Do not live here! Management sucks & they never stay in contact with you for important things such as billing. They send cleaning fees to collections to impact your credit score instead of ever responding. They charge fees for things that are not even meant to be charged for, but they take extreme measures to get money out of you without ever doing their part.

! DO NOT LIVE HERE!
There is another review for this place a few years back talking about a very similar pest problem that I would like to highlight because this problem is NOT one that will be fixed anytime soon. The maintenance staff at this building is very timely and a good crowd, so by no means do I intend to blame them. This issue has a deeper source everyone ignores year after year. I saw the reviews too before I moved in and thought "that wont happen to me" and sure enough it has so BEWARE.
I have talked to several residents who lived in Nine at Rio for the past few years, and all suffered from the same problem of TINY BEETLES everywhere in their room, bed, walls, bathroom, and drains. I've been trying to work to solve this issue since MOVE IN, where I saw a beetle in my bathroom before I even put my stuff down. I'm on the 7th floor, but I have spoken with people who have this issue all the way to the 3rd floor. Concluded, they are grain beetles, tiny brown scavenger beetles, and fungus beetles. WHATEVER THEY ARE, it's gross they get into the drawers, the clothes, bathrooms everywhere. Management will try to gaslight you that you must have brought them in with you when you moved in, etc. Instead of taking responsibility. It all goes back to this apartment's crazy humidity problem that everyone deals with. I've given up because it seems like nothing pest control does works, and then I am back at square one. It has become inhabitable, and I do not even sleep in this unit anymore; I go elsewhere. This is a building and lazy management problem. Not to mention an ongoing fruit fly and spider problem in the entire building. Please avoid this building at all costs, especially if you have extreme bug anxiety. Please enjoy the vomit-inducing photos of bugs infesting my stuff.

The 9 on Rio is a wonderful place to live! They are very accommodating to all your needs and the amenities like the study room, pool, and gym are super nice!

The 9 at Rio is a really nice place to live! Emily gave me a tour and she was a great tour guide, answered all my questions.

Worst place to stay if you’re a student. Do not stay here. My friend recently got his car towed because the apartment refused to give him his parking pass that he paid $200 for and they also refused to pay or help with covering towing fees. Don’t stay here if you want a peaceful year.

Rude staff (specifically the manager) especially on move-out. Once they’ve taken your money, they couldn’t care less. No need to students who are just trying to get out of your way.

UPDATE: We were charged the $50 charge and it still hasn't been removed. Even after sending an email that was never responded to. Can't wait for our son to be out of this place.

Unless you want to fork out money for every little thing, avoid this place.

Example: My son forgot his key this morning as he was trying to get out the door for an appointment in San Antonio. After a long procedure and then driving back to Austin, he was ready to crash. When he realized he forgot his key, he went to the front office. There was a sign saying there were all in staff development and to contact a number in case of emergency. He called them. *In order to get back into his room, there would be a $50 charge because maintenance would have to unlock the door. If the office staff was there, it would cost nothing. But now he has to pay $50 or sleep in the hallway until the office staff arrives back tomorrow.

If this place cared anything about the safety and welfare of their residents, they would have recognized this was the first time something like this had happened and would get him back in his room as soon as possible.

July move out can’t come soon enough.

Great place to live for good rates and nice views! The staff is fantastic at helping out whenever you need it. The amenities are amazing and the location is great!

Mikaela the manager is nice and responsive, my son has lived at both 9 communities and enjoyed them both! Landmark manager has been very helpful.

Great place to live. Great management. They hold a bunch of events every month for the current residents which are a fun way to interact with the community and get to know the fellow residents better.

Do not rent here! Management (prior and current) does not care about you, only $$. Horrible experience. Save yourself a lot of grief and rent somewhere else in west campus! Plenty of better options.
