Love its location and the view. Management team should however be replaced. Moved in with multiple non-working appliances and always took weeks or even months for the maintenance to come but they never fixed anything. Communication is always difficult. Beyond frustrating rn: (

Do not move here, all they care about is taking your money and not repairing things. They will give your extra garage away to someone else when I already had signed up to get the garage first. It will take them days or more just to switch out the locks. I still don’t have credit to my account and I have been paying 8 days for a garage that doesn’t have new locks yet.
There residents are not number one priority.
DO NOT MOVE HERE. They never respond to emails either

I have lived at the Verandah for over a year now, I have never renewed a lease anywhere I have lived before here! I love living here, I LOVE my neighbors. The sense of community here is amazing, our pool is something I’ve never seen before anywhere else & the location is just unbeatable!

These people are slum lords. They will not even fix issues as simple as dryer units not working. I hear people saying this place used to be a wonderful place to live. Now they very obviously do not care at all.

The leasing team is great. I know currently there has been a lot of changes with staff and maintenance but they're doing their best and working so hard to go into the right direction. As long as they're trying and good things are coming out of it I am happy.

What does drives me nuts all the time is that the office never replaces a new high pressure water machine at the car station. It’s always been broken/not functioning properly days later after they get someone to fix it.

I hate it when I drive from the other side of the complex to be aware that it doesn’t work.

I currently live in this community but wouldn’t recommend to any of my friends or family. Their customers service is horrible and are extremely slow to respond to maintenance requests. Days and weeks go by visiting/calling their leasing office to complain about broken appliances and leaks but receive very cold response from its staff and no actions on the Maintenance tasks. It’s has been very disappointing and stressful experience dealing with staff and troubles with these old units. I submitted five times dishwasher leak request, no permanent solution for seven months. They just come and temp seal the leak and it’s starts leaking again.
Dryer keep broken, same thing no solution.
Pest control comes in but leave without completing thorough job.
Every day something is damaged and leak but it doesn’t get fixed.

Overall, I would not even give this apartment complex one star.

I'm not happy. It’s such a pretty property and since signing so much has happened. I know the Lincoln management front is doing their best with the terrible people who quit on them and caused this mess. I just am ready to have this pretty property back with good management.

Update 2023: the management switched again, and is no longer Lincoln. Going through the management circles are tiring.

My girlfriend and I have lived here for 3 years because it’s a nice area to live, everything has been great up until the last 2 months with the new management. (Kathy) the assistant manager does not care to help fix problems and avoids questions. Back in April of 2023 we were offered to release at the same price for 13 months and we were given a lease to sign which we did. Now the new management has decided to change that and charged us $200 more than we had to pay saying we would be reimbursed and the situation would be handled. Over a month has gone by and Kathy does not know how to do her job. We were charged $400 more than expected. $1700 for a 2 bed 1 bath. I hope someone higher up reaches out to this. It’s ridiculous that I had to pay over 600 dollars for the mistake of the office. I will reach out to KXAN investigates if I have to

I do not live here and after today's experience with the leasing office that will not be changing.

The floor plans at this complex are really cool and the sq footage for the price is unbeatable. I was definitely looking forward to touring after seeing pictures of the view and the amenities on line.

The leasing office is the most unwelcoming place I have ever visited. There were two ladies and one gentleman in the office when we arrived, one lady was enjoying her whataburger (at 11am) and didn't even bother to great is the other lady looked up and then turned back to her computer, after awkward silence I created the gentleman working. He very awkwardly offered us a seat and asked us what we were looking for. He was nice but not welcoming, never introduced himself. After a brief look at the pool and the gym we were lead to the golf cart and off we sped.at a very fast pace. We were taken to the 2 bedroom "model" that was unclean and in disrepair. Questions were not answered and very little information was shared.
The floor plans is lovely, the kitchen is huge but beware everything is dirty and outdated
We were then taken to see the town home 2 bedroom which was horrific. The "front door" is a patio door with blinds (don't worry the actual front door leads to a balcony). The door hardware is all mis matched, there are random holes in the cabinets for hardware but no actual hardware. Outside is dusty and trash is everywhere.
After returning to the pleasing office, the nameless gentleman tries to seek us in the apartments without mentioning costs or even asking for a move in date. We had to request a list of fees which is where we saw the $12 charge for fetch. I had already done my own research on Fetch and felt I understood the service but still had questions. This is when the leasing agent showed his genuine lack of comprehension for the services provided. He stammered through an explanation that did not match the companies descriotion of services offered.
At that point I gave up and realized that we would not be moving here despite the large floor plans and great location.
I hope that the office staff receives some training on the services offered and also a refresher course on welcoming potential new residents l.

This was the worst experience of “customer service” I’ve ever had! My husband and I are relocating to Austin, drove 3 hours to tour and when we got here they were rude and wouldn’t show us any units nor did they have a nice attitude about it because it was 4 and they already put the golf cart away. I explained we got lost on the way and if they would please accommodate us since we drove so far and they refused. We waited as she wrote down some pricing on a few printed floor plans, no one made conversation with us. We had our puppy with us and she had a big jar of dog treats on her desk, she never even acknowledged our dog. They were all dressed like the rolled out of bed and came in, ready to be done for the day. I wouldn’t waste your time here because if they treat you like this before you sign, imagine how you’re treated as a resident with a problem or concern.

115 Degrees outside, 96 inside your apartment, you want that for you? Move here ASAP. If you want to live like a human STAY AWAY FROM THIS PLACE.

If your rent is 1900 you will pay 2300 every month for no reason and I'm not even kidding, this administration it's a JOKE.

We have loved it here! Our view can’t be beat and this place is pet friendly. I have a 2 car garage attached to my home and it’s always peaceful. I found a lost pup a couple months ago and the entire staff, including maintenance, came together and helped the pup get home. Prices are great. We really have been happy here. The new management team is helpful and always nice. I would recommend this place to anyone.

BEWARE and rent here at your peril! My daughter lives here and is being overcharged monthly for a mistake the leasing office made and they refuse to fix. They have promised account credits for their error and stated the issue was resolved last month, but no credit has been applied to date and she was again double charged this month! So the amount she has overpaid just keeps growing. Not only do they expect payment on fraudulent double charges, they will charge you a huge late fee if you don't just shut up and pay them and will just keep promising you account credit you will never get. Other reviews on this platform corroborate our experience.

The office staff and management is incompetent and does not care about their residents or their property reputation. Going into the leasing office in person generates no response, and they rarely answer their phone or respond to emails. Expect to wait days to get anything handled.

Update: As you can see below, Bassham has responded that they are in contact with my daughter. This is a lie, they are not. She has recived no productive communication from them and this is not resolved. If by "in contact" they mean the manager is aware she has brought this to the leasing office management numerous times and demanded it be resolved yeah, duh. "In contact" would suggest someone is actively communicating with her to resolve this and they are not. More deception. Their definition of "in contact" is repeatedly saying the accountant is looking into it and false promises of credit, or saying that it has been resolved even when it happens again the next month. But only if she goes into the office in person to get help. Again. And again. And maybe one more time for good measure.

Final update: This was finally resolved after having to call them out publicly, emailing with the ownership group, and physically going into the leasing office AGAIN this morning after this all became public with a disclosed recording device for documentation. It was fixed in 5 minutes. Ownership has taken no accountability, basically called us liars via email and they are trying to say this was never brought to the office before today. They are defending the onsite manager 100%. Yep, we just enjoy wasting our time writing emails and lengthy reviews and recording conversations. And overpaying erroneous bills. So much so that we never bothered to bring this up until over a month later when it happened a second time. Apparently so do all these other 1 and 2 star reviewers. I'm sure my dripping sarcasm will be ignored as well. Seriously, read the other reviews. And notice the pattern. DO NOT RENT HERE

Yet Another Update: well, guess what? It is 7/15/23 and the AC is out in her unit. 101 degrees outside with a heat index of 107 at the moment. The emergency maintenance crew is being completely unresponsive. This place is an absolute joke and it is run by clowns!
