18I’ve never written a review before haha. Don’t exactly know where to start but wow does this place suck. Didn’t exactly have a choice of moving somewhere else but i finally can. Literally they need to burn this place. The living room is literally slanted, if i had a marble it would roll FAST to the corner. Also the pest control company they use does not get rid of bugs at all. Infrastructure horrible and office/service people are lazy when it comes to fixing problems. I’m flabbergasted i didn’t know an apartment could be so horrid. Please don’t think “can’t be that bad” bc they never failed to surprise me
Living here means dealing with things breaking all the time. There are giant holes in the wall of my appt. I didn’t had heating this whole winter and still don’t have it. They keep saying they will fix it but never did. There was no water for several days.
In short, these are old apartments which might look nice but have serious underlying infrastructure issues. The rent doesn’t justify the issues I had to deal with.
The management is forgetful, they talk nicely and respectfully but are always overloaded with requests, I have to repeatedly explain everything.
In addition to this, you would be lucky to get a garage with working door here. It took me more than a month to resolve garage allotment, fixes, and over charges.
DO NOT LIVE HERE. Cockroaches. We’re finding several daily. Management knows there’s an issue, but apparently it’s going to take a month or longer to get pest control to come out and do anything about it. Also the gate is messed up - the keypad doesn’t work and now the gate is left open. Make sure you have a parking sticker because you can get towed. There are so many other issues, but the cockroach issue has become so bad that it necessitated an immediate review before more people decide to rent here.
I've lived here for almost two years. In those two years, I've had my pipes burst twice (first time they burst it was the fist week I was living there), causing significant damage to the apartment. I had to live in the apartment while the repairs took place (was literally living without walls, ceiling, and flooring in over 50% of my apartment) for several weeks. In the summer, the AC in my apartment broke and took several days to be repaired. In the winter, my heater broke, which took several days to be repaired. I was already thinking about moving due to how often everything breaks, and now (when my only bathroom is still under construction due to burst pipes) they decided to raise my rent by $300 every month. And that's only if I sign up for a whole year! I'm shocked they are keeping ANY tenants considering over 64 units in the complex had burst pipes and corporate is raising the rent for everyone. Don't live here unless you constantly want to be dealing with things breaking.
I moved in late October, heat has not worked since I moved in. I've put in several work orders and it's still not working. More recently, the garage I use got stuck 2 weeks ago and can't get my vehicle out. We are going into the 3rd week and no updates. Moving here was a mistake.
This place has been the worse, 2 years of close to 2k a month and nothing but problems, broken toilets, broken air conditioners, broken heaters, gates that don’t work, roofs that leak, walls that are not painted correctly, no clean up around the complex, this place is a joke.
Avoid at all cost.
I’ve wasted my time thinking that it would get better over time and the “new management” would fix it. Boy was I wrong.only gotten worse.
Its just been 24 hr we have moved into the apartment, the heater doesn't work, if we turn on hot water it starts flooding the living area. And nobody is available for maintenance. Hav to buy addtional heater to survive with two toddler. The batteries of the automatic gate doenot work. Even after 5 days of complaint heater is not working ib apartment
This Place has terrible parking, tows vehicles that are allowed to be behind the gate for no reason. Maintenance is slow moving and doesn’t do a good job, leaves the area they work on in your apartment messy and not the way it was when they started. Overall I highly recommend not living here. Much better places to live.

I’ve lived here for 1.5 years and I’ve had several of issues with the apartment, but the new management team has been much better about handling problems and providing better customer service. It took a couple days to get my heater fixed, but they let me borrow a space heater, apologized for the delay and gave me a gift card for the trouble. It’s a nice sentiment and shows me they care and want to help. Thank you Amanda and Ricky!
Good luck solving things in your own. The management is at best useless and at worst, gives an you awful attitude. When they gave me a room with no Internet service whatsoever, despite Spectrum being the main IP there, they provided no assistance with the issue. Thankfully i was able to solve it on my owm after 2 weeks of no service. There are quite a bit of hidden and small fees post-rent so be mindful of that. They will try to penny pinch you in utilities expenses so be weary of being blindsided by high costs. There seems to be a bit of a roach problem as of late with another reviewer also experiencing the same issue. The surrounding area is nice but try to look for other places in the area first. This should not be your first choice.
The management here is great. This place used to be own by another company which was awful. The new company and people in the office are awesome. They respond to any request in less than 12 hours. So far I have not anything to complain about
Thoroughly disappointed with everything about this place. Since moving in my car has been towed twice for two different reasons. My friends hate visiting because they have to park outside the gates and risk damage to their vehicle or inside and risk being towed. I've had packages stolen. The staff are rude and lazy and do not offer solutions to any of the problems caused by them aka rental insurance fees for months even though I have reached out numerous times with my current, cheaper insurance policy. Maintenance sucks and does not actually fix anything. There's black mold growing in the laundry area that I have informed them of that keeps coming back because the root of the problem is not being fixed. My entire apartment is suffocating me with the smell of mold. These building units, the staff and maintenance, and the community are not worth how much rent is.
Victoria was incredible! She was very friendly during my tour and extremely knowledgeable while going over details of my application. She truly took my experience over the top. I cannot wait to move into this place!
I have lived in the complex for years now, that I call here my home. I have seen Mgt.charge hands and the current staffs are the best to date. They are very friendly and respond to requests with urgency and with smile. It is a friendly complex and peaceful. I would recommend here to anyone.
I Love my home. I've been here since January 2017, and I am going to hate the day I have to leave here. ️
I am assuming it all depends on which maintenance guy actually does my request. However, I requested to have my toilet checked thinking I will come home to a decent work area Left Decent.
I out of habit request lights be turned off upon leaving. Then I started adding put the AC temp back to original setting it was found at. Now I will be adding Leave work area neat/clean as it was found when you arrived.
I walk in bathroom and all my rugs are moved all over the floor and some turned upside down (which I get), but it would be appreciated if it was left as it was found.
I Love my place. And like I said, this is hit or miss incidences.
It's starting to loose star points with me as time goes on though.
One of the cheapest apartments in Austin but the price includes a huge cockroach infestation deep within the walls, homeless people living in the parking lot, loud bass music many days a week and long into the night/early morning. The office is stingy and gives attitude. During the 2 years I lived here there were multiple grand thefts that happened to me and people I knew within the complex.
Live elsewhere if you like safety or cleanliness.
The staff is exceptional! Very professional and pleasant, they always go above and beyond to make life easier for residents. When requesting something to be fixed, always done quickly and in-depth. I genuinely love it here.
