The Overlook at Nacogdoches

10/10 Would Recommend leasing with The Overlook! They have apartments as well as the best amenities in Nacogdoches!

The Overlook is a wonderful environment and community to live at. The front desk staff is absolutely amazing and not to mention the maintenance service members go above and beyond for their residents.

This is my 3rd year of living at the Overlook and it has only gotten better. I have consistently referenced for others to live here and have personally experienced a good time. The staff is very friendly and professional. They always have little gifts and games in the clubhouse and are very encouraging to come see them if there is a problem. We have had AC problems in the past, but Overlook provided us with fans and kept our unit in the loop of what was going on and when it would be fixed.

I recently moved into this apartment complex and I have been extremely happy with my experience so far. The staff is friendly and always willing to help with any issues or questions I have. The maintenance team is prompt and efficient, and the grounds are always well-kept. The units themselves are spacious and well-maintained, and I love the convenience of having a gym and pool on site. Overall, I highly recommend this apartment complex to anyone looking for a comfortable and well-managed place to call home. 5 stars!

I worked at The Overlook for 2 years both as a leasing professional and as a Leasing Manger during my time. While The Overlook did hit some troubled times, it is on it's way up! The staff is extremely committed to providing the best customer service and ensuring that the move in process is as easy as possible. They also create a very friendly and family feeling environment. I would recommend living here if you're looking for housing!

My friend lived here and it was absolutely horrible. She was constantly harassed by her neighbor and management refused to help with the issue. It got to the point where she was scared for her own safety walking around the complex. I cannot stress enough how ignorant, unhelpful and outright rude the management is. They were completely ineffective and asked my friend and her roommates to move out, when they did nothing wrong. Also, the internet and water go out with every storm. It is completely unsafe for a young woman.

Intermittent power check, room looks like it was painted by a blind man check, Shotty work done around the whole complex and apartment check, high electricity bills because they have single pane windows check, id suggest doing a lot of research and asking friends and people who have lived here before moving in

I do not recommend living here whatsoever. There are constantly problems with your apartment and bad management. I would always find dead bugs all over my living area and even after calling maintenance about them they kept coming back. Just live in legends or lofts instead

Inviting! The staff is super helpful and the lobby was super nice. I love the gym and stretch room. There is more equipment than a usual apartment gym. Going to SFA, there was no better place to find a good apartment!

My best friend lives at this apartment complex and it has some of the best amenities out of all the apartments in Nacogdoches. I live at the lofts and our gym doesn’t even compare to the one at the Overlook! I really love it! Ps. The staff is amazing

I love living at the overlook! The rates are great and the location is awesome. The amenities and front desk employees are great. Along with the bills being covered is a win win. I recommend any college student who is looking for a college apartment to check them out.

I would not recommend living here if you want a working AC unit or if you expect to use the amenities that you pay for after 6pm (Especially the pool)

This is the second time me or my roommate have gotten asked to leave the pool while being quiet.

Last year my roommate was at the pool alone after finals week. There were people at the pool who did not live at the overlook and everyone was kicked out of the pool (including residents).

I will say the staff is very nice and welcoming, but regardless I would not choose to live here again.

My daughter has lived at the Overlook for the past year. We have been very happy with the amenities and the staff. She enjoys it so much there that she actually became an employee. The gym is also one of her favorite perks and the pool is very nice.

I'd leave ZERO STARS if I could. The Overlook doesn't care about residents. Go anywhere else but here. My son did not renew his lease for 22/23 school year but stayed in Nac to work this summer. His unit's central AC went out and it took OVER A MONTH to fix it in this horrible Texas heat! Office staff is rude, manager would not return calls and then when she finally did, HUNG UP ON my husband! Our son moved out in July. They added $127 "damages income" to his account on Aug 1 for bathroom and carpet cleaning even though his carpet was noted as stained on move in. Today (Aug. 10) they agreed to remove the carpet cleaning charges but then Tyler tacked on another $20 just now claiming he was busy and he just noticed the room wasn't cleaned well enough. Really? Stay away from these scammers.

If I could leave 0 stars, I would. New management lacks the ability to fulfill any requests. I’ve been overcharged $50+ every month since January/February, and more recently $115 for electricity. We asked for a unit assessment, and they said someone will come, no one came. They said they would email the bill from the company never did. They don’t answer work order requests. DO NOT LEASE HERE! They only want money!

I’ve been staying at the overlook for about a year now and i can’t say how much i appreciate the office staff & maintenance crew.whenever there is an issue they are always there to help and are pretty quick.

Didn’t fix my son’s AC for a week. When I talked to Pam, the property manager, she hung up on me. Yes, hung up on me when I asked her when it would get fixed.

While it is nice that the amenities and furniture are included, I would not recommend staying here. There have been too many issues in the apartment complex. These issues include having the washer replaced several times, the dishwasher leaking in the entire kitchen and the AC unit leaking into the living room and leaking into the apartment below us. They have charged us money in the past without a notice in advance, there have been wifi issues in the past. I appreciate how pet friendly the place is and the staff is nice, but that's about it.
