I’m surprised that a lot of people are shocked that these are tiny homes! I booked this through Airbnb for a great price compared to surrounding options (perhaps because it was an off season). The winery/restaurant is across the street. On their website it clearly states that “Unique tiny houses, offering cozy space and private patios for your outdoor adventures”. It’s maybe not the Ritz Carlton but my group and I had no major issues with our house. There was hot water, the bathroom (toilet and shower) worked, the AC worked. It was a quiet community as well. All the appliances worked. Good communication with our host. No hidden fees. We had a seamless check in and check out process. Nearby town square (a 5-8 minute drive away). If you want to get into the finer details, the toilet lid was loose, the shower door was a bit difficult to close, there was cracking in the foundation next to the front door/ a door gap on the top of the door. Beyond that, we had a good time here! I think it’s worth the price if you visit during an off season. I included a video of our unit. Unit 15. (Luckily, our unit was close to the parking lot so we didn’t need to roll our luggage very far) We were having a girls trip celebrating my cousin’s engagement hence the decor!

DONT GET FOOLED BY FAKE POSITIVE REVIEWS! Photos are from the winery NOT from where you stay. “Resort” is a trailer park with the cheapest trailers/tiny homes you’ve ever seen close to the winery. Beds are cheap and uncomfortable. No hot water in the morning to shower. Regular water comes and goes. They want you to clean the “resort” before you leave. Worse than airbnb. Seriously just don’t stay here. This place is a $50 motel/airbnb.

Scam! Photos property posts are from the winery are not “resort”/trailer park/tiny home park. So here are the photos of actual place you’ll pay $300/night to stay at.

Cheap trailers. No hot water. Shower does not work. Toilet does not work. Do not stay here!

I think this place could use some work for the high price. The pathways were muddy and it was hard to roll my luggage in. We wanted a fire place but there was no wood or logs to turn it on. Too late to run to the store. Additionally, no seating outside to enjoy the outdoor fireplace. I got thirsty at night and the tap water tasted horrible. They should provide bottled waters and snacks, even if you had to pay, because the way to the car is so long and muddy. Anyway for the price, they couldo do way better.

We booked cabin 12 for 2 nights. We had difficulty using the door code. The shower know was broken, so no shower the first night. The next day around 10am, a maintenance person fixed the shower but there was no hot water
The toilet plugged and their plunger did not work so we went out and bought a plunger
THIS WAS AN EXPENSIVE CABIN AND NOT WORTH $300 per nite! No barbecue, limited outdoor seating, parking a great distance from the cabin with luggage. No welcome bottle of wine as shown. No condiments. Very disappointed abd will not be scammed again.
The place was clean.

Upon arrival, the parking lot looks limited and then you have to carry your belongings to look for your cottage and hoping you parked close to it. When we found our cottage, the door code given to us did NOT work. We had to call help line to reset it and give us a new one. Entering the cottage, the home feels like it’s slanted and some floors were even raised to where when you open the door it won’t open all the way because it’s stuck in the floor. The curtains in the living area were see thru in the day and night! No curtains were on the back door that showed into the bathroom. We felt like we had no privacy going into and out of the bathroom! Overall the resort name is false advertising! It’s only close to the edge winery where you have to drive to. No actual activities that were listed were on the “resort site” such as pools and basketball courts and golf. We feel duped and overpaid for the quality of our stay. I DO NOT RECOMMEND!

The location was great. We were not aware that the whole town closes early even The Edge winery which is close by to this resort. I get that its not the resorts fault, although I do feel that The Resort at Fredericksburg provided false advertisement. It claims to be a resort, but does not offer any resort like amenities. We paid a decent amount of money to stay here over this past weekend. I called to find out if we needed to bring towels for the pool before we drove in. They stated that towels were provided. We then contacted them again to find out what the pool times were on Friday evening. They informed us that the pool was not for public/guest use. It was merely a decoration. What a disappointment! We are staying during the heat of the summer and have no where to hangout at after 7pm or to keep cool in the pool. After checkout, our friends who stayed in another cabin received an unsettling email. They were being charged $25 for a cleaning fee, because they had makeup on a face towel. Their cleaning crew even sent pics. After our friends argued the issues, COZI did refund the money back to them. I will not stay here again nor would recommend this place for the amount of money you have to pay to stay here.

One of the most impressive tasting room and facilities that you will ever find in any state. Great ambiance and great foods on the small plates menu. However, I will hold off joining their wine club because with my 3 bottle allocation, the discount is only 10 %. Their wines are good and they would not take me on a tour of the Tower on my last visit.

We stayed at the resort for two nights this past weekend and although we were disappointed with the vacation management service and some inconsistencies with the listing, after calling the winery and talking with Barney, we got all the issues resolved.

The property is amazing. The winery overlooks a river and the staff is very friendly and attentive. They allow dogs everywhere in the winery and their cabins. The food is great, but they do stop serving relatively early so be prepared. Also, is about a 10 min walk to the tasting area, so be prepared for that.

If they get the issues with the property management company worked out, this will be a great staycation spot.

Great little houses in a quiet setting, yet very close to Fredericksburg Town. Many wineries and the old town brewery (highly recommended) are in the immediate vicinity.

Overall a pretty cool place to stay for a couple nights. However, the water heater is much too small for even two people to shower, so prepare for cold showers or no showers. As an alternate to hotel or camping, I’d consider it a cool one-time experience.

By the looks of The Resort, it is peaceful and quiet. There was 3 of us in cabin 7 that says 4+. There was a double bed, against the wall, and the photos show a great loft with 2 beds.
Only thing is, the LOFT FLOOR TO CEILING IS 4' HIGH! You hit your head sitting up in the bed! 60+ year old women had to crawl to bed! This an Air bnb. NOT! There is no bnb! No coffee, sugar, basic supplies like salt or pepper. This cabin was sorely misrepresented for over $300 a night. The patio was dirty, chairs gross and dirty, acorns covering the patio.

I would definitely not recommend this place. First, it is not a resort. Just a tiny house accumulation. The Edge was disappointing with a small menu and very pricey. We stayed in cabin 9, Zion, and it was not set up as website showed. Upon arrival our half bath toilet wouldn’t flush. On the second day both toilets wouldn’t work. There was a sewer smell in the house and the kitchen sink backed up. Both evenings, when we all plugged in our phones to charge, the breaker tripped and we were in darkness. We had to take turns charging stuff. This was a disappointing family girls trip. We won’t stay again.

The lock access code for our rental was entered at the stated check in time as provided and did not work. We had to call the host for assistance. They were very helpful and prompt in answering the call. The house was very comfortable, clean and cozy. The bed was comfortable but the mattress was longer than the bed frame which caused us to slide off when sitting at the bottom. Fabulous fluffy towels were provided. The kitchen amenities were improved from the original reservations and included cookware, utensils, silverware, toaster, Kcup machine, blender, and plates/bowls. TV in the bedroom only. Lots of storage space. Washer/dryer there but you cannot use them.

Unfortunately, the tiny house park is still under construction so there was a lot of construction noise during the day right behind us, and 290 was under construction as well. The inverter is located just outside the home’s bedroom which sounded like a truck idling outside. We got used to it by the second day. We experienced a water issue where there was extremely low water pressure and then a period without any for 13 hours. It was not good; if you can imagine. The water issue was resolved and Cozi Rentals was quick to offer a complimentary bottle of wine for the inconvenience from English Newsome Cellars on site.

Three stars due to the water issue. We did love the tiny house itself, though, and Cozi Rentals were easy to work with.

I recently (like this past weekend) stayed here. It gets 2 stars because I'm nice. SAVE YOUR MONEY. For starters "The Resort" is NOT a resort. Not even close. It's literally just a name. This trip was a girls weekend for two moms that desperately needed some fun and to unwind. We originally booked "The Resort" due to the advertised picture and website. Which now in hind sight were just a farce. "The Resort" was A LOT more expensive than other hotels and air bnbs but we thought what the heck this place LOOKS amazing, all we need to have a fun and an enjoyable weekend is within "The Resort" LET'S BOOK IT! This was booked at least one month in advance. The booking was changed at least 3 times. With the last time them telling me that they are "upgrading" me to a new cottage. For reference we originally booked a 2bed/2bath.fast forward to Friday, its a 1bed/1bath. When you get there you basically have to figure out where to go. There are no signs. The area where the "cottages" are which are just tiny houses, looks like a sales park, for tiny houses. I was previously told on the lie of me getting upgraded that the cottage I would be staying at was new. Which it was but it wasn't ready. My poor friend had the ENTIRE GLASS SHOWER DOOR FALL ON HER! A HEAVY A** GLASS DOOR! COME ON! This was extremely dangerous and scary for us. We had to both figure out how to put it back on the hinge. Also, I was bamboozled to make dinner reservations for Friday. THEY DONT HAVE A KITCHEN. THERE IS NO RESTAURANT HERE. All they have are dips and charcuterie boards.the room was tiny. The bathroom even smaller. There was no full length mirror. Only the small one in the bathroom. There's no dishwasher. They're check out list makes you clean dishes and take out your own trash. We requested patio furniture as we saw the majority of "cottages" with them. Never got them. At night when you're trying to get back to the fake a** " resort" you basically have to guess where to turn because there is absolutely no light or marker for night time to guide you. Just hopes and wishes. Anyways, this was extremely long. But please do not stay here. We spent close to $900 to stay at this fake a** "resort" for 2 days.just stay in town, a hotel, airbnb, literally anywhere but here.

So our experience here was not the greatest. We thought we were going to be on this fabulous resort with wine tours, games, music and fun just like the pictures. Those pictures were far from the truth. Lets start with the cottages.they moved us 3 times through email saying they "over booked" we barley saw anyone on the resort. We thought we were going to get an upgrade as the email said but it felt more like a down grade. The cottage we stayed in felt like it was not ready for people to stay in. No outdoor furniture like the rest of the cottages there. We requested chairs and they did not come. There was still construction on site and trackers from them digging. Not the view we wanted. Mid shower the glass door fell on top of me and I had to have my friend come and help me put it on the hinges. Embarrassing and dangerous! Someone could have got hurt! They told us through email to make reservations for dinner! When we got there they said they don't have a full menu.so why did we have to make reservations if there was no full menu. Kind of confused. We just thought we were going to go through a wine vineyard and have a nice dinner and not have to leave this resort for the money we paid. It was not worth it in my opinion.
