Been here for approximately 1 months now No complaints as of yet and have not experienced any issues worth noting Maintenance personnel are timely & professional No problems as well interacting with the leasing office, nice place to live

Do not live here would rate 0 stars if I could. Terrible customer service, apartments are falling apart. I haven’t lived there since June and they are still sending me bills for water (it’s late September) that I have to pay in person because they turned off my web portal. Worst apartment complex I have ever lived at.

Tucked away in Cedar Springs Heights, The Monroe is at the center of everything without being swept up in it. The property boasts shade trees, open courtyards for each building, individual yards for the townhomes, a dog park, and a pool. It is an oasis in the middle of one of the most active parts of Dallas. The comfort and quiet of a cottage life right in the middle of all the action.

The staff are attentive, invested, and affable. The maintenance crew are committed and hard working. The property is currently seeing renovations and updates, and they're working hard to keep the community beautiful and the units modern.

If you're seeking modern styling, the renovated units have that. The Classic units are not particularly outmoded or run down.
They boast hardwood floors and are well cared for. They're warm and comfortable. Everyone has a different taste, but I find the floor plans well considered and efficiently laid out. The space is well used.

I spent a lot of time comparing apartment properties and condos; analyzing costs in various ways. The Monroe is the forerunner in all fields. Their lease prices are highly competitive.

Their leasing office is not a megastructure and waste of space. It's a comfortable office that fulfills its role. They don't have a community center or massive, outdoor community areas with grills and lawn furniture. There's no community gymn. But The Monroe offers uncomplicated living, quiet, and privacy. If you're looking for a humble place to settle down, this is it. Unpretentious, comfortable, affordable, and easy access to all the things you might want.

The property is within easy reach of I-35E, I-30, The Dallas North Tollway, TX-75, TX-183, TX-114, Highland Park, Greenway Parks, Oak Lawn, Katy Trail, Uptown, Victory Park, Market Center, the Medical District, Design District, Trammell Crow Park, and Love Field. It's 5 minutes from Love Field by car.

It's a beautiful day at The Monroe.

The Manager, Michael, is very approachable, he was very kind and did not have a sense of annoyance and did all that was neccessary to take care of us. Michael is one of the kindest managers ive came across and ive lived in 10 different apartments over the past 22 yrs

Management was very helpful and kind! Explained to us all our options to rent and what renovations are ongoing in the complex. In a great community with so much to explore.

After nearly two years living here, I am moving. Knob broke off cold water in bathtub. I put in a work order. Nothing. Two weeks later, another. Nothing. Then they marked them as completed. I put in a third work order with a photo. Four days later the maintenance worker texts me to see about scheduling plumbers. Really three work orders and nearly a month later? This is beyond frustrating. This place has steadily gone down hill.

P. S.as of June 26th this issue is still not resolved. Maintenance man acts like he was unaware and it’s clear by the response of the “owner”, they’re not interested in actually fixing anything.

Unbearable Heat and Neglectful Management at The Monroe, Dallas

I want to bring attention to the severe problems my apartment at The Monroe in Dallas, Texas has been facing. Despite being a loyal resident, I have been subjected to extreme discomfort due to the persistent lack of cooling in my unit, which violates Texas Administrative Code Title 26, Chapter 551, Subchapter D.

To begin with, the current temperature in my apartment stands at a scorching 87 degrees. As per the regulations outlined in the Texas Administrative Code, cooling must be provided as necessary. However, despite reporting this issue 12 times to the leasing office, the management has failed to address the problem or replace our malfunctioning air conditioning unit.

The consequences of this negligence have been twofold: not only have we endured sweltering conditions indoors, but the exorbitant electric costs associated with the inadequate cooling system have become an additional burden. Each summer month, our one-bedroom apartment's electricity bill has exceeded a staggering $400 due to The Monroe Dallas's decision to run a 10 SEER (Seasonal Energy Efficiency Ratio) unit, which is highly inefficient and drives up costs.

Living in such oppressive conditions has significantly impacted our daily lives and well-being. The lack of action from The Monroe's management is a clear violation of the tenants' rights and showcases their disregard for the comfort and safety of their residents.

I urge anyone considering renting an apartment at The Monroe in Dallas to think twice. Their failure to abide by Texas Administrative Code regulations and address crucial cooling issues has made living here an unbearable experience. The Monroe's management must prioritize their responsibilities, fulfill their obligations, and provide a habitable living environment for their residents.

Let this review serve as a cautionary tale to prospective tenants, as they deserve better treatment and fair adherence to the law.

The management and maintenance are a joke. I have constantly complained about the ac and it never gets fixed. Whenever I do get an answer, they say one thing and do another. They only have one maintenance worker there supposedly. Just one for a whole complex? We asked for a window unit and told us it was not in their budget. So where is our rent going? We are calling a lawyer because they are not providing livable conditions which is clearly stated on the lease agreement is their obligation.

If I could leave 0 stars I would. We moved in end of March, and since then it hasn’t been pleasant. We’ve been having issues with the AC, and it’s still not fixed. I keep getting told it’s fix and then about 2 weeks later it stops working. We’ve made 3+ maintenance request about the issue and every time they tell us different BS. The last three days we’ve had to stay at a hotel because our apartment is super hot. I’ve called to follow up and I either get no answer or I’m told we’ll look into it and call you back. But don’t receive a call back! Don’t lease here.

If you can, don't move here. I lived at the Monroe for three years, and it progressively worsened each year. The last months of my lease were absolutely unbearable. The gates are always broken, and the dumpster area is a constant mess. The pool and pool area always looked like a toxic waste dump and were never available to use. As the years went on, the neighbors became increasingly rude and loud. Inconsiderate neighbors and their guests always took my assigned parking spot (and others). On top of that, the apartment building I lived in had tremendous foundation damage.

One of the most extraordinary things I have done has moved from this apartment complex. If you do choose to move into this apartment, please make sure that you request a new carpet. When I moved out, my security deposit was spent on carpet cleaning because “The Monroe doesn’t change the carpet after a tenant moves out. ”

What a great tour I had at The Monroe. Jaylan and the Property Manager Michael were wonderful to speak with and provided me with a ton of information about the community and apartment home. The Monroe community is extremely quaint and the grounds are meticulously clean and taken care of. The apartment homes have also been renovated so there are updated modern features galore. I would highly recommend you stop by and check this amazing little boutique community out.

I would leave zero stars if I could! Completely unprofessional and worst customer service. I was approved for an apartment in April and despite numerous phone calls, messages and conversations with Qon, I did not receive the lease. When th lease was finally provided on 5/30, it was sent by a different person, Michael, who is apparently now the property manager. The lease provided has a different rent amount than what I was told when I applied and was approved. When I mentioned this to Michael, he said there was nothing he could do but could honor the special that was being advertised. I replied trying to see how that would be applied and received zero response for over a week. When I tried to call the property, all I reached was their voicemail

I called today and the woman I spoke with informed me that the property manager is apparently out of town.

It is completely unprofessional to leave an open conversation for days on end without telling the person directly or via an automated message that you will not be able to respond. This entire situation has been a waste of my time, energy, and money. I have never experienced such poor customer service and will not be signing a lease.

Qon the property manager is super nice and professional. The property is beautiful and quiet. The upgrades are absolutely amazing. The pool area is nice. All & all the community seems very peaceful and family oriented!

What an amazing Property. It’s very quiet, area is safe, and family oriented. Qon (The Property Manager) gave an amazing tour and showed all of the amenities. The price is on point and you’ll get a big bang for your Buck. If you are in the market for a new home I 100% recommend The Monroe.
