walls, etc. The housekeeper came and got that cleaned. Very kind lady!

My second week I’m pretty sure I was woken up to my neighbors having sex. I was in my bedroom and I could hear it in the living room wall. This was around 1: 00 am.

3rd week I was woken up out of my sleep at 3: 00am to a dog barking, there was a lady screaming, fighting, crying and things being slammed everywhere. This was above my bedroom.

Courtesy officer does not respond, acknowledge, or follow up.

The package room is not an actual room, it’s literally a section in the parking garage with lockers. I should have known something was fishy about it because the tour guide never took me to the area, she only pointed to where it would be. Carriers leave packages outside or the lockers. Therefore, if you have access into the garage (in which the gate is sometimes left open) you have access to all of those packages. I included a picture for reference. One of my packages was stolen and I’m currently fighting with Amazon about it because the carrier took a picture. Had it been put in a locker or was in an actual secured room, we would not have had this issue.

Outside my window, I am facing the garage and it looks like a literal dump. (Picture included) They keep up with me the landscape at the front of the apartments but not in the middle lol. A total difference.

The clubhouse is only open when the office is open so if you work during those hours expect to hardly get a chance to use that amenity.

I’m closed in so I literally have one bar in my home and I’m having to switch WiFi carriers. My friends have come over and Verizon, AT&T, and TMobile hardly have any service in my complex. Phone calls drop, internet moves slow, etc. I’m on my patio doing this review hahaha.

I’ve waited to do this review so that I could ensure I had pros and cons. So far it hasn’t been terrible, but beware of these things! If I could get out of my lease, I definitely would. Good luck apartment searching!

I've lived here for almost 18 months now and I absolutely love living here and highly recommend. I want to renew my lease but it is getting expensive. The clubhouse, gym and pool are amazing and always clean. The property itself is very nice and I never hear my neighbors. Maintenance is on top of requests and the office is nice and attentive. Also this is a very walkable neighborhood and the leasing office has a lot of events.
Some cons are:
- Parking is an issue after about 7pm. You'll have to most likely park on the 5th or top floor. You could get a reserved spot but its an extra $100.
- The parking garage gates sometimes are broken.
- Not the property's fault but my unit is near the parking garage, I would say to get a unit away from the garage because I constantly hear noises and car alarms going off.
- Packages are left outside of the parcel lockers.

I lived at the Mansions for over 3 years, and a lot changed during my stay. TL;DR, the Mansions is a solid living option in the Farmers Branch/Mercer Crossing area. I listed my personal pros and cons, but every experience is different. I suggest looking at the most helpful reviews and decide what's best for you.

Pros:
- Close access to the highway (even tollway) and proximity to both DAL and DFW airports.
- Nice gym, pool, clubhouse, and pet amenities.
- Very diverse residential community - families, couples, single people, pets, of all ages.
- Mercer Crossing area is a very nice walking community.
- Maintenance team is AWESOME. I can't stress that enough. They usually respond within 1-2 business days.
- The housekeeping team do a good job keeping the inside clean.
- Leasing staff are friendly and helpful.
- They have the BEST community events! I don't think any complex can top them. My favorites are the ones combined with Luxe and Towers because it feels like a big community party.

Cons:
- This is NOT LUXURY. It’s a good option for the area, but calling it “luxury” is a stretch. You’ll see why when you move in.
- Parcel lockers are located at the back of the garage, so it's always a lengthy walk from your apt to collect packages.
- Inside the apt, you can hear your neighbors above and next to you. And you can hear everything in the hallways. I suggest staying on the 4th floor.
- Outside noises from residents, planes, trains and yard work happens, so it can be problematic if you like your quiet time.
- Parking is a huge challenge. After 4: 00 pm, you'll probably park on the higher levels.
- The garage gate is constantly broken, only working 4-5x (for a few weeks) during my 3-year stay. When it works, there are still access issues, leading to car pile-ups at the entrance.
- Car break-ins do happen, but it's a common issue at any complex in the Farmers Branch/Mercer Crossing area.
- Elevators do go out. At one point, they were out for 2 months.
- The stariwells are poorly ventilated and always hot in the summer. If the elevators are out, your visitors can't access it, and you’ll have to come downstairs every time to let them in.
- The callbox doesn't always work, and the complex tends to have broken doors, making security an issue.

Posting this in hopes that they will file a formal complaint with the local Police department. The police literally camp out right in front of the complexes and go to town stopping and citing people back to back non stop. It's over aggressive. I got THREE different citations from different police officers within one hour for minor things like not stopping long enough at the exit /entrance to the complex and when I stopped on the side of the road with blinkers on for a few minutes to grab something I left inside. $600 in citations during the holiday season. I know I'm not the only one, they stopped at least 3 other people while i was talking to the officer and I see them camp out there often to pull people over. It's not effective. I fail to see how this is keeping the neighborhood safe in any way people aren't going full throttle it's just pestering at this point. Aside from that the complex itself has a very odd confusing layout with no easy access. The garage gates are often broken or non functional. The fourth floor is exceedingly hot in the summer. The hallways often stink from dog urine on the carpet plus the heat. You will need to crank the AC very high in the summer if on the fourth floor. I've also had packages gone missing from my front door and all management did was say to talk to the police. They didn't bother reviewing cameras or anything. It's not a terrible place but calling it luxury is a stretch. Office front staff are nice. The management is unhelpful and not typically willing to work with you.

Absolutely horrid to deliver to. All instructions point to deliver to the package lockers in the garage, BUT THE GARAGE IS COMPLETELY LOCKED WITH NO WAY IN. Am I just supposed to phase through the walls? What kind of idiotic system is this? I even went to the leasing office to ask, and I'm SUPPOSED TO CALL THE LEASING OFFICE TO GET IN. Whoever came up with this incredibly stupid delivery system needs to be fired immediately. I don't understand why apartment complexes like this go OUT OF THEIR WAY to make package deliveries a nightmare. How am I even supposed to deliver after leasing hours? Complete idiocy all around. Delivering to this apartment COULD be easy, but I guess that's too hard for the idiots running this complex.

The office staff at Mansions is fantastic! It was a pleasure working with Mackenzye, she was very knowledgeable and kind. The views are great from the building as well as the newly implemented features at the garage. Overall great experience

So glad to call this place home! I moved in at the beginning of this year and plan to stay here for long. The complex stays clean, office staff is amazing and friendly, maintenace is quickly to respond. Just stop by the office today and was reminded of our joint event with the other two properties. I can tell this place actually cares about their residents. Good job guys!

My wife and I have lived here for 2 years and are very happy here. Maintenance issues are resolved in a timely manner and the maintenance staff here is pretty darn good. The office staff is always polite and courteous and attentive to our needs. Rents are affordable for the Farmers Branch area and the property is kept clean.

It's been a good experience, but there are many things that can be improved. We have never used the clubhouse, because it's not open 24/7, only when the leasing office is open, we work during the week and it would be nice to know that we can use the pool table at night or after office hours during the weekend.

The professionalism and dedication at Mansion at the Mercer stems from the Karina and Joné. The luxurious living experience is phenomenal, the team makes it home. We have great tenant appreciation activities, we are shown top knot h service, care, support, and appreciation. I love knowing that I sleep in a safe and secure environment. The entire team from the office, to the engineers are expectational.

Everything is very nice, but the apartments are a little expensive, 1 room 1600, but they are very nice and spacious.
