We love staying at Sarah by Arium and glad we got the opportunity to extend our stay a tad longer. The floorplans are perfect and spacious. It is conveniently located near all the stores, restaurants and cinemas we frequent. Maintenance requests get addressed quickly. The Management is super nice and a big thank you’s to everyone on the team, for ensuring our smooth transfer to the new home. Shout out to Vanessa and Cindy!

The staff at Sarah by ARIUM are beyond reproach in Customer service and facilitating outstanding Quaility of life. The manager is honest and straightforward individual that seems to care for his tenets. His administration (Vanessa) displays pleasant demeanor and outstanding people skills coupled with honesty and integrity. She is very knowledgeable in her position and always follows thru with what she says. The maintenance staff (Bryon) is extremely knowledgeable and his quality of work is outstanding and timely. He also maintains the grounds in a exceptional condition. I highly recommend this apartment complex to anyone! ’

Apartments are newer and fresh. Staff is super friendly. Clubhouse is good. Gated community. Downside is there is no playground for kids and no balcony

Vanessa has been nothing but patient with my million phone calls to answer my questions and concerns. Me and my wife are current renters and needed a bigger space to welcome our new baby daughter and Vanessa offered us a transfer right away and personally handled the paperwork, and answered any and all questions we had. It was definitely a relief to have someone come up with a solution, and handle everything in a quick timely manner! Thank you so much Vanessa!

DON’T RENT HERE!

The rates are low for a reason: the company that owns the property is unethical and incompetent. I signed a lease in the summer of 2022 and renewed for another year, unfortunately. I left early due to poor maintenance, thin walls, pest issues, and sketchy tenants. It felt like living in the projects with a fancy coat of paint.

Before returning the keys, my partner and I cleaned the unit top to bottom. We bleached, used Clorox wipes, dusted, swept, and mopped. I even requested paint to touch up the walls, and they told me it was okay and they could take care of it. One of the managers even said the unit looked immaculate.

A week later, we received an email with charges and fees of $350. I was confused, as I had paid a $500 deposit. After calling multiple times over the past four days, with no answer or updates on the status of my security deposit, I drove to the leasing office to get answers. There was only one person in the whole office, as is typical.

Apparently, I did pay a deposit, but the company took it and applied it to my rent on the first month without telling me. Despite the welcome home letter saying I had a security deposit of $500, their system said $0. This is extremely shady and disappointing.
(The $500 dollars isn’t even on the statement, so feels like they pocketed my deposit and charged me double)

If you're looking to rent, don't look here. The rate may be intriguing, but they will rip you off like Satan himself.

Ric and The Sarah Team are awesome at the work they do. They are very friendly and also very helpful if and when you need them. We have lived here for 4 years and have great neighbors many of them have lived here for years. The Sarah is in a great location with shopping restaurants 183 A Toll and I 35 close by.

Pros: Very well located, pool, apartment size through they are old.
Cons: No control on smokers, smokers smoke in any open area not even thinking to respect others and kids. Some neighbors use this units like dog crates.they leave dogs at home and go to work or whatever and the pets keep on barking until they show up. No action by leasing management on this.

Maintenance Guy Byron is on top of the faculty offering speedy service. We recently had a small condensation leak from a clogged drain to the a/c unit. He was in an out within a couple of minutes solving the issue and even cleaning up the prior mess made. Very thankful for him and his team here on site!

Honestly not that great of a complex.

They are extremely pretty and very modern on the inside and the staff are very very friendly! However this complex is so cheaply and poorly made. I used to live in south austin.off slaughter … as you can image not the most beautiful place to live and my apartment down there NEVER had this many issues. My AC has broken several times, microwave broke and it took them 3 times to fix it, and now my sink is broken and I have mold under my kitchen sink. Overall just extremely frustrated and I expected a lot more from this complex. It’s not the staffs fault or anything like that it’s just very poorly made

We have lived here for 2 years now, and we continue to be blamed for trash when we pay for trash valet. Today we were fine $50 for a trash bag that was not picked up. The valet service just does not pick up our building trash and we get blamed for it. Here are 2 pictures of our neighbors too. Unbelievable

While the start of my move-in journey was more than stressful, let me tell you how amazing the staff at The Sarah are. Due to an unforeseen emergency, there was no one at the leasing office when I arrived to move in. After many calls and messages left, the maintenance manager called me and helped to get the proper channels notified. Not more than 20 mins after that Vanessa pulled up and a great sense of urgency was so apologetic and helped get me squared away and got keys in my hand. She was so incredibly sweet and understanding of the situation and we out of her way to make sure I felt confident and knew she was there if I needed anything. Even today when I went up to the front office, the property manager was so kind and so apologetic and really reassured me this is not the norm on how they operate. They have honored everything they have told me regarding the unit, the lease, dues, everything. He too emphasized that they are there if I needed anything or have any questions at all! Truthfully, I really did think to myself at one point "did I just make the biggest mistake" and let me tell you; I most certainly did not! Looking forward to what the year living here has in store!

Savannah and Ashley have been amazing thru my whole process getting moved in. When touring Apartments this was the only place that I got super good vibes from the office staff. Savannah worked with me and made sure I was able to get a unit I loved. Ashley has also helped me with the hundreds of questions I’ve had. They are really making it feel like home to me!

I still call The Sarah my home. Renewing my lease has been a no brainer. Management and maintenance are still so amazing. My daughter and I love stopping by the office for snacks and to say hi to Rick, Henry and Vanessa. They are all so friendly and helpful. I had my AC go out Saturday morning and within 5 min of me putting in my work order through, Byron from maintenance reached out to me and had it fixed in minutes! In this heat you want to be able to count on this type of fast service.

I write this review with extreme frustration and loss of patience for The Sarah. Me and my partner moved in August 2022 and moved out August 2023, one of the main reasons being work related but also a consistent pattern of poor management and overall coukdnt justify renewing the lease for what we were paying for a underwhelming complex.
To start when we moved in getting in contact with people from the office was almost impossible unless you confront them face to face EXCEPT when you mention anything to do with giving them money then they pay attention and will respond to your text/email immediately. This lack of communication and urgency to help their tenants also applies to maitence, I came home one day to my ac leaking from our bathroom ceiling. I called the office for emergency mateince order and they said that the crew was gone for the day but will help us first thing in the morning, they didn't show up until 1pm.
One of my biggest complaints is the valet trash services that are a complete money grab and don't even do their job half the time. When I first moved in they had some girl doing it who couldn't even lift a trash bag that was slightly heavy and refused to take my trash with cat litter multiple times even though I double bagged it like the rules stated. There are no trash dumpsters in the complex only recycling so multiple occasions I have been forced to throw my trash into recycling dumpsters. I made these complaints known to corporate multiple times with no resolution. This new person that does it does a somewhat better job of taking the trash however they just throw the trash in the recycling dumpsters and there are only 3 dumpsters in a complex with about 12 buildings they fill up quick and the truck to empty them only comes once a week. In short you are FORCED to pay $40 a month for a service that doesn't even do their job correctly.
Speaking of taking money from tenants, I was charged month to month rent for absolutely no reason even when I made it clear that I had intended to move out two months prior. They said they would refund it to me with my deposit but I don't even think I will see that money since they didn't put the correct address for it to be sent to. Once again I get no response when I emailed them asking about it. They also are trying to take $300 out of my deposit for a "hole in the tub" that was already in there when I moved in and marked on the condition sheet, again no response explaining why I am being charged for it.
I even contacted Arium management but surprise surprise no response.
Apart of me feels bad for leaving a poor review as the staff I have interacted with have been very nice but being nice only gets you so far. Even with a change in management they still have the same frustrating problems. The fact that I've had better living experience in student housing complexs says a lot.
I would highly recommend finding another place to live from management that actually takes their tenants issues seriously and not only care when there is an opportunity to make money off of you.

Byron was a lifesaver! Came home at 1030pm to no A/C and 83° inside and with one quick call bryon drove out and fixed it that same night! Very friendly and competent thank you.
As well as office staff and everyone I’ve encountered has been amazing and very friendly

I toured The Sarah with Vanessa and it was a pleasant experience. She was personable and friendly. When it came to the application process and signing the lease, the turnaround was unexpectantly quick. Henry took care of the lease and responded to my emails promptly. Overall, fantastic experience working with Vanessa & Henry and this is one of the main reasons I chose The Sarah. I know that if I have any issues while residing here, I can trust they will help the best they can.

As for The Sarah property itself, the premises are well-kept and clean. The security gates actually work and were closed upon arrival during my tour and when I drove by other times. I've toured several apartments where the gates were stuck open for more than one of my visits. The Sarah has great communal amenities for residents. Overall, I would recommend The Sarah. If anything, just take a look with Henry & Vanessa.
