NOT RECOMMEND! New management has a lax screening process just to fill units. The complex was well managed before spring 2022. The gate has been broken for an extended time. New tenants play loud music and yell. There are occupancy limit concerns. My a/c was broken for 3 weeks during the summer 2022. EDIT: A new management company has assumed control as of 04/2023. Communication with office doesn't exist. WATCH OUT AS MANAGEMENT CHARGES FRAUDULENT MOVE OUT FEES. PORTICO MANAGEMENT GROUP IS PURELY INCOMPETENT. THEY AREN'T IN THE BUSINESS OF TENANT SATISFACTION OR SUPPORT. Disregard any comments/replies from management to this review.

I’ve been leasing with is apartment for the past 3 years and this year has honestly been the worst. We transitioned to a two bed room unit back in March and quickly meet with disappointment. First we had our water heater go out for close to 2-3 weeks. Solution from management was providing a code for an empty unit to shower. Imagine for 2-3 weeks going to another unit for a basic necessity that should be available. Obviously we opted out and heated water on the stove and worked through it the best we could. The water heater then had to replaced and once it was the hot water wasn’t working (original issue by the way). So we waited still for it to be “fixed” cause even though I know nothing about water heaters I’m sure it shouldn’t have water on the top causing rust already. Then in summer from May-August the AC would not cool near 67 degrees even though it had prior and our old unit never had any issues. Considering this unit had just gotten a new AC installed and it was working fine. Good old management said nothing could be done and we would have to deal with it be 72-78 degrees and the occasional 87-90 when it would go out. Crazy to think that even though I pay the light bill they can decide weighed or not they can fix my AC to run at my preferred temperature. We improvised and bough fans and they eventually fixed to to get to 72 but keep in mind on their time. This property has now been bought out 3 time to different companies and same excuse is give us time while we get adjusted. Lack of maintenance or even office staff at time that hours of operation to see anyone is Monday-Friday from 9AM-6PM without and Saturday hours available. Most recent thing to have occurred is our dryer going out when coming back from vacation. Submitted work order on 09/27/23 and was advised my management per email that a new dryer would finally be switched out an installed 10/3023 (happy dance) and a code for another unit provided to use in the mean time. Now for the past month we have lugged the laundry once to an empty unit “thanks” to management. Thats the bandied provided for any future residents looking to lease this zero star apartment complex. So what happened you might ask, did they switch them? Do you have a new dryer? Are you done having to air dry all your clothes around the apartment? Well you guessed it…. Not changed out. Imagine my surprise to not having it done but then my wife being told maintenance had to leave early for family emergency. Now idk if our complex is down to only one worker again. If so I understand he couldn't do it but I only found out because we reached out to management. The office is never pro active nor solution driven towards its renters. Why would they though? All we can do is complain and wait out our lease. They hold the power so if they say wait or we could t do it what other choice is optional. Needless to say before the family emergency the maintenance man was in our unit responding to leak reported on 10/29/23. So our request for new dryer must have been pushed back considering we have been waiting a month. Our patience and faith in the apartment complex is completely gone. I’m sure we will get a follow up response saying “we are sorry/please reach out for assistance on your concerns. ” The moral of this is if you want a place to call home for awhile or 3 years don’t make it The Plazzo. Keep looking for an apartment complex that has more potential or is proactive about its renters experience. Until May The Plazzo and then we are finding a real home.

Brenda was so helpful & welcoming the moment we walked in for info. We went to a few other places before but felt rushed & unwelcome by Office staff at other communities. But Brenda genuinely loves assisting others find their next home. Thanks for all your help & time Brenda!

I absolutely love my apartment complex! The community manager (Brenda) is truly phenomenal; her help and support are exceptional. Whenever I've needed maintenance, it's taken care of within a day, if not the next, and I've never encountered any problems. The area is wonderfully quiet, making it the perfect place to call home.

I moved in about a month ago and I’ve had nothing but good experiences! My apartment, apartment complex, management, and maintenance is everything i could ask for! I don’t bother them, they don’t bother me unless i need something and i get helped almost immediately. Brenda is great help! Especially with emailing me back and forth when i have questions. But the apartment itself, is beautiful! Better than i expected honestly! I love how different it looks compared to other apartments and the layout is so beautiful! Also, the complex is small so i really feel like brenda pays attention to your needs! I didn’t get a picture of my room or the closet/closets but you get the picture! Definitely recommend this amazing complex.

Under new management it's not worth staying at. Ghetto type tenants yelling, fighting, loud music. No communication despite being told to sign up for text alerts. We used to get text alerts for mail at office, when maintenance is coming, now just returning mail to sender without alert of mail at office. Pathetic service yet leases increased by over 100 monthly. Random knocks on door without notise so can't open. Gates always broken. Just fed up of new management. Don't come here. No longer the Palazzo we knew for over 6 years. Heartbreaking.

Can't believe this. I left last yr. Couldn't take it any more. My colleague Dr now tells me she left in June, the maintenance guy broke her tv mount that cost her 200 and tried to bribe her 50 payment on the side and she refused. Manager Brenda demanding she owes 163$ or will take her to collections yet 3 times she has told manager of the property damaged that was mounted by maintenance and was told only maintenance could remove. What a mess. NOT WORTH STAYING AT EVER!

Wish I can give 0 stars. Avoid moving here, it’s nothing but a absolute hassle to live here. Air Condition broke and it took them over a month close to 6 weeks to repair. Brenda the manager would would not return any calls. Contracts constantly park in my parking spot forcing me to park outside the complex. Ridiculous for the price I pay to live here. Have had a better experience, customer service, and never had to wait more than a couple days for any maintenance needs at a cheaper apartment. This place is way over priced for the hassle we go through to live here.

I highly recommend The Palazzo Apts in San Marcos. The Apts are very spacious and the floor plans are great. They are very handicapp friendly although there are few w/c access ramps. But above all it is above and beyond the high dollar complexes. Our electric is at least $100 less per month. And it is very quiet with few if any incidents. I feel very safe and their response to issues called after hours is above and beyond you "Luxury" Apts. There is always someone in the office if not more than one and any concerns are quickly addressed. Maintenance issues are quickly addressed. If you're moving to Texas come to the Palazzo. You'll love the amenities including 2 large pools and the friendly welcoming staff.

I have been in San Marcos since 2010, It took me 10 years to finally realize this is the best place! I moved in and haven't left, the staff, Maintanance workers have always been really respect and helpful. - From a verified resident on ApartmentRatings

The apartment complex was lovely! Open floor space, great kitchen, original floor plans. The environment was very nice and friendly. Such a beautiful complex!

I have lived at the Palazzo for almost a year. The Property Director Clarissa Rivera was a tremendous help when I was overcharged for water usage over the course of two months. Over the Christmas holiday she worked urgently to solve the situation and was able to credit my account. There is a reason why this apartment complex is rated #1 by the ORA! Exceptional living and responsive and helpful front office staff!

Clarissa, the manager is a delightful person to speak to when at this property. I came to visit a friend living at this property and immediately felt at home.
