I wouldn't advise anybody to move over here in these apartment's. The hallway stay filthy, main gate has never worked, and the pool has never been drained or cleaned but once since I've been here pool, and you don't have access to a gym so what you think you could be paying for is basically the roof over your head know the amenities you will get

ROACH INFESTED! I was only a visitor and RIGHT AWAY I could tell these are super ghetto, filthy hallways and elevator. Due to the area they chose to build these in smh is to why they turned out this way. They definitely could have been nice to be apart of had they built them elsewhere. Sorry, not sorry! DO NOT RECOMMEND.

I've lived here since 2018 and we have chanhed management well over 10 times from the time I moved in. Every management is worst than the last. There is no maintenance evem if we have maintenance contractors. There is a TERRIBLE bug, trash and utilities problem at the complex. If you're disabled like me be prepares for elevators to go out constantly and for the complex to not fix the problem for montha on end. Management never keeps track of records and when management changes is a HUGE problem becuz nobody ever has the correct info. As for the bug problem: there's roaches everywhere (elevators, trashroom, hallways and in the grass), and a few months ago maggots randomly came out from underneath the porch doors for everyone on my floor. Finally the whole complex is a health problem, the stairwells are nasty and multiple people have been moved around due to black mold. When I was shown apartments the first time they had to change which apartment they were going to give me becuz I pointed out black mold in the laundry room.

Lease isn’t up until august 31 and got locked out of my apartment (they changed my locks) when I got back in, maintenance obviously stole all the things from my house and I wasn’t done moving out! Over 3000 worth of items! Will be filing a lawsuit! My entire apartment was trashed

I've been for two and half years, I love my unit, however, the office staff and maintenance are not helpful. Recently there has been an issue with trash and littering. I'm just going to drop a few "decent" photos (t.v. Has been sitting there for almost a week.) of what I have to look at every time I leave my apartment. Overall not happy with the staff.

I've been here since March 2021. Had a BEAUTIFUL (1) bdrm (1&1/2) bath apt.that I loved. After only 7 wks, I was housed in a hotel room for a week because of sewage issues. 2 months later, I have to move into a 2 bdrm to have my own place again.

I lived there for a few years apartments beautiful both of them long story short the maintenance people stay in your apartment but never around for real stuff I moved over there to get away from mess and went right back in it but I must remember this is apartment complex where people run over your head all day every day you report them its move out and I really hate the fact that I never received my deposit back from either apartment I was lied on about both apartments so they could keep my deposit first apartment I didn't clean up second apartment I had a dog they were lying but they say I owe them 50.00 as long as I owe you you will never be broke. Why approve me four the second apartment if the first one was unsanitary. I wouldn't referrer nobody I know to this place.

Do not move here they do not fix nothing my children room doesnt have any electricity in it and I been trying get it fix since August I have mold in my apartment and they want come move it one of the worse apartments in Austin

When you see reviews that say don’t waste your time… just listen to them. Unless you have months for them to waste your time don’t consider applying. The process took far too long and there was absolutely no progress being done with our application after a month. Not impressed by this place at all.kept us waiting far too long and continuously asked for more information to stall the process.waste of time.

Moved in last year June 2020 the day I was moving in they where changing management so I had to do my own make ready.paid my rent on time through this Pandemic.lease was up may 28th 2021 did my walk through with the new management who told me that I would receive my deposit in 30 days today is July 24th 2021 and I have yet received my deposit this place change management every two to three months so things always get missed.

Worst place I have ever lived. Been here for 2 years and we have had 4-5 different management companies. When you first move in it seems great, but all of the buildings are roach infested. Service requests never get done, and the staff is rude every time you go in there with an issue that needs resolving. Not only that my dishwasher has been leaking now my island is molded and they said it was taken care of but you can still see and smell the mold from the island. Worst place to live fr.

Management failing to make necessary improvements. Many long term residents have been insulted and deceived. Waiting for property to be cleaned and managed by caring, honest people with the right experience to handle a place this large.

Just moved in and I must say Leslie and Jennifer made my move in very easy and smooth. They were so nice and accommodated all my needs! I love my apartment. Reserve at Springdale is the place to be!

I have been working with Leslie Jaramillo for many years and just really want to give her a shout out. Just recently found out she was at this community and was so happy. The Reserve At Springdale is lucky to have such a wonderful person working for them. Her smile gets you immediately and than you get to see how much she cares for her residents and her community. The new manager is EXTREMELY DISRESPECTFUL. She just started, but she has already been rude to me and to other residents when I asked them about her. We agreed that the manager before her was nice and that everything was under control, however now that she's been here everything is awful. Whoever hired her made a mistake. All of the other employees -except for her- are exceptional!

This is the second property I've rented under Leslie. The first being Mueller flats (both in Austin). Both properties I initiated renting under previous management to Leslie. In both cases? The properties were poorly managed and in disrepair upon initial renting. When it comes to turning properties around and getting them back on track? Leslie's almost a goddess.

Upon her taking the management of the property over, she does an initial evaluation of the needs of the tenants, evaluates the staff and cuts any potential problems off at the get-go. She has an eye and a talent for putting the correct people in the right places to be most effective where the issues lie in order to ensure that they address any outstanding issues.

When it comes to the treatment of the tenants? Leslie is always available to hear any complaints, compliments, and is up front about what can be done, what cannot be done, and if there is anything that she's unsure of she tells you up front. She'll do the needed research and is perpetually on task with research on anything in question. You might not always want to hear what she has to say, but at minimum what she tells you is the truth even if it's not what you want to hear.

Not once have I ever dealt with Leslie and seen her have anything short of a smile on her face that goes all the way up to the eyes, a positive attitude and a willingness to make sure that issue or questions are addressed up front and in full.

The location of the property is close to all needed shopping and barring location of employment I-35 really doesn't need to be taken in order to shop for anything other than essentials. Schools and neighborhood are outstanding cosmetically, traffic is light, the streets, sidewalk, and complex are all well lit. The gated community within is very safe.

I am certain under Leslie's guidance that this community will quickly escalate not just in customer satisfaction, but in value, in desirability, and in being not just a safe place to rent, but a place with which anyone will quickly desire to call home. I know that I feel safe enough under her management having seen her skills, talents, and guidance to have rented under her not just once, but twice.
