Rick in the front office is great, maintenance is usually pretty responsive, downside is gym has been closed for renovation since last year.

I love living here. It's quiet, the neighbors are respectful. The apartment is nice and reasonably priced for the area. Maintenance takes care of requests in a timely manner. The office staff are friendly and helpful. The only thing I would add for me to give five stars, is if they would put speed bumps in. NO ONE stops at the stop sign in front of my building (#7) and everyone speeds around the curve of the car wash station and everywhere else. Would recommend and will probably renew my lease when the time comes.

The office team is amazing. Rick and Michael are so quick to respond and super helpful. Everyone makes you feel so welcome and valued. The maintenance team is on top of anything you need and so fast! The community is beautiful and we are so excited for the renovations! We love it here and would recommend to anyone!

I haven't had any problems living in this community. It is very quiet and well maintained for the most part. Manager is nice and very responsive. Maintenance responds quickly when there is an issue. My only complaint is that rent is skyrocketing.

One of the best community in Austin.the management is very good. I have been to many communities in Austin and Monterra has been the best.its one of the peaceful and well maintained community.

Apartments are built recently and are a bit pricey of course. Maintenance and security are upto the level

Our apartment had some issues with electricity etc.but the maintenance is done pretty quickly. Other than that the office workers are polite and quick to respond as well.

I’ve lived at the Monterra for nine months now and overall have had a great experience. The complex is stunning and I love coming home here. I have a gorgeous pool view, love my apt interior, and parking is plentiful with wide spaces. I also love the gym here! 5 stars goes to the leasing team (Rick & Mary) who have always been super nice and attentive to any questions. Rick especially was awesome in my initial process and went above and beyond to help me secure my spot here. It was my first solo apartment journey and he really helped me through the whole thing!
Only reason I’m giving 4 stars is due to some structure and maintenance things. Sometimes the insulation/sound isn’t the best although this has not dampened my experience. Also, my move in inspection requests were never completed. I see this more as an operational issue as my regular requests have always been completed in a timely manner and the maintenance team is nice. Unrelated, but I am really hoping the theater room is completed soon!
Overall though, I hope to be at this complex for another year and am quite pleased with my decision:)

Above average experience. Rates are comparatively higher than other apartments. However amble spaces for parking and recreational activities.

I am not a tenant at this property as of yet, however, I wanted to make note of how friendly, accommodating, and helpful the staff at The Monterra are, especially Mary. She made the application process a breeze and answered any and all questions that I had. The area and facility itself look beautiful - very excited to move in!

Ridiculous leasing team, so never ever lease in this community. They wast lot of time, money & energy by giving false information. Later simply say's 'UNFORTUNATELY' we can't do what we told last time and blame their corporate is the culprit for the entire mess but they won't take the responsibility for the mess. So please be careful with these folks (i.e. Callie Wilson (Coleman) & Mary) especially where ever they. If you ask resolution for the mess 'Callie Wilson' is very rude. So very careful with her.

If you really want to lease there are so many very good communities present near by this worst apartments.

Monterra community is a very safe and friendly place to live. Management here are very friendly, dedicated and providing professional and excellent services to their residents. Maintenance service is great and they respond quickly. I’m really loving my time here and I’d definitely recommend this place to anyone who’s is looking for a place around Apple campus and surrounding vicinity.

So far, I have enjoyed living at The Monterrra. The only reason why this received 4 stars instead of 5 is because of the structure itself. I can constantly hear my upstairs neighbors. It wouldn't be a big deal if it wasn't all night and so loud it startles myself and my dog. Outside of the apartment, the community is quiet and the neighbors are friendly.

Floorplan could be revised to include a storage closet or unit. Maintenance don't knock and wait long enough. Neighbors below us have yappy dogs and the resident above me plays extremely loud music during inconvenient hours. Water pressure could be better. High electric bill because unit isn't energy efficient. Roach problem. Tree limbs crowd the patio and attracts bees and Im allergic to bee stings.

I lived here for nearly 3 years in a beautiful unit overlooking the pool.

My unit was a one bedroom and one bathroom unit. It was approximately 800sqft. My unit had, gray, laminate flooring, white, quartz counter tops, baby blue, glass tile backsplash and espresso cabinets with stainless hardware.

My appliances were black and stainless steel. My kitchen had a huge center island which is set at an angle. This angled Island thing is something you’ll love or hate. I happened to love it.

The kitchen had tons of cabinet space and even a pantry for additional storage. The units come with washer and dryer, which was a huge plus.

My bedroom was carpeted, with a step in closet. I have a ton of clothes so it was a bit tight for me but definitely above average. The bedroom carpet was apartment grade, so not much to talk about there.

I also loved that I had dual access to my balcony from my living room and bedroom. I loved opening my balcony door on rainy nights and listening to the rain.

I never had an issue finding parking.

Tons of amenities including an indoor basketball court.

The staff was pretty cool with the exception of one guy. I won’t say his name it of respect for his privacy but he didn’t come across as personable or accommodating when I inquired about a lease extension. Had he been more accommodating or showed a genuine interest in helping me during the midst of a pandemic, I would likely still call Monterra home. Outside of that.no real issues with the staff.

Overall, I really enjoyed my time at the Monterra but here are cons:

1. Doggy-Doo. Not being a dog lover and having to dodge “land mines” throughout the community due to lazy pet owners was definitely problematic for me.

2. If you stay on the 2nd or 3rd floor, be prepared to feel like you’re in the Hitchcock movie, “the birds”. At some point my balcony became overrun with birds and their waste, which made me no longer see the balcony as viable space. The office offers no support in cleaning up the bird waste and states that they are a protected species. I used sprayer bottle filled with water to deter them when it became too much.

They will literally build nest on any perch-able space.

3. The hallways could use a good power washing annually but that never happened.

4. The security gate is rarely secured and to be completely frank, the security gate is useless because you can walk directly into the complex if you park on the streets.

Upon moving out, I didn’t get hit with any unexpected charges. So that alone gives the Monterra high marks in my book.

I would definitely recommend living here.especially if you work for Apple. It’s literally Across the street.

The apartments look nice inside and out the area has good dog parks no trash I liked it but I called to set up my changing of lease application the blond lady in office lies so much.says that the managers not in when she's there but it's ok. I would have called this my home if it weren't for verry rude office staff.

I just wanted to share my horrible experience of living here so other people won’t have to experience that. So, here’s my story:

I moved here November 2020 and I’m moving out next week. I didn’t see this place before I moved in because I was moving from out of state. It was great at first. Staff and maintenance guys are all very friendly and helpful. (Which is what I give some kudos for and why I give a 2 star. Otherwise would’ve been a 1 star). However, I discovered over time that this apartment was built pretty cheap. Like other reviews mentioned, walls and floors are paper thin. I live on the third floor. I picked third floor just because I’m sensitive to noises and I don’t want anyone above me. But who would’ve thought? I can hear people downstairs if they talk a little loudly. Speaking of noise, that is the very reason why I’m moving out. I’m in building 8. The neighbors downstairs party ALL THE TIME! Almost every other weekend. Sometimes even on weekday nights. And they BLAST the music. And when they do, the bass of the music from downstairs makes your floor vibrates. And they would shout and yell. If early, they’ll end things around 1am. Or usually around 2-3am. I’ve called Austin 311 number every time that happens. You would hope that the cops could come and stop that ridiculous disturbance. Well, good luck. And couple times, I heard they were actually fighting, so I called 911. I really don’t know what kind of people live in there. Oh btw, another reason why I say the quality of the construction isn’t that great, the people downstairs smoke weed inside their unit. And when they do, the smell will linger up into my unit. For the first month, I kept smelling marijuana and didn’t know where it came from.

So I complained both problems, mainly the noise problem, several times to the management. All I got as response was that they’d give warnings to the tenants. But clearly it doesn’t work, because this is still a recurring issue since day one and still isn’t resolved yet. As a tenant, my right of “quiet enjoyment” has been violated, and if landlord fails to enforce the “quiet enjoyment” for the tenants, it’s a breach of lease agreement. After informing the management that I was going to take legal actions, they told me that they have to follow the corporate procedures when it comes to dealing with noisy neighbors like this (no one ever explained to me what the procedures are), and if I can’t wait, they offered me to either transfer me to another unit or let me out of my lease. I picked the latter because I’m not confident that I wouldn’t experience the same thing being in another unit in this complex. So they’d rather let a good tenant go than evicting some trouble makers.

Anyways, that was my story and I hope that could help someone out there who’s looking to move to this place.

I've got to brag on the staff at The Monterra! They're so helpful with everything I have ever asked of them. They have constantly gone above and beyond when I asked for help including mounting my TV's to make sure I did correctly Rick the Asst. Property Manager and Brandon the Maintenance supervisor were so happy to help! I appreciate it so much!

Highly recommended! Love this property!
