Great place to live, the management team is working on making it a great place to live.adding new outdoor space features and keeping the property clean. Having activities planned and decorating for the holidays to make it festive.

Terrible water pressure, office staff won't answer emails, office staff withholds access to records, rent is over-priced, soooo many off-leash dogs, elevators are frequently broken, the back elevator is right next to the trash room so riding that elevator smells so bad that it's hard to bear it, they change the door codes without telling anyone, sometimes doors just won't work, even with the key fob. Potentially the most frustrating thing is when they shut off the water for the entire building without notice or any communication.

And I’m sharing this honest review because they also send constant emails through a third party program asking people to provide reviews. Which is obviously extra annoying when the office won’t answer important emails from residents.

I have lived at this complex for almost 5 years. I am a good tenant and have always paid my rent on time. When I first moved in, this was a great place to live with a great management team. They were very kind, helpful and efficient and any maintenance concerns were addressed right away. Within the last year or so, new management has taken over and everything about this complex has gone downhill. The halls are dirty, there is mismatched and chipped paint all over the walls. The elevator goes out on a regular basis. The halls smell like marijuana every day. Packages are regularly stolen from tenants' doorsteps. When I reported this issue, the solution provided to me was to get a ring doorbell camera. Upon reviewing my lease, we are not even allowed to have ring doorbell cameras without written permission. I have had issues with roaches for the last year. I woke up one Wednesday morning with roaches on the walls and ceiling of my apartment. I went to the office and asked them to have pest control come address the issue since there is a pest control fee included in my monthly rent payment and was told they were "just water bugs" and would have to wait until Monday for pest control to spray on their scheduled day. I was not even able to pay a company to come spray the apartment at my own expense because the staff said they have a contract with a specific company. I continue to have issues with roaches to this day. My AC unit has not been cooling properly since the beginning of September when it was 100+ degrees outside and recently completely gave out. I have submitted 8 maintenance requests, the first few of which a maintenance tech came to my unit, turned the thermostat down to 50 and told me "everything is fine. " I have gone to the office in person countless times and made 10+ calls to the office, the majority of which have gone unanswered. When they have been answered and I have asked to be called back with updates, my calls have never once been returned. I've called the emergency maintenance line twice and left messages due to the temperature outside being 85+ degrees at the time of AC not working and never received a call back. After maintenance finally came to repair the unit, it took 9 hours in my one bathroom apartment. I was given no prior notice of the day it would be fixed or how long the repair would take. When the maintenance tech was finished he apologized for how long it took and said "I didn't know it would be that hard or that high in the ceiling. " I had been told by management that this maintenance tech was HVAC certified but this information indicated to me that he had never fixed an AC unit within the complex. A few hours after he left, the AC unit began to leak consistently. I submitted another maintenance request yesterday evening for the leak. I called this morning to see if the office would let maintenance know about the leak to which they responded "he is working on work orders today and will see your work order at some point. " It is almost 5 pm, my AC is still leaking and I have heard nothing. There is a complete lack of communication, respect or accountability by the management of this complex. The staff is rude, unprofessional, disrespectful, inefficient and seemingly unbothered by legitimate concerns expressed by tenants. My rent has continued to increase to prices more than the offers made to potential new tenants as listed on the website despite many units being vacant. My resident services fee has also increased. I have no idea where this money is going since it is clearly not going towards the upkeep of my unit or the complex. 0/10 recommend

Very happy about moving here, everything it’s clean, it’s very quiet and chill, good parking, nice pool, nice elevators! And very nice people working on the monarch.

I have no idea where all these negative reviews are coming from. They honestly sound like personal problems to me.

The Monarch is fantastic. Latoya sold me on this property when I toured and has been amazing ever since. She makes sure all needs are met and every time I speak to her she's got a lovely smile on her face ready to assist. The location is excellent, and I feel extremely safe living here. Thank you to the entire Monarch staff for creating an inviting and welcoming environment to live.

Honestly seeing a lot of negative reviews here. It's easy to remember that most people don't take the time to leave a review unless they have a negative reason.

My experience with the staff at the Monarch has been great. Latoya, Francisco, etc.everyone is super friendly and quick to get issues resolved. Latoya is one of the nicest leasing managers I've ever met, and they've done a lot to make extra effort like adding a popcorn machine, new espresso machines, etc. So I've been happy living here, and they've been super accommodating. Thank you for a great renting experience!

Great location. Love the restaurants and bars along Magnolia. Close to downtown. Hear noise above and hallway. Many ridiculous fees and charges.

Hands down the worst place I’ve ever lived. The leasing office is honestly evil, malicious and will gas light you. I cannot stress enough how much the leasing office ruins this place.
They use fetch which is a pain and packages will get stolen. Half of the outlets in our kitchen were never wired for electricity and never worked.
They will change up parking rules at random and tow your car immediately if you don’t see the new, poorly explained rules. Additionally, one of the people living in my unit NEVER got any emails from them (including stuff like new parking rules) no matter how many times we went to the office asking them to add her to the mailing list.

A horrific leasing office ruins a place that had potential based on the location. But no matter what the cost is for an alternative place to live, pay it. Run s fast as you possibly can from this place. I would give it 0 stars if that was an option.

I don't even know where to start with this place. I have had so many problems with the leasing office it's not funny. DO NOT LIVE HERE. The location is great, but there are many apartments down Rosedale that are close to Magnolia, like The Cooper and Ramble and Rose. I have friends who have had excellent experiences at both of those complexes.

I first moved in during July 2021 and lived here until May 2023. My experience here was great for the first several months, then the problems began when management was switched from ZRS to Sync Residential. At one point the complex changed the parking permits and everyone with the old permit was towed, including myself. The rudest leasing agent you could hire, LaToya, claimed they sent emails and left a notice stuck in my door, neither of which I received. After the fact, I found emails in my junk folder because it was sent from some random email address having nothing to do with the Monarch, so it was filtered out. However, this was apparently still my fault and I footed the bill.

My next complaint is the communication from the leasing office. They are so quick to charge us with fees, but very slow to correct such actions when they are wrong. I bought an emotional support animal during my second lease at the Monarch; however, I wanted the dog to live at my parent's house, which was a couple hours away. When I was getting ready to move out and lease at another complex, I updated my petscreening profile so I could have my dog live with me. This information was also sent to the Monarch and without a single phone call or email to confirm anything with me, I was charged pet fees. When my email/phone call was finally answered (approximately a month later) LaToya did not even say hello, but instead jumped into the conversation to explain herself. I'm sorry but this is not the way a business should be run.

Last but not least, my security deposit. My lease has been finished for over two weeks and I have not seen any of my security deposit money. When my apartment was walked by the property manager, he said I should receive money back as he believes they will only need to charge for paint touch ups. Yet after repeatedly calling the leasing office and leaving messages, I am unable to get anyone on the phone to discuss this matter.

I just hope the complex is somehow able to return to its former glory, because it USED to be a truly great place to live.

I stayed at the MMD for 11 months, and I would not recommend it to anyone looking for a place to live. My experience with this apartment complex was nothing short of a nightmare. When I arrived on my move-in day, the apartment was not ready for me, despite signing the lease about a month prior. What's worse is that I was not informed by the leasing staff and only found out because I called in, meaning the office was not communicative or even aware of the issue. I had no other option but to move in regardless, and upon inspection, the apartment was filthy. The fridge & oven was full of old debris, the bathtub had not been cleaned, and the carpet needed replacement. It was a terrible start to my supposedly "upscale" living experience here.

The cleanliness of this place was atrocious. Once during a normal week, the trash room was not cleaned for at least two days (see picture), and our apartment was next to it. It became a breeding ground for COCKROACHES (!), which we saw LARGE ones entering our apartment multiple times ever since. I cannot stress enough how disgusting it was to live in this apartment with such low living conditions. Additionally, pet owners here are not neighborly and it has become a normal sight to see dogs poop left in hallways and dog park (see picture), often for days. We bought up this issue multiple time but no action was taken. It is unacceptable to pay such a high rent and pet fees for such a poorly maintained apartment.

Finally, the rent was overpriced. I paid $1566/mo initially for a 1bd room, which increased to nearly $2000/mo after the lease renewal (not including $75 amenity fees and bills). As a graduate student finishing school, I did not have the option to renew for 12+ months and had tried to discuss it to the office multiple times. The assistant manager Classy did not listen to my situation or even try to negotiate a fair rent. I strongly advise anyone looking for a place to live to look elsewhere and avoid Sync Residential.

P. S. It's going to take a lot more than an empty response to my review to remediate my concerns here.
